HIGHLIGHTS

Minimum stay of 32 days (31 nights). Seasonal rental exclusively for holidays, rest, or leisure.

The accommodation is not offered as a primary or permanent residence, nor as a tourist residence for stays of 31 days or less.

Reservations for professional or work-related purposes are not accepted, nor are those for telework, studies, teaching, training, internships, medical care or assistance, waiting for a home to be ready, returning to one’s primary residence, temporary relocation for professional or work-related reasons, temporary housing needs, or any other reason other than holiday, rest, or leisure.

To finalise your stay, you must sign a seasonal rental agreement intended exclusively for recreational, holiday, or leisure purposes.

If you request it, before accepting the reservation, you may review a sample holiday seasonal lease agreement, which will be sent to you in text format via Airbnb chat.

After accepting the reservation, we will request the information needed to prepare the contract: first and surnames, address of your primary residence, ID number, cell phone number, and email address.

The contract will be signed electronically via a digital signature platform.

You will also be asked to provide documentation proving your primary or permanent residence, such as a certificate of registration with the municipal census or an equivalent official document, a recent electricity, water, or gas bill, a property title abstract for your primary residence, if the property is owned, or a lease agreement, if the residence is rented.

A security deposit and an additional guarantee will be required. The total amount of both will vary depending on the duration and dates of the stay and will be communicated before the reservation is accepted.

After the reservation is accepted, the security deposit and the additional guarantee will be requested together via a single payment request through the Airbnb Resolution Centre.

At the end of the stay, the security deposit and the additional guarantee will be refunded together in a single payment through the Airbnb Resolution Centre. The refund may take up to 21 business days.

The fixed portion of utilities, such as metre rental, is included in the price. However, electricity, water, and gas usage during the stay are billed separately.

Metre readings will be taken upon check-in and check-out. For stays between 32 and 40 days, consumption will be calculated at the end of the stay. For stays of 40 days or more, utility bills will be paid monthly, and at the end of the stay, you will be billed for the consumption corresponding to the remaining days that do not make up a full month. Payments will be requested through the Airbnb Resolution Centre.

Guests must provide access to the property, upon prior notice, whenever repairs, inspections, replacements, or metre readings are necessary during the stay.

THE SPACE

The accommodation is a fully equipped, simple, comfortable, and functional one-bedroom apartment.

The bedroom has a 140 × 200 cm double bed with an IKEA pocket-spring mattress and 6 storage drawers. It also features a closet, a chest of drawers, and a nightstand with a lamp.

The bathroom has a vanity, a shower with a glass enclosure, and a Siemens washing machine.

The living-dining room has a sofa that converts into a single bed, a TV with DTT channels, internet, a table for 4 people, and a display cabinet with shelves. There is a desk. Wi-Fi or Ethernet connectivity is available. There is also a freezer with ample capacity.

The kitchen is separate and equipped with a dishwasher, oven, gas stove, range hood, small refrigerator, and a gas water heater for domestic hot water.

It includes cooking and dining utensils, a hob toaster, a blender, and cleaning supplies (mop, broom, and dustpan).

The living-dining room opens onto the balcony, which has a table and two folding chairs. There is also a folding clothesline; when you need to hang laundry, the table and chairs can be folded up and put away.

AMENITIES AND COMMON AREAS

Guests will have access to the entire apartment: bedroom, bathroom, living/dining room, kitchen, and balcony. Special common areas, a pool, or a private parking space are not included.

Two pillows and two sets of sheets are included. Towels are not included. One bath towel per guest can be provided upon request. Toilet paper, soap, and shampoo are not included.



The reference index and previous rent do not apply, as this is a seasonal rental for holidays, rest, or leisure. The owner does not qualify as a large property owner.
