The bed was comfortable, the room pleasant enough and the staff were nice. I was deeply disappointed to find a dirty towel that had been folded into the shape of a swan. Attention to detail is definitely lacking.
Hi the place is nice and handy for Calton Hill and the Market. Staff were friendly. The telly in the room didn’t work though.....and they never offered anything to compensate. Could have offered a night cap at least. Shame because apart from that it was fine.

Some good/ some bad
The position of the hotel with lots of road works made the room very noisy. We understand the hotel cannot influence this but it would have been nice to be informed. If the hotel had double glazing this would have reduced the noise level alot. The bathroom door was an issue. It did not close and required a cushion against it to msintain privacy when using the loo. Not ideal. The bed was comfortable and the room pleasantly decorated.

Room was comfortable and tastefully furnished. Breakfast was lovely. Staff were excellent and very helpful. Only big downside is that hotel is located on a very busy traffic junction/road and there was so much external noise that we didn't get a wink of sleep during our overnight stay so for that reason we wouldn't return.
Beautifullly decorated with high quality fittings, tap in our bathroom was slightly wobbly but being picky as everything else was lovely, loved the breakfast everything was beautifully fresh and gorgeous coffee

No elevator and we were on the fourth floor. If I had known this never would have booked.
This property is a tough sell for the price. While there was no mention of this in the listing, there are many stairs and no lift to the room, not accessible. There were several different bugs found in the room, no a/c or temperature control, disgruntled staff and several items on the already small menu were not available. While the hotel is generally in a good location, there are other more comfortable/professional places in the area for half the price, i booked for one night hoping to extend my stay and left at my first opportunity.
Unique place to stay, easy walking distance to the sights, ground floor is a very nice Italian style enoteca wine bar/shop with friendly and knowledgable staff. Room was luxurious and comfortable.

Excellent. Small boutique hotel with wine bar at ground floor. Well appointed and furnished room. Service was excellent and great location. Lots of restaurants / bars nearby. There is no lift and at least two flights of stairs to the bedrooms which might be challenging for the less mobile but otherwise would highly recommend.
Excellent hotel just be prepared for stairs up to the room. Fun downstairs bar with very friendly staff and where kind to carry all luggage up the stairs.
Great location, beautiful room. Would perfect full breakfast not continental, went to Spoons over the road. Only gripe was that there are no lifts. 70 stairs and 2 landings to get to our room.
Very small hotel wth several rooms, but quality rooms. Good Bar area and fantastic selection of wines and very friendly, helpful staff. Fantastic location and very close to Princess St and The Royal Mile etc, and in the City Centre.

Pleasant hotel. Nice interior and the room was very nicely set out, with plenty of space and touches to make it something special. Friendly staff and helpful when we needed things which was good.
However there were a few things that disappointed us during our stay. The breakfast options were not really much of an option- its either a croissant or cheese/ham with a hot drink- didn't really do the job!
Plus for a hotel with only 3 rooms- we didn't get any towels on the second day nor were the basics of the room cleaned or changed- glasses/ bins/ cups. I understand the bed is every other day but still after a long day out and about when we finally got back to the room we had to chase them for housekeeping. Dusting also could be improved- sounds picky but the room rate isn't exactly cheap!
Very handy location- next to the tram stop to the airport and only a short walk to the main city.
Just a few bits that would make it perfect really.
