Please do not park on the right side of the driveway next to the fence, as that space is reserved for the basement unit.

***Families & Children***
Families with children are welcome.
Because the main floor is directly above the basement unit, please ensure children do not run or make excessive noise inside the home, especially during quiet hours.

A playground is within walking distance and provides a great nearby option for outdoor play.

Noise & Quiet Hours
This is a peaceful residential neighborhood, and we have a strict no-noise policy during the city of Edmonton's designated quiet hours.

Please be considerate of the neighbors and guests in the other unit. If you experience a disturbance or believe the house rules are being violated, please contact us promptly through the booking platform so we can assist.

Outdoor Space
Please note that the home is brand new and the landscaping and deck are not yet completed (it is still in progress).

If finished outdoor space is important to you, please consider this when booking.
There is a playground nearby that children can enjoy.

Extended Stays
For stays of more than one week, mandatory housekeeping is required.
Our cleaners will need access to the property during your stay to maintain cleanliness and ensure everything remains fresh and comfortable. We will coordinate access with you in advance.

Pre-Arrival Verification
All guests are required to complete a quick pre-arrival verification through Safeguest, a third-party service used to verify identification and help ensure a smooth and compliant stay.

House Rules
Please review the house rules before booking to make sure the property is a good fit for your stay. Guests are expected to follow the house rules and applicable City of Edmonton requirements.

Unauthorized Guests
Only registered guests are permitted.
Unauthorized guests are subject to a $150 per person, per day charge.

Pet Policy
House-trained dogs are welcome under the following conditions:

Maximum of 2 dogs
$100 pet fee per dog, per stay.
Dogs must be well-behaved, and house trained.
Dogs left alone must be crated
Dogs must be leashed whenever outside on the property
Owners must clean up dog waste inside and outside
Excessive mess or damage may result in additional cleaning or damage fees starting at $500

Please disclose pets before booking.

Disturbances
Guests must respect the neighborhood and other occupants.
If there are significant or repeated disturbances or violations of the house rules, the stay may be terminated in accordance with applicable booking-platform policies and requirements.

Late Check-Out
Please check out at the designated time.
Unauthorized late check-out is subject to a $50 fee per hour to cover additional cleaning costs and delays to the next guest.
