This an average hotel only provides a b&b service. The cooked breakfast is very good. There is a bar but it doesn't stay open for very long. The room we had was clean, but lacked sound proofing. We could hear everything going on in the next room.
Quiet hotel but within walking distance of all shops, restaurants etc. Could do with further lighting in room 5. Staff first class. Will stay again. Having worked away from home for 40 plus years and stayed in various hotels I cannot see why there are so many negative comments.
Comfortable, clean and well-sited property. My room was quiet, comfortably heated, well appointed and clean and I was able to work in it without adjacent noise. A very good plentiful self-service breakfast was available in the morning. The Caledonian Hotel ticked all my boxes.
Very friendly and efficient staff. Excellent breakfast. Quiet and comfortable room although took a while to cool down once I shut the curtains and opened the windows. Perhaps the staff could do this in advance in hot days? Bathroom was old but functional. Easy onsite parking.

No air conditioning. No elevator. Not accessible at all. Smelled of cigarettes, but the beds were fairly comfortable. The porridge was excellent. Staff were kindly.

We would stay again.
We booked this B&B pretty much last minute without checking the reviews but it wouldn't have put us off as everyone and their expectations are different. Our room was pretty big that a kingsize bed would have easily fit in. The bed was comfortable. After a few hours, we realised how thin the walls were as we could hear other guests in their rooms as though they were in ours with us. The B&B next door uses the breakfast facilities of the Caledonian so there was a lot of noise coming in from outside of guests coming and going. Breakfast was buffet style and there was plenty to choose from. The room was clean and welcoming but it does look a little tired in places such as the bathroom and doors. For what we paid including breakfast, it was great value for money. There was plenty of parking and it was easy to find. Dumfries centre was only a 15 minute walk away.

I liked the peace and quiet . Staff were excellent, very helpful and polite. Hotel itself is very tired. Could do with a revamp. Shower was terrible, hot one minute and cold the next. Should invest in electric ones. Shower head was falling apart. Beds were very comfy. Parts of the curtains were broken. Poor signal on the tv. Picture kept breaking up. If these problems were sorted. The hotel would be a loverly place to stay. Sad really because I really enjoyed staying there apart from the problems I started.
Im giving 5 stars for each component to the review. The hotel is welcoming, nicely decorated and staff wonderful and hard working.
Our room was immaculate and very nice, a little older looking and wee bit dark, other than that, no complaints. New comfortable beds, fresh bed white linen, extra blankets in the wardrobe for thoe cold nights. Theres a radiator we had to switch on but once on the room was so cozy.
Theres flat screen tv with LOADS of channels, mirror, desk and chair, your refreshments tea/coffee/hot chocolate, condiments and a few pre packed bickies! Iron and board, also hairdryer.
The ensuite was bright, tiled and very clean with a shower cubicle. A good size sink and toilet, narrow glass shelf with complimentary shower gel etc. My only gripe was I had nowhere to place my clothes etc, theres no shelf, hooks or anywhere for this.
The price of the room included a wholesome breakfast and pre ordered porridge made with milk! The breakfast was buffet style and absolutely adequate for everyone with cereals, yoghurt, full scottish, toast and jams etc.
I will return here.

Convenient and clean.
The bedrooms in this property are functional as are the bathrooms. However, bathrooms are very dated & could do with a facelift.
The room amenities are as expected. Kettle (with small amount of limescale) teas/coffees (lovely hot chocolate) & some standard rather dull biscuits; but it is the thought that counts. A missed opportunity here not offering local [Scottish] fare.
Small, but scrupulously clean, bed. In this day & age when we are all so used to Kingsize, suddenly encountering a "double" is a shock and makes it seem even smaller. The room could easily take a Kingsize.
The shower pressure was decent, but the cubicle was again quite small (albeit standard size). If one was larger, it would have been a struggle.
The breakfast on this occasion was not as good as during previous visits (when it had been fabulous). Some of the items on the hot buffet appeared to have been there too long & dried out (particularly the bacon and haggis) & the fried eggs were congealed. Requests for new eggs were met with reluctance.
The breakfast staff were not entirely interested in assisting guests proactively. I observed that questions & requests were met with rather sullen responses & disinclination.
A member of staff (manager or owner?) was lounging on a sofa adjacent to the bar during check-in (late evening) & again on check-out (mid morning). This made one feel slightly uneasy & scrutinised, or perhaps they do not entirely trust their staff.
