Excellent location!!! And the staff is absolutely amazing. I was only there for a day and was not going to be able to enjoy the free breakfast but they were able to make accommodation since we arrived early and gave it to us anyway even though our room wasn’t ready. The views from this place is amazing and also a great location with not a lot of stairs which was great because many other locations were a little difficult to get into. My only complaint is that there should be a caution sign near the pool in the room as my bf quite literally got sucked into the pool vent and was left with a giant suction cup like bruise. Aside from that the room is very clean and spacious.

The view on the private terrace for our Honeymoon villa was spectacular! We enjoyed the hot tub and the service from the hotel staff was super friendly. Wished we would have booked longer! Lots of steps down but the staff assisted with our luggage. Only con would be that it was a bathtub only inside and no shower. The bathtub had a spray nozzle to help washing hair, just awkward and a minor inconvenience. Walkable to the restaurants in the area, souvenier shopping, and the bus station.

Amazing stay. We booked the honeymoon suite and the view was incredible. Marina and the staff were super helpful when it came to booking an easy car rental and the location is centrally located to provide easy access to all of Oia. Breakfast was amazing and I can't recommend this place enough.

The staff were excellent. Marina spent two hours communicating as we explored options to book a cruise and Billy carried our Harvey bags with no complaints. The steps were probably the only, but the view made up for it. We were in the ambassador suite and the two rooms were great for our three person family. Easily five people could stay in the apartment. If you like to cook some things for yourself - be sure to ask for pots and pans - they will gladly bring them. Don’t forget to feed the mamma black cat with her four babies that live close by.

We absolutely loved our stay at Armeni Villas in Santorini, and are telling everyone they need to go! Marina and Billy were amazing at helping us with recommendations and calling for a driver. Our villa was delightful with a 180 deg. view of the Aegean. We couldn't believe how gorgeous it was. We enjoyed the hot tub every night and a delicious breakfast every morning. Can't wait to go back!

my favorite place in all my 2 weeks in greece, this is by FAR worth it. Marina was so helpful, and an amazing human! this hotel took care of everything, definitely a place you come to relax.& the view was something that took your breath away every single day.

Pros: Great ocean view. Cozy villa. Breakfast daily. Pleasant porter, and good luggage porter service. Airport transfer arranged easily for reasonable charge. Breakfast delivered to villa so you can eat overlooking ocean. Since it's built as a cave, humidity fluctuates, so they have a dehumidifier. Cons: Communication: no reception desk, and main contact was hours away in Athens, so communication had to be on WhatsApp and then wait for reply. Cleanliness: Hot tub tiles were moldy so we couldn't use. Tub dirty, bed sheets seemed unclean Bathroom: Tub not draining properly so water filled up. No overhead shower only handheld. Hot water is limited, so need to wait between 2 people showering. Safety: Steps down to honeymoon villa are unsafe, steep and rail is at knee level. Overall walls around all villas are around knee level, so need to be cautious. Balcony on one of the villas is very unsafe, easy to accidentally fall through, with 3ft opening between top and bottom rail. Breakfast: average tasting, food and coffee cold by the time it was delivered. I know they were trying their best, but in mid November, not very crowded, so i expected better. Also the cleaning lady makes the breakfast, which I guess because they are understaffed, but i wish they hadn't told me. AC/Heat: vent system is in living room, and there is a remote control which doesn't work from bedroom, so you have to get up to change. This is not really a big deal, but thought I'd mention.

The property is located in the best spot, amazing view. Everything close to you, The Manager helping you in everything I give five starts for her and the guy how help us too. The bad thing about the property is the cleanliness, it was full of dust, the jacuzzi was dirty and we couldn't use it for that reason. Just because we stayed one night we try to enjoy the view. Unfortunately we paid too much for a dirty place. ;(

This location is Five Stars, customer service is fantastic, our host Marina and her team has been outstanding. Good hospitality, we were look after well. If you want the best spot in Oia, stay here, we will definitely be back.

The perfect Santorini Stay
This was one of the best hotel experiences I’ve ever had. You will not regret staying here. It was the highlight of our time in Greece. Armeni Luxury Villas is run by a small but mighty team. Everyone was beyond kind and accommodating. The views from our villa were incredible. So incredible, that other tourists were often vying to grab a picture and we felt so privileged to have it basically to ourselves. The breakfast was super tasty and always on time. The Villa interiors are just a beautiful as the view. Everything you need is provided. I fell in love with this place and would return to Santorini just to stay here a bit longer.

