i wanted to say that our stay was perfect the property was immaculate the host was amazing we all had a great time would reccomend this property great location
Beautiful location and very easy to find with host's detailed instructions. Nice to have a free parking space. We loved waking up and sitting outside with a coffee in the early morning sun, watching the boats go by and the swans and ducks swimming about. It is SO peaceful, especially at night as there's no traffic (you're not on a road!) and there are no streetlights. Property was beautifully clean and well equipped. Lesley was an attentive and helpful host. It was amazing to see all the seals at Horsey Gap. We hadn't realised there would be quite so many. An incredible sight. We enjoyed walks along the river and across the Fens, went to a big farmers' market nearby and hired a dayboat for some time on the river. Easy walking access from the cabin to shops & food and then just a few miles away, we'd also recommend Hirst's Farm Shop in Ormesby St Margaret.
What an amazing place Vespers is. The location is perfect right on the river but close to Potter Heigham. We have a boat and we were able to moor it right outside the property.
Inside the place is very spacious. We particularly enjoyed eating in the separate dining room. The kitchen has everything you could possibly need including glasses for every occasion!!
We would definitely recommend the property if you are wanting to come to Norfolk.
Fantastic host, so friendly and informative. Made our stay stress free and relaxing. Perfect location and well equipped with everything we needed. We had a wonderful stay and will definitely return!
Fabulous accommodation , spotlessly clean, ideal location and excellent communication with the owner. Enjoyed every minute of our week there and will definitely book again.
We return each year to this lovely property and it never disappoints. Lesley provides all that is essential and even more than this. I would thoroughly recommend this property.

Perfectly Peaceful
Only a few minutes walk to the center of Potter Higham, it's perfectly located on the waterfront. We hired a boat and moored it directly outside! We could've sat there for hours watching the world go by.
We will DEFINITELY return, this time with friends. There isn't a single negative about our stay, the cottage/home, the location or anything!

A Tranquil Haven!
What an amazing place. A true home from home. Well equipped, catered for all our family's needs. Such a peaceful location and ideal for some many attractions. I cannot recommend Vespers enough for some genuine rest and relaxation.
Lesley made the booking so easy and was so knowledgeable on the local area too. We have already booked for later in the year.
Thanks for a truly wonderful break Lesley. What a gem you have there in Vespers!

Perfect property in a prime location.
Vespers was everything we wanted and more. Lesley was the perfect host, answering all of our questions promptly, both before and during our stay.
Vespers was so well equipped, even things we didn't realise we needed were there for our use. The bedding was good quality, and there were plenty of towels of all sizes available. The property was immaculate throughout. There was plenty of outdoor seating with more available from the shed.
We enjoyed our meals, watching the boats go by on the river. The fishing was excellent, catching bream up to 6lb, with the added bonus of a couple of otter sightings. The location was perfect, with it's close proximity to Potter Heigham and all of it's amenities.
We usually try to stay in different accommodation each year, but Vespers ticked so many boxes, we do not feel we can top it, so we are already planning to book again next year.

Fab riverside property sympathetically modernised
I took my two boys (12 and 15) here along with other friends and we had a fantastic time. It was my first time staying in the Norfolk Broads and I wanted something fairly central to the area, with good access to the broads, cafes, pubs and attractions.. this place looked like it had it all and certainly didn't disappoint.
It looks small from the outside, but this property is like a tardis... separate dining/kitchen/lounge rooms... then a further three separate bedrooms (one with a superking sized bed!, one double - might have been a king? and a further twin bedroom!) and a bathroom - actually... no bath, just a modern good-sized shower, toilet and sink... Everyone was very comfortable. It's been tastefully decorated throughout... no particular theme... just really neutral and nicely modernised. The kitchen had most gadgets/crockery/cutlery and implements that you could ask for including a decent sized fridge with a good sized freezer - not the small post box type ones you get in some places...
Sitting outside in the garden watching the world, literally, float, sail and paddle by was superb and so relaxing... but my kids demanded action... so we spent quite a bit of time in the two double (seater) kayaks provided with the property (along with life jackets of all sizes! The owner really had thought of everything!) - you can go off and paddle for hours up and down the river taking in the beautiful scenery... it was absolutely fantastic. At night you can sit and watch a very clear sky too...so serene. There was also a shed at the side with swingball/chairs/fishing rods.. plenty to do!
Check on the map, but this place is close to many of Norfolk's main attractions including Thrigby Hall Wildlife park (great day out and about 20-25 mins away?) and... Lathams, which I think is a bit of a landmark in Norfolk by all accounts... it's a large store selling almost _anything_ that you can imagine and has an on-site bakery! There is a cafe attached... but we found that the Bridgestones cafe closer to the old bridge (about 7 mins walk from Vespers) was soooo much better and with THE best cakes you can imagine.
All in all, I'd highly recommend this holiday property.. it was clearly well looked after and maintained, you'll have a great time. Another bonus is that it has a dedicated private parking space nearby (near to Lathams) and they seemed to be rather sought after... so wherever you book... ensure there is parking.
I'll definintely be going back at some point.
A lovely comfortable homely property, with plenty of space that provided everything we needed for a much needed break. In a perfect spot on the riverbank, it is much bigger than it looks from the photo.
Very quiet and peaceful at night, the river comes alive during the day. There is a large shop, a pub and cafe within walking distance and also boats for hire. The owner was friendly and helpful and I would highly recommend staying there.
We enjoyed a lovely week. The property is located right on the river bank and was perfect for exploring the area and sitting relaxing and watching the world float by!
The property is only a short walk from Potter Heigham which has a few shops, pub, chippy and boat hire, nice friendly locals. Cabin is well maintained and very comfortable, had everything we needed.
Many thanks!
Had a great holiday. Location was fabulous, right on river. loads to do, river, beaches, seaside towns. Property was spotless and had everything we needed. Lesley was very helpful.
As on previous visits, this property has all you could ask for and is spotless and homely. Lesley works hard to maintain the high standards. Those with mobility problems might need to discuss how to access the property otherwise a perfect place to stay.
What a beautiful cottage in the most beautiful and tranquil location.
The accomodation was spotlessly clean, a welcome pack made us feel at home and Lesley was helpful and available from the time of the initial booking throughout our stay and during the check out process.
I would go back in a heartbeat.
