Parking – There is long stay parking at the station, or first come first serve parking on adjacent streets to Reading Road – 2-5 min walk

Other Things to Note:
• Early check-ins and late check-outs: Unfortunately, we cannot guarantee early check-ins or late check-outs in advance. However, for confirmed bookings, we offer discounted extensions (by adding an extra night before or after your stay) if you'd like to secure additional time.
• Security cameras: Outdoor security cameras may be present for safety and monitoring purposes.
• Rubbish/disposal policy: Excessive waste left at the property may incur an additional charge at checkout. Please be mindful of rubbish and ensure the property is left in good condition.
• Please be concious and respectful to the neighbours and local area - no loud music, parties or excessive noise is acceptable.
• Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions available on our website.
• Damage deposit: A refundable cautionary damage deposit is required before your stay. (Note: If you booked via Airbnb, this deposit does not apply)
• Late check-outs: If you are not checked out by the scheduled time and this causes a delay to the cleaning team, a charge may be applied via your damage deposit, or where applicable through Airbnb’s reimbursement process.
• Baggage storage: There are no baggage drop facilities available at this property, and we are unable to arrange early baggage drop-off prior to your arrival.
• Bedding: All bedding provided is hypoallergenic.
• Guest consumables: We provide an initial stock of essentials (e.g., toilet paper, soap, etc.). Please note that top-ups or refills are not included during your stay.
• Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change.
• Bookings: We are unable to share details of our Hosting Holidays (Henley-on-Thames) direct booking site via third-party platforms.
• Payment for direct bookings: If you’ve booked directly through Hosting Holidays, 50% of your payment is due upfront. The remaining 50% will be collected 5 days before check-in.
• Longer stays: If you require a stay longer than what is currently shown as available, please contact Hosting Holidays Henley-on-Thames directly.
• Henley Regatta bookings: All stays during Henley Regatta are non-refundable.
• Pets: If a pet is brought to the property without prior notice or authorisation, a charge will be applied.
