Your door code will be sent prior to arrival

OCCUPANCY

Maximum of 13 overnight guests
No more than 15 total guests on the property at any time (unless approved in advance)

SECURITY

Exterior security cameras are in use for safety and property monitoring
No cameras are located inside the home

HOT TUB – Platinum Spas Palma

Max of 6 guests at a time
NO GLASS in or around the tub
No food or oils in the water
Keep the cover closed when not in use
You may adjust the temperature only

How to Use:

Press “Jets” to turn on the primary jets
Press “Aux” to activate the second set of jets
Press “Light” to control lighting
Use side knobs to adjust jet pressure

Plastic cups and drinkware are available in the kitchen for hot tub use

Use at your own risk. Damage or misuse may result in additional charges.

THERMOSTAT – Google Nest

Tap or slide along the side to adjust temperature
Please keep between 68°–74°
Keep doors/windows closed while running

We may adjust remotely if needed to protect the system.

FIREPLACE (Only use if comfortable)

Use instant fire logs only
Use the long lighter provided
Never leave unattended
Please be mindful of children when lighting

How to Use:

Place the instant log into the fireplace
Turn the gas key slightly to the right (do not turn all the way)
Light using the long lighter

To Turn Off:

Turn the gas key all the way to the LEFT until fully off

Use at your own risk. Damage, misuse, or leaving gas on may result in additional charges.

OUTDOOR FIRE PIT

Use provided fire starters and lighter
Keep fire contained within the pit
Do not leave unattended
A bucket is provided — please use it to extinguish
Fully extinguish before leaving
Do not use accelerants (lighter fluid, gasoline, etc.)

Use at your own risk. Damage or misuse may result in additional charges.

PROPANE GRILL

Turn propane tank all the way to the LEFT after use
Press the ignition button to light
Do not leave unattended
Please be mindful of children when lighting

GATHERINGS / QUIET HOURS

Quiet hours: 10 PM – 8 AM
Gatherings must be approved in advance
Maximum of 15 people on the property at any time

Unauthorized parties or events may result in a $1,000 fee and possible cancellation without refund

SMOKING / DRUGS

No smoking or vaping inside
No illegal drugs on the property
Smoking is not permitted on patio furniture
If smoking outside, please use the fire pit area and clean up after
Smoking inside will result in a $400 cleaning fee

PARKING

If you have multiple vehicles, at least 2 must be parked in the driveway
Do not block neighbors’ driveways or sidewalks
Additional parking is available along the side on Bedford if needed

DELIVERIES

Packages and food deliveries are guest’s responsibility
Please retrieve items promptly

CLEANING SUPPLIES

Basic cleaning supplies are available for your convenience

MAINTENANCE

We have a nearby neighbor available for quick assistance when possible
If unavailable, we’ll coordinate a backup solution as quickly as possible

DAMAGES / ISSUES

Please let us know if anything isn’t working — we’re happy to help
Accidents happen — just keep us in the loop

Unreported damages or missing items may be charged

CHECKOUT

Checkout time: 10:00 AM

Before you leave, we appreciate:

Dishwasher optional
Place towels in washer (no need to start)
Leave beds unmade
Take out trash if full

Standard cleaning fee: $100
Excessive mess may result in $100–$200+ additional cleaning

LATE CHECKOUT

We understand things happen — just keep us posted!

Up to 1 hour late (11:00 AM): $50
Beyond 11:00 AM (without approval): may result in $200+ or an additional night charge

Use all amenities at your own risk
Children must be supervised, especially around the hot tub, fireplace, fire pit, and kitchen
