Common Area: Spacious open-concept studio with fully equipped kitchen featuring quartz countertops, dining table for 2, Smart TV with cable, king-size bed, twin sofa sleeper, dresser, and 2 nightstands with USB chargers. Ceiling fan and sliding lanai door lead to private ocean-view balcony. Digital safe provided. Closet stocked with beach gear (chairs, umbrella, and cooler — no snorkel gear).

Bathroom: Accessible from the main living area; features a walk-in shower, quartz countertop single sink vanity, fresh towels, and luxury organic bath products courtesy of Stay Aloha.

Lanai: Table for 2 — perfect for morning coffee or sunset cocktails overlooking the Pacific.

IMPORTANT NOTES

CONSTRUCTION NOTICE: Stucco repair work is ongoing at the resort. It does not affect the pool, fitness center, lobby, or elevators, but light noise may occur during daytime hours.


ZONING: This property is Hotel Zoned and NOT in danger of the possible upcoming short term rental ban.


BEACH INFORMATION

The beach fronting Royal Kahana experiences seasonal ocean current changes that affect its size and accessibility. During fall and winter, sand may temporarily wash away but typically returns in spring and summer. Our HOA, the County of Maui, and the State of Hawaii continue working to restore Kahana Bay. If beach access is limited, a public beach access is located within a 5-minute walk. Photos from 1/16/23 show useable beach, but this is not guaranteed.


PEST CONTROL AND ROOSTERS: Due to Maui’s rural location, you may experience the occasional rooster or harmless gecko. Geckos are friendly, eat insects, and are considered good luck in Hawaii — please don’t harm them. The HOA performs regular pest control, but insects and lizards are part of island life. Our units are meticulously cleaned and inspected. Contact us if you notice excessive activity; we’ll coordinate with the HOA.



CLIMATE: Hawaii’s tropical climate allows insects, rodents, and lizards to thrive. Any encounters, inside or outside, do not constitute a refund or rental adjustment.


DISTURBANCES: We make no guarantee that neighboring properties will be free from disturbances (construction, traffic, other guests). These occurrences do not entitle guests to refunds or adjustments.
