City Centre Cottage beside the River Ness
A beautiful 1800s terraced cottage footsteps away from the River Ness, a 30 second walk to Aldi & the outstanding Waterfront bar/restaurant. Sleeping up to 6 guests in 3 king size bedrooms, fully equipped kitchen, dining room & comfortable living space with free fast WiFi, Samsung Smart TV and wonderful log burning stove. Free parking with our permit & just a 5 - 10 min walk across old Inverness with beautiful views of the castle, cathedral & churches on the way. Dog friendly up to 2 dogs.
Upstairs we have 2 king sized bedrooms and a bathroom toilet, sink and shower cubicle. We supply hand wash and toilet rolls. In the chest of drawers you will find a hair dryer.
Downstairs offers another king bedroom, large living room with comfortable seating for six people, Samsung Smart TV which allows access to Netflix, Amazon Prime etc and our beautiful wood burning stove. A conservatory dining room with seating for six (a high chair can be provided if requested prior to your stay). Our kitchen is fully equipped with everything we think you might need to cook meals during your stay. We have a coffee machine available for you to use, a cafetiere and provide instant coffee, tea and sugar in addition. We have a large fridge freezer with ice cube dispenser. We have a washing/dryer and dish water for guests to use. Washing and cleaning supplies are provided under the sink and under the stairs.
The conservatory door lead out to the beautiful and quant back garden which has a decking area with table and six chairs, and is a perfect space for dogs and children to run around and enjoy.
Parking is on street and free with our permit for one car although we are also perfectly situated if you are not driving. Permits are required during the hours of 8am - 6pm, Mon - Sat. If you have an additional car then we usually recommend Rose Street Carpark as an alternative.
We are a dog friendly property and can accept up to two well behaved dogs. We charge a fee of £25 per dog, per stay.
You have full access to our cottage and it’s garden along with use of our parking permit for the duration of your stay.
Tours on request in a 9 seater vehicle. Skye and Eilan Donan Castle, Glenfinnan for the Harry Potter train and Glencoe, Outlander tour, distillery tours, coastal tours, or a tour to feed Highland cows and see Stags, mountain goats and their kids in one of Scotlands most beautiful valleys.
We are a dog friendly property and can accommodate up to 2 large breed dogs. A dog fee of £25 per dog per stay will be charged - If you have added a pet to your booking it will cover the cost of one dog. If you wish to bring 2 dogs, we will send over the additional fee via Airbnb fees.
We may be able to offer early or late checkout dependant on availability. This is charged at £25.

Great location to seeing sights of Inverness, walking distance to downtown, restaurants and grocery shopping.Communication with owner was great and very timely. Very comfortable place.
Very nice house in a great location. It was very clean and the perfect accommodations for our family. Greggor's communication was great! Easy check-in. He provided us with a tour to the Isle of Skye which was excellent and taylored so that all in our party were able to see the sites. He also picked up and Fish and Chips dinner for us and it was the best meal!This house and host are highly recommended!
The location was great. The accommodations were perfect for our group of six. The backyard was delightful and we especially enjoyed the fireplace and watching the Euro cup final on the very large TV in the living room! Gregor was absolutely wonderful to deal with - very helpful, very responsive and wonderfully accommodating!
Cottage exactly as listed, clean, light, and cozy. Location was excellent - small pleasant walk across bridge into shopping and restaurants. Gregor was communicative through entire process and helped us out a bunch on planning and direction. We took him up on a rather bespoke tour that was the absolute highlight of our trip.
Easy access to town, restaurants, groceries, walk to bike rental and walking paths. Rode bikes to Dores on Loch Ness which was a great way to see the countryside!
The size and location were nice. Loved being able to walk to restaurants and being so close to Aldi. A few maintenance issues, but he was there to tell us about them, which i appreciated.
The cottage is very spacious and close to town with many restaurants. Gregor made us feel at home. And provided us with a wonderful city and Outlander tour. We loved Inverness!
Close to stores, bike tour, restaurants, River Ness. Host was very responsive to any of our requests. We hired him to pick us up at Edinburgh and give us a tour of the Isle of Skye. He was a great resource on Scottish culture and enjoyable to be around.