We had a pleasant stay at Armeni Luxury Villas. The villa was spacious, it even had a full sized kitchen. Service was excellent and breakfast was abundant and tasty. We highly recommend.

Spectacular views and location in Oia
Lovely villa in an unbeatable location - within a two minute walk of the centre of Oia. At the same time it is very secluded and peaceful (it’s located down off the main street) so unlike most of the other villas around you are not overlooked by people walking by. From the terrace you have clear views of the ocean and the rest of Oia, which is stunning. The villa itself was spacious and extremely clean. Even though we visited during the COVID pandemic we felt very safe. The villa and hot tub were also cleaned daily. We felt that breakfast could have been a bit more varied, although we were told at check-out fresh fruit/juice etc wasn’t provided due to COVID hygiene reasons. Veronica was an excellent host who was super friendly, helpful, and available whenever we needed (even went out of her way to provide medical supplies when I got scratched by a stray cat!). She arranged bookings for restaurants, places of interest, airport transfers etc so we felt very taken care of. We would definitely recommend staying here.

My wife and I had a wonderful stay at Armeni luxury Villas. We stayed in the two bedroom villa and it was simply perfect for visiting Oia and santorini. The property is located right in the centre, a stones throw away from the famous blue domes, yet it is an extremely quiet location. The view and hot tub were a major highlight but it is an incredibly comfortable villa in the traditional cave style but with all modern amenities. They meet and exceed all the covid cleaning measures and we were reassured by the measures taken to ensure our health and safety. Veronica was an extremely hospitable and helpful host who went to great lengths to make our stay memorable and relaxing. Breakfast was fantastic. The balcony is one of the most private in Oia which is a major plus. What more can I say! We felt like we were in the best location on the whole island so we had the most relaxing time. Stay here.

Veronica was fabulous. She offered and made travel arrangements, making things so much easier upon arrival. She was very friendly and transparent, managing our expectations of the villa, the facilities, the area and the way things work around Oia from the get go. There was a lot of information to take in upon check in, but it is incredibly helpful towards making sure our stay is predictable, smooth and fun. It was great to have a host that helps people understand both the beauty and realities of the environment, so we don’t have any unexpected surprises. She checks in to make sure we are comfortable, and also help provide guidance and arrangement for our departure. The villa is great overall. Beautiful, clean and cozy inside the cave house, plenty of space for two, and the view is just absolutely breath taking. It is also quiet during the night, and feels very calm just hangout on the balcony and enjoy the view. Wifi is ok overall, the speed would be somewhere around 3G. The location is 5-10 minutes walk to the Castle for the sunset view and perfect for staying around Oia. As for things to be aware, the villa is in sort of in a hidden path but not difficult to find, and there is quite a bit of steps involved so you should be physically able. I would say the equivalent of climbing 3 to 4 floors of stairs to get back on to the main street of Oia.

Hidden gem
We absolutely LOVED our stay here. The view was stunning, the villa was clean. I spent hours looking through tons of accommodations and this seemed to be the best one for less than $800/night. It was super close to everything and Veronica was a wonderful host. She was very responsive, set a rental car up for us, wrote a map out with some highlights of Santorini, and gave us some great tips and recommendations. There are only three villas at this property so it was very private and romantic.

Great cave room in an amazing location in the heart of oia with breathtaking view of caldera. The communication with owner was smooth for logistics. Veronica was super friendly n helpful for all the questions. Jacuzzi was good and d room has all anenties u need. We got a french red upon arrival. Only thing they can improve is the breakfast which was below par for the price of d room.

This property was amazing. The views were unbelievable. Comfortable and cozy. Great outdoor space. Veronica was amazing. So kind and was great at communicating with us. She showed us her favorite places and made sure we were well taken care of. The location is close enough to get to the Main Street in Oia in a minute yet far enough away it’s incredibly tranquil. I couldn’t recommend this place enough and if we ever return to Santorini I will certainly book again. Shoutout to Caesar for the delicious breakfast
