Situated in a quiet Close just off the The Grassmarket is this delightful studio apartment. With all of the main attractions outside your door, you’re perfectly placed for a visit to Scotland’s capital. The Edmonstone’s Close Residence sleeps up to four guests, and is equipped with everything you need for your holiday.
The lovely living space has been recently renovated, and features modern furnishing including cozy sofas, dining area, and modern art. If you can stay away from the local dining, the fully fitted kitchen is on hand to help you prepare your own culinary delights, and has all mod cons and appliances. A TV, DVD player and WiFi are all available for guests’ use. Please note Wi-Fi at this property is complimentary. There is a communal courtyard, that can be accessed via a patio door in the living room.
A kingsize bed and storage rest behind a clever partition, providing privacy from the main space. Guests should note that this is a studio property, and so the two areas are not completely separated. The sofa bed is intended to provide flexibility for sleeping arrangement, however the maximum occupancy must not exceed 2. A contemporary bathroom with shower over bath completes this truly delightful holiday apartment.

This property doesn't come with free parking but there is limited paid street parking in local area for an additional fee. Alternatively, there is private parking facilities available at the NCP Car Park on Castle Terrace
This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.
If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible.
The latest departure time is 10:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please arrange your arrival with the property manager at least 24 hours before arrival.
Check in is from 4pm, and check out is before 11am.
Please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours.

You cannot beat the location of this property. We stayed here for 5 nights in early June. We walked to each and every site we wanted to see with ease! From the Walk of Leith, to Calton Hill, Royal Mile, Castle all within minutes.
The abundance of restaurants is astounding.
We had a wonderful stay! Apartment was clean and just as pictured. The location was fantastic! Just steps from the royal mile and easy to walk anywhere in Edinburgh.

Charming, clean, comfortable in the heart of Edinburgh. Everything you need to enjoy your stay. Only cooked breakfasts, but had everything we needed. Bed was comfortable, shower worked well, used the washer/dryer and this was good too!
We were provided very detailed information and directions. This is a quick walk from the train station and excellent location at the bottom of Victoria Street. The apartment is very clean, with a very comfy bed. The wifi is very spotty, which is the only downside.
We couldn’t have picked a better vacation rental. It had all the space we needed, and the location was convenient to everything we wanted to do. We are walkers, but from this location we explored Dean Village and the walk along the Leith, walked up and down the Royal Mile, and hiked (almost) to the top of Arthur’s Seat. The Grassmarket area was full of history, pubs, restaurants and shops. We felt very safe in the well-appointed apartment. We would definitely stay here again.
The apartment was very well located to explore all parts of Edinburgh. The "courtyard" in the description is a bit misleading as it is not really useable other than to pass through. Also the apartment is behind 2 restaurants which provided a bit more noise thAn i would have liked well into the evening. Having said all of that, the apartment was a great, clean and comfortable place to stay.
This property was in the middle of the Fringe Festival area which spreads over much of old Edinburgh, yet it's off a secluded walkway that is not too raucous. It was a modest apartment but clean and comfortable. As we were there for over two weeks the convenience of a washer dryer in the apartment was nice.
Fantastic apartment,very clean and well appointed, in a brilliant location only 5 minutes walk from the Castle, although it’s right in the centre of Old Town it’s also far enough from the street to feel really safe and secure, with a minimum of noise,We would highly recommend!!!

Great location. Roomy apt. Comfortable bed. Washer and dryer big plus! My issues were they only gave us 2 bath towels for a 13 day stay?? For ladies the lighting was awful in the living area. Needs a big light over table. We couldn't even play cards. Other thing is the directions for the shower were not clear so after a long flight I couldn't shower. Notified host and he didn't come until late the following day. In fact they were very slow to respond if at all for questions. Nice place
The location is excellent. The apartment clean and comfortable. Can’t fault the communication, help and support from the host. Recommend this property for a super Edinburgh experience

Want to stay at the corner of Robert Burns and Harry Potter? This is the place!The apartment is comfortable and spacious, located in a "close" (a private courtyard) right in the center of everything, at the foot of Victoria Street (inspiration for Diagon Alley) and Grassmarket (of Burns's famous White Hart Pub). Hopping neighborhood, but the highly private entrance keeps it nice and quiet at night.
Location is stellar! Could not ask for better. The courtyard is shared with a few restaurant operations and sometimes got noisy with glass and metalware clanging. We did lose power several times (some very lengthy) during our 11 day stay. Management reported to utility services for repair promptly.

It was the first time in Edinburgh for my husband and I. The apt is exactly as pictured, on the ground floor and easy access to enter. Very clean. The kitchen is fully equipped and we appreciated the selection of teas. The bed was just ok for me, had an achy back each morning. All and all it is pretty quiet but on the weekend it did get noisy in the wee hours of the morning but that is the nature of the location.
The location is excellent. The apartment was spotless. It is located in a close which was first questionable due to how much light would get in but in reality not an issue. The bed, although an American queen and not an American king was very comfortable. The longer couch would be close to a king if pulled out. Not all the blinds worked perfectly but for privacy they worked well enough. The apartment sits at the beginning of the famous Victoria street. More pubs, restaurants and speciality shops than you could ever drink or eat at. The apartment is managed by a professional mgt company but they respond quickly
