Our daughter stayed while checking into college 4 days. They treated her very very good. Picked her up at airport very very friendly and helpful. When we visit daughter we will definitely stay there ourselves. We are and she is also very happy with this hotel. Thank you.

I had prepaid for (2) nights at Zak Residence. I only stayed (1) night and would not have even stayed that night if I had a choice. The area was terrible, and much farther from the city than I had expected (not the hotel's fault). The bed was hard as a rock. I will be speaking to Expedia about this property. I had bad experiences with the next (2) properties that I booked in Chiang as well. I highly suggest you IGNORE the statement from Expedia on your confirmation page that states your booking is CONFIRMED and no need to Re-confirm. I suggest you contact each property and confirm with them personally. One of the other properties turned out they didn't have any rooms available after booking my room. The other property I booked turned out to be completely closed up when my driver took me there. My driver went across the street to ask people about the property (he spoke Thai and I do not). They verified the property was closed up. We then called the phone number from the confirmation page and it was disconnected. For you safety and sanity, definitely RE-CONFIRM and do it personally with the property.
We stayed there for a couple of days and it was really nice, the staff is so so helpful with everything to transport within the city and with everything we needed and they speak really good english.
The only detail is that it is not within the main old city.
The Hotel is located behind BIG C EXTRA. There is plenty of shopping and food around and walking distance to CENTRAL FESTIVAL. This is a great place for an extended stay on the cheap. It is in walking distance to the night market or the Old City etc... if you are looking for something close to the tourist spots, this is not your hotel.
The room was small, had a Bed, bathroom, fridge and a small shelf. No where for a bag but the floor. Nothing was moved to clean. Bought some water (none supplied) and put in fridge, only to find it was unplugged! Only 1 staff member was nice. One in glasses was all about getting money, not looking after customers.
The hotel was located less than a mile from the Arcade Bus Terminal. The staff were curtious and allowed us to check in at 10am;-)
It was my first time in Chang Mai, Thailand and I would definitely stay here again.
If you are on foot, the hotel shuttle service runs 5 times a day and is only 20 baht per person. Getting back to the Hotel shouldn't cost you more than 160 to 200 baht from the old city. It's an even better location if you have your own wheels as it is very quite and there is plenty of street parking available out in front.
Good room, a little small for a 5 night stay but fine for what we needed. Nice friendly staff, but some of their English wasn't great. Good services offered, such as, the restaurant, laundry and a shuttle service to the old town.
We found that the hotel was too far out of the city, red taxis and tuk tuks regularly refused to take us from the old town to the hotel. If we did get a taxi, they couldn't find the hotel and would drop us in the neighbourhood for us to find our own way. It became very annoying, shame the hotel was so far out of the old town.
Based on the reviews I had read, I expected a relaxing, peaceful place.
The reception and restaurant area, far from being a place where I could relax, had loud rock rhythms the whole time they were open (reception is now open till midnight).
The bed headboard is solid chipboard. I asked whether I could have extra pillows, but was told I could not (actually, you can at a price). I was very careful, but once, in the dark, I forgot and banged my head badly.
The shelves in the bathroom are made of glass and situated just inside the door. I grazed my shoulder on them several times.
The 'sofa' has a hardish back, which makes it slightly painful to recline in.
The staff were nice and allowed me to use the shuttle service when I checked out, which was generous of them.
I did find women's hairs in bathroom when I arrived. The next day, I only asked them to empty my dustbin - which I left outside my room - but they cleaned the room thoroughly.
We loved our stay at the Zak Residence. It was very clean and the staff were very friendly. The rooftop was a nice way to spend an afternoon! We liked that it was not close to the hustle and bustle of downtown and were able to walk around and interact with locals in a more relaxed environment. There is a nice mall a short walk away where you can easily catch a ride into town or simply shop, eat, catch a movie. There will be another new mall opening soon as well so shoppers could be in for a treat. There is a very local weekend night market a 5min walk away, a few small cheap coffee shops, a Vietnamese restaurant and if you need to see a dentist there are two next door! Overall a great area, price and place. Just keep in mind that it is a bit into town or the airport...
Away from downtown and it would be better to rent a moterbike (near to BigC extra). Some travel agency would not come pick you up since its out of downtown. Hotel is new, room is clean, staffs are friendly and helpful.if you could read a map without problem, I think zak is a good choice for the travelers with budget concern.
I thoroughly enjoyed my 14 day stay here during my visit to Chiang Mai. The hotel is new and tasteful, although the standard rooms are a bit small. It was worth the extra $2 to upgrade to a superior room. The internet speed is among the best I have experienced at hotels in Thailand. This hotel is also a great value! If it were located in the center, I think it would cost twice as much. That being said, if you are on foot, hiring tuk tuks every time you want to go somewhere is going to add up quickly, so you might want to stay closer to town. I used the money I saved to rent a motorcycle. Personally I like the neighborhood. It's a quiet, new, and walkable suburb and there are many new shops and restaurants going in as well as street food options. There is a Big C within a 10 minute walk, and Central Festival Mall is only 2 kilometers away. The staff is very friendly and helpful. There is a nice restaurant/coffee shop downstairs, that is an excellent place to hang out and work on your laptop or socialize, but unfortunately it and reception closes at 10:00pm. I will definitely stay here again and this has become my go-to hotel for Chiang Mai now that Sunshine House seems to be perpetually booked.
