The summer time in Estes Park is extremely busy; traffic congestion can make getting around challenging. The Town offers a free shuttle and there are shuttle stops all over town. You can use the free shuttle to get to town as well as Rocky Mountain National Park through the visitors center. In the Winter, the town is much slower and the shuttle does not run; a car would definitely help.
Once we receive your reservation we will send you a vacation rental lease agreement via email. Please return within 24 hours to confirm your reservation. VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. By booking this property you automatically agree to the House Rules.
Cleaning Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $45 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a NON-SMOKING vacation rental.
14. Pets are NOT allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy.
16. Check-in is at 3:00 pm and check-out is 10:00 am. An early check-in or late checkout is subject to extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of the cancellation policy.
We reserve the right to refuse service to anyone. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove
snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

We loved this picturesque place, with each angle of the wraparound deck bringing new views of the mountains. The location is a quick 5-minute drive to downtown Estes, or you can head the other way and see scenic views of lakes, mountains and valleys that are breathtaking.
We felt grateful to find this place. One heads up - there wasn’t air conditioning when we stayed but the evenings were cool and we slept fine. We stayed in mid-June.
We loved our stay at this house. The house was spacious, clean, and the kitchen had everything we could possibly need. The decor added to the vibe of the area. Adding patio umbrellas would be a nice addition so that the patio could be enjoyed more.
Nice view and decent furniture but otherwise outdated and overpriced.

Nice view. Place needs some work. Dishwasher door didn’t like to stay closed. Garage floor dirty. The deck has rotted boards and close to going through. Couldn’t find a broom. Over priced.
It's a property with a nice layout, amazing views, and is well stocked, but in need of some maintenance. It was hot for a few days while we were here, and we understand the reason for no air conditioning in Estes, but the property had three west facing windows with no mini-blinds. The mounting fixtures were there but apparently the many blinds were broken and were removed and not replaced. The living room got up to eighty three degrees during the day. Some curtains were improperly installed and were unable to be moved to cover one of the long west facing windows.We also experienced wifi issues as the owner's moved the modem and router into a locked closet. A simple unplug and replug would have fixed the problem. But we had to call the property manager who had to call the owner and then a maintenance person had to come, just to open the closet and do the unplug and replug.
Highly recommend this beautiful home overlooking Estes Park. It was clean and exactly as listed. The owner was easy to communicate with. Would definitely stay here again. Thanks again!!!
(Just a note to make a reservation if you are planning on going into the Rocky Mountains National Park. We had to miss that due to it being sold out for the weekend. But many other hikes can be done)
This property was perfect for a group of friends vacationing together. It had plenty of common space to hang out and we enjoyed the ability to make a few meals and found the kitchen very nice.
The property manager was very attentive and quick to respond to any questions we had.
The view at this house is amazing! Location was great, it is close to Rocky Mountain National Park and downtown Estes park. The house itself was just ok it looks bigger online but was big enough for 2 families of four. My biggest complaint was the cleanliness. It was not properly cleaned before we arrived and I had to wipe everything down. The dishes were disgusting, there were food remnants on most and had to Clean most all of them before use. My suggestion especially with covid would be to buy a new dishwasher and to be more through with the cleaning process.

Nice place, kitchen well equipped. Master needs a hair dryer - it's broken and was in the laundry cabinet. Also, master bathroom sink needs some fixing. Beds were really hard for our taste but other than that we really liked it and really enjoyed the beautiful views.

We thoroughly enjoyed our stay. The view house was beautiful, clean, comfortable, well equipped and nicely decorated. We didn't want to leave! The team were all very friendly and helpful with questions and giving me information on the area.
We thoroughly enjoyed our stay here! We had two couples so being able to spread out between two floors was really convenient and suited us perfectly. We had everything we needed and were located just a short drive from RMNP and downtown Estes.
The view from the house was great and having the deck to relax and enjoy was a nice treat.
The week we stayed was unusually hot and there were air quality issues due to the Cameron Peak Fires. The home doesn’t have AC and so it got very warm during the day. We had windows open for some cooler air, but with the smoke that wasn’t particularly comfortable. There are fans you can set up to help, but be warned it can get very warm inside if you’re there during hot weather.
Jill was easy to communicate with and super prompt in her replies to any questions.
Would definitely stay here again.
Was disappointed when we arrived &the house wasn’t cleaned & the beds weren’t made or hadn’t been washed

We had a wonderful time during our stay at The View house.
We had a wonderful time during our stay at The View house. Wha a amazing view!! We sat on the patio after a long day of hiking and just enjoyed the viewed. Our family had a great time in Estes Park and this house made the trip even more enjoyable. The few times I was in contact with management, everyone was exceptionally nice.
My family and I loved this location and house! It was so beautiful, loved the lay out, the views, the decorations!! Everything about it!! We saw so man deer and Elk right outside the windows!! So peaceful!! Thank you for a wonderful stay! We will be back!
