Guest Access:
You have the entire cabin to yourselves, plus the Edgewater community amenities: pool, hot tub, playground, pedal boats, the kids' fishing pond, and catch-and-release fly fishing on the ponds and the Fraser River. The pool and hot tub run on an HOA seasonal schedule — check Other Things to Note before booking around them.
Self check-in with a keypad. Parking for 2 standard vehicles at the cabin; trailers and extra vehicles use the overflow lot at the north end of the resort, to the right of the owners' sheds.
The Neighborhood:
The Cabins at Edgewater wrap around four stocked ponds and a stretch of the Fraser River, with walking paths, community fire pits, and a kids' pond (lure fishing for ages 15 and under). Downtown Granby — restaurants, live music, local shops — is a 10-minute walk.

Summer: fly fishing, boating on Lake Granby, hiking, mountain biking, golf. Winter: ski Winter Park or Granby Ranch, sledding, and snowshoeing.
Getting Around:
You'll want a car. The cabin sits just off US-40: Winter Park is 20 minutes east over no mountain passes, Grand Lake and Rocky Mountain National Park's west side are 30 minutes north, and Denver is about 1 hour 45 minutes (allow extra on winter weekends for Berthoud Pass). Amtrak's California Zephyr stops in Granby daily if you'd rather ride than drive.
Around town you can walk: downtown Granby's restaurants and shops are 10 minutes on foot. Parking at the cabin fits 2 standard vehicles; trailers and oversized vehicles go in the overflow lot at the resort's north end.
Other Things to Note:
As of July 10, 2026: EDGEWATER RESORT HOT TUB OUT OF ORDER:
"We regret to inform you that the community hot tub is currently out of order until further notice, while the HOA Board and RMG discuss options moving forward."

This is the second year I’ve stayed here when I’m up for my son’s camp. We stay for almost a full week. It was everything you need- great location, cool neighborhood, and laundry lol. This year I had both my boys and it’s so nice to be able to do laundry during the week. And I love that all the bedrooms are on the same level
The view outside the bedroom window is on my top five for places we've stayed. This house is well stocked, and well decorated. We thoroughly enjoyed our stay and would definitely stay here again.
Close to Rocky Mountain national park . Nice community , paddle boat was broken while we were there, but the home was very comfortable and well stocked with everything we needed.
We loved the house location, kids loved all the outdoor activities, tether ball, basketball, horseshoes. Plenty of room for spreading out and the place was well equipped for all needs,
Advice for anyone staying during summer, bring mosquito spray as they are brutal towards sun down.
Enjoyed our 4 day stay. Everything we needed was there. Washing machine was down when we were there but that was a minor detail. Good view from our window and the kids enjoyed the hot tub. Hostess was great. We will be visiting again!!
This was a beautiful place and made for a great vacation! The space was exactly as described, and then some. We have an infant, and were so pleased to see two pack and plays at the cabin. There was also a highchair, and plenty of games for kids of all ages. The kitchen was stocked far better than any other rental we have been at. There was coffee, tea, spices, condiments, etc. Cookware and table settings were great. The community was great. My older boys really enjoyed the kids pond, amd caught several fish. The pool area was fun as well, and we took some walks around the property. My only complaint is that there isn't much room for clothing storage. Not really a complaint, but we stayed for a week and like to put things away to maximize space. The cabin is small, and there are not any dressers. Perhaps you could utilize some roll out drawers under the bed, or built-in shelves somehow. Also, a fan in the bunkroom (even a floor fan), would be nice. Overall a fantastic place! We had a lovely vacation!
The house was excellent. My husband now wants to buy a new grill bc he was that impressed. Location in proximity to everywhere we went was great (Winter Park, Tabernash, Rocky Mountain National, Grand Lake).
We did have a run in with a bear and the kids were semi disappointed with the paddle boat that was broken. But they loved the pool and hot tub. We were never there with any other family, which was lovely.
House was well equipped with everything we needed and the grocery store was close by.
During the week, there is a very loud freight train that rolls through around 2-3am every morning, so that was terrible. But Friday night, it came through around 5:30-6am.
I would absolutely stay again but would recommend white noise or ear plugs for the train.
Wonderful place to stay. Everything was clean and as advertised.

A lovely place for grandparents, parents, and a preschooler. Enjoyed sitting on porch, hiking nearby, pool, hot tub and a wonderfully useable kitchen. Bring bug spray for later in the day. Very quiet neighborhood. We really enjoyed our stay.
It exceeded our expectations. Family of 5, with 3 children under 10.Amazing views, lots of activities for the kids without leaving the property. Host had multiple board and card games for all ages. We would definitely stay here again.
Loved the property it was just as advertised and the property manager was very responsive to our needs.
Great experience definitely keep this property in mind for future trips
A last minute get away fly fishing excursion. The cabin was very nice and a perfect fit for what we were seeking. Very easy - everything we needed. Love the grill - easy to use and convenient. Ponds were frozen, but the Fraser was flowing well. Good times!
