The Beach House – Coastal Retreat with Sea Views & Garden

The Beach House is a welcoming coastal retreat in the charming village of Overstrand on the beautiful North Norfolk coast. Sleeping up to six guests, this spacious three-bedroom holiday home is perfect for families, couples, friends, and those travelling with dogs.

Just a 10-minute walk from the beach, the house enjoys sea views from the front and offers everything you need for a relaxing self-catering stay. Inside, you`ll find a comfortable living room with a wood-burning stove, Smart TV, piano, books and board games, along with a fully equipped kitchen featuring an AEG electric oven, dishwasher, coffee machine, cafetière, teapot, and a dining area in the conservatory overlooking the garden.

Outside, guests can enjoy the garden with two patio areas. The rear patio is enclosed and features a pergola with a sail shade, creating a sheltered space for outdoor dining and relaxing, while the second patio provides an open seating area to enjoy the fresh coastal air with sea views. An outdoor shower is perfect after a day at the beach, and a secure shed offers storage for bicycles and outdoor equipment.

Families are well catered for with books, board games, outdoor games, a high chair, and a travel cot available on request. Up to two dogs are welcome, making The Beach House an ideal base for exploring the many dog-friendly beaches and walking trails along the North Norfolk coast.

With private parking, additional free street parking, and easy access to Cromer, Sheringham, Holt, nature reserves, golf courses, and a wide range of outdoor activities, The Beach House is the perfect place to relax and discover everything North Norfolk has to offer.
House Rules

Welcome
We hope you have a wonderful stay at The Beach House. Please treat the property with the same care and respect you would your own home.

Check-in & Check-out:
-Check-in time is from 4pm
-Check-out time is before 10am
-Self check-in is available using the access instructions provided before arrival.
-Please ensure the property is locked and keys returned as instructed when you leave.

Maximum Occupancy:
-Maximum occupancy is 6 guests.
-Only the guests included in the booking may stay overnight.

Pets:
-Up to 2 well-behaved dogs are welcome at an additional fee of £20 per dog per stay.
-Please clean up after your pets at all times.
-Dogs should not be left unattended in the property for long periods.
-Please help keep furniture and beds free from muddy paws where possible.
-Dog waste bins are located at the end of the road.

Respect for Neighbours:
-The Beach House is located in a quiet residential area.
-Please keep noise to a minimum, particularly between 9:00 pm and 8:00 am

Parties, events and excessive noise are not permitted.

Smoking:
-This property is strictly no smoking both inside and outside.

Barbecue:
A barbecue is provided for guests` enjoyment.
Please:
-Clean the barbecue after use.
-Keep it away from fences, sheds and the pergola/sail shade.
-Never leave it unattended while lit.
-Ensure it has cooled completely before covering or storing.

Wood Burner:
-If using the wood burner:
-Follow the operating instructions provided.
-Never leave the fire unattended.
-Do not burn rubbish or unsuitable materials.
-Ensure the fire is fully extinguished before leaving or going to bed.

Outdoor Areas:
Please enjoy the garden, patios and outdoor furniture.
We kindly ask guests to:
-Return cushions indoors overnight or during wet weather.
-Switch off outdoor lighting when no longer required.
-Take care on patios during wet weather.

Beach Equipment & Outdoor Shower:
Please rinse sandy feet, wetsuits, dogs and outdoor equipment using the outdoor shower before entering the house where possible.

Bicycles may be stored securely in the shed.

Parking:
-One private parking space is available on the driveway.
-Additional free on-street parking is available nearby.
-Please avoid blocking neighbouring driveways.

Recycling & Waste:
-Please separate recycling and general waste using the bins provided.
-Used coffee pods should be placed in the recycling bag provided.
-Bin collection day is Wednesday.

Children:
-Families are very welcome.
-Books, board games, outdoor games and children`s tableware are provided.
-Children should always be supervised in the garden and around the barbecue.

Before You Leave:
Before checking out, we kindly ask you to:
-Wash or load used dishes into the dishwasher and start a cycle if possible.
-Empty the refrigerator of your food.
-Place rubbish and recycling in the correct bins.
-Turn off lights and appliances.
-Close all windows.
-Lock all doors.
-Return keys as instructed.

Damage or Maintenance:
If anything becomes damaged or isn`t working properly, please let us know as soon as possible. Reporting issues promptly allows us to resolve them quickly for you and future guests.
