Coastal Waters is a classic 1950s Florida vintage hotel. Coastal Waters consists of 3 buildings with three floors.

Come relax in our home away from home, just steps from the soft sands of New Smyrna Beach. Whether you’re soaking up the sun, walking the white sandy beach, or taking in the breathtaking sunrise with your morning coffee, this is the perfect place to unwind.

A short drive brings you to the lively Flagler Avenue, where boutique shopping, local art shows, farmers markets, and even the famous wine walk await. While you explore, the rest of your party can kick back at Flagler Tavern, enjoying live music and great company with the locals.

For those who love the outdoors, you can drive right onto our white sandy beach—any vehicle welcome—perfect for a picnic or a fishing adventure. When it's time to wind down, lounge by the heated pool in one of our brand-new deck chairs and soak in the coastal breeze.

With an incredible selection of restaurants to satisfy every craving, there’s something for everyone to enjoy. We can’t wait to share our little piece of heaven with you!

Best View on the Beach

What a fantastic view of the beach from all rooms! The unit was as advertised and had everything we needed. Management was very responsive to questions. We will definitely be back!

Coastal Waters Vacation

Great ocean view and access to beach. Easy in and out of property. TV in room did not work. Sheets could have been cleaner. Otherwise it was awesome and I would stay again and highly recommend.

Ocean front accommodation

Liked the apartment and view superb as ground level on ocean. Grounds around patio needed repair and were grubby. Pool truly heated & lovely. Owner didn't reply to calls or emails. Very annoying. Otherwise nice.

Cute hotel. Love the location of our room … right on the beach and cute fenced yard. The outside door to our room didn’t have our room number on it so I was circling the place late at night trying to find our room. No one around to ask so communication score not great. We will be back and hope to book the same room … now that I know where it is !!

The space was beautiful as pictured and steps away from the beach. I came with my boyfriend and it was the perfect getaway. The host was readily available. I left my necklace and they shipped it back to me with no problem. The overall experience was great! Highly recommend and will stay here again!

Inexperienced Owner

Couldn’t access the property on time. Coffee mugs with lipstick in the cupboard. Beach access is about 200ft away as the gate in the photos is inaccessible. It put a damper on the experience for me as a person with mobility issues. Property manager said they “were not aware” which they should’ve been as it’s their job. The tables are cute but not likely to hold up to wear and tear in a rental. They should be replaced with something designed for high use. The windows also don’t stay open so if you are thinking you’ll go to sleep listening to the waves you can forget it.

This vacation was great. The bldg was excellent. The location was perfect. I intend to go again. The people from Coastal Water were wonderful. I would have liked more info before the day before I arrive, but when I finally got it the info was perfect.