Gregor was a delightful host-guide. His VRBO was well- situated very near an ALDI grocery store and many restaurants.
We also used Gregor's services for several days of touring and he was incredibly accommodating , knowledgeable and a most pleasant person.

Check in/out was smooth. The owner came by to check on us and offer info on the area. The back yard and porch were wonderful. The location was just across a bridge from the down town area - easy walking to dining and shopping. The home was clean, comfortable and comfortable. Would definitely stay again.
We really enjoyed the City Centre Cottage. It was clean and comfortable with plenty of room for the six of us. Kitchen was fully stocked and we cooked several meals there. Very much appreciated the wood burning fireplace and the logs that were provided. Just a short walk to the center of the city! Definitely recommend.
Rose Cottage is homely, functional, walking distance to town along the River Ness and with proximity to AMAZING locations whether you feel like a short day out or a longer drive. It's host Gregor is friendly, down to earth and a great tour guide if you like him to be.
Our stay with Gregor in Inverness was fabulous! The Cottage was perfect for our needs. Everything was clean and comfortable while also being walking distance to many Inverness restaurants and shops. Having a working fireplace made ready for use was lovely. While the kitchen and bathroom were small, they met all our needs. Gregor was nice enough to have a few things for us in the kitchen for breakfast! Gregor is a fount of wonderful information and history which made out stay even better! We would definitely stay again!
We were two couples staying in the flat. It was clean and had every amenity that we could have needed. The location was a short walk to the downtown. When we arrived we found food items in the fridge for our first breakfast. Very generous! I would highly recommend staying here and we will stay again the next time we are in Inverness.
This place was perfect. Centrally located, nice neighborhood with grocery close by. We were able to walk everywhere. Gregor was amazing and we booked a “tour” with him. We got to see all over the countryside, he was very helpful and welcoming. Thoroughly enjoyed our visit and time here. Extra touches like bread and milk was amazing. Would definitely recommend and if we find ourselves up there again we will be staying here again if we can. Thanks so much.
This property is within walking distance of downtown Inverness it is close to stores and restaurants. Gregor is a tour guide and is very familiar with the Highlands. We went on several private tours with him and never saw a tour bus at the locations he took us.
The cottage was perfect for our needs and made exploring Inverness a breeze as it was an easy 10-15 min walk into the city along the river.
The stroll down to Ness Islands was a delight and we enjoyed the hospitality at the Waterfront gastropub which was a couple of minutes from the cottage.
There was a local supermarket around the corner which made getting groceries easy (we were without a car on this occasion)
Gregor was super helpful and communicative and we really appreciated the welcome provisions. We had the pleasure of meeting Gregor on our departure and he was very pleasant and full of local information.
He also offers bespoke tours which we hope to experience on a future longer visit.

Loved our stay at Gregor’s. Easy walk to downtown Inverness, quiet street with permit parking (which Gregor provided for us). Right across from an Aldi so we could stock up on snacks and drinks.
Plenty of space downstairs to spread out and bedrooms worked for our needs - one couple in the queen, one single person in the double bed and another couple taking the room with twin beds. Like camp! :)
French press in kitchen was nice for coffee and Gregor even left us a few food items to get us going (eggs, bacon, bread, milk, butter). So so kind.

Gregor has a beautifully appointed home in a central location.
The home was clean, comfortable and restful. The back garden and sunroom was such a lovely place to relax and enjoy meals.
The closeness to the downtown centre was a real plus. We could enjoy all Inverness had to offer, and then cross the river back to our home away from home.
A point of note was Gregor’s kindness when it came to check out. We had a delay and were not able to get out on time. He was generous and kind even though it effected the cleaning staff.
Can’t wait for our next stay and have Gregor take us on a few tours.

The cottage is well situated for walking to markets, shops, and sites. The host is very accommodating and offers driving tours as well. We'd return anytime.
