Clean and quiet. Good staff. Responsive. Balconies are suitable for solitary smokers and little else. The pool has limited value as there is a narrow margin around the pool unsuitable for lounging or just sitting. There are neither chaise loungers nor chairs available. The street outside is a collection of small cafes, tour operators, weed cafes and laundry operations. Windows in most of the rooms look out onto hallways. Making the interiors dim.

Cozy and quiet
Cozy little place tucked from the hustle and bustle of the main road in the old city. Easy walking distance from bars, restaurants and the night markets. The pool is a nice way to refresh after your adventures.

What a lovely place, we thoroughly enjoyed our stay . Very comfortable rooms . Everything you could hope for . Staff very helpful and I especially enjoyed the pretty garden around the breakfast room area .

Very nice old fashioned building. Not the best pool but very clean and refreshing. Room was very nice. They have dogs and cats roaming around but they keep the place very clean and cozy. Furniture nice and old fashioned. And the location is excellent if you want to walk to places. Great value as far as I am concerned.

For a busy area, the actual location is quiet. The WiFi is all but useless in the rooms, one dot max strength, regularly drops out. Unable to use it.

A 2 days stay with 5 and 7 years old
Swimming pool small without really spot to seat around and with some product that kids found very hitching for the eyes. Good location. Good breakfast. Good family room. Nice decoration. Very nice patio. Good location. Too bad that it is smelly in the entrance and no laundry or taxi service.(but available in the street). For the rest value/price very correct.

Convenient, quiet, comfortable stay in Chiang Mai
Very helpful staff. Room was simple, but definitely does the job for a few nights in Chiang Mai. It was nice to be far back from the road. The room was very quiet even though the Songkran festival was going strong. Short walk or tuk-tuk to everything. Definitely recommend.

Great place!!
Beautiful place, calm and quiet and very clean. Unfortunately, my husband was sick during our stay but he was so grateful it was such a comfortable place. Staff are extremely friendly and helpful. Great location, 3-5 mins walk from great restaurants, Sunday market and other attractions! Loved this place!!

Good value guest house
This guest house was very good value, the area is great for cafes and the old town, and the staff were very friendly and gave us a great map of Chiang Mai. The room and bathroom was a little small though and the door to the bathroom had a grill with wide spaces, I suppose for ventilation but means there's minimal privacy! Overall a nice good value guest house.

Eclectic and very clean - this hotel has rooms all over in separate buildings which makes each unique and a little eclectic. All are very clean (we had 2 rooms for us and our kids), excellent AC and bathrooms... the fridges didnt work in either but we think thats because the electricity is controlled by the key card in a slot (very usual in Thailand) so everytime you leave the room the electricity turns off and thus the fridge! Beds in Thailand are hard in comparison to north america and Pha Thai's are no exception to that but clean and relatively new in both our rooms.

This was a very nice hotel at a fair rate. Nice air conditioned rooms, decent American breakfast (additional charge). Friendly staff. They have a front desk staff 24/7 so late arrivals are no problem. My kids liked the 3 friendly dogs that live on the property. Wifi worked fine. They are in an area with lots of stores (inexpensive laundromat, massage, restaurants, 7-11). Steak/hamburger/fries just up the street. We had several massages at $5 to $10 for an hour. Lots of taxi (songthaews) drive by the front of the hotel... just flag them down and they'll take you anywhere (airport was 200 baht for 5 of us (about $7)).

We stayed at Pha-Thai House for a week and loved it. The family who runs it are warm, approachable and professional, and made everything easy, particularly the concierge - I didn't catch her name but we were really impressed with her conscientiousness. Our room was very comfy, functional and tastefully decorated. Beds are excellent and the place is nice and quiet at night, with great aircon. Breakfast isn't included in the room rate but is available from 7-11am, reasonably priced, and a la carte - we enjoyed the fruit salad and the banana pancakes. The gardens around the house are beautiful and there are lots of friendly resident animals - dogs, cats, koi, tortoises (!) - but staff were careful to make sure they didn't bother anyone. If I'm ever back in Chiang Mai, this place would be my first choice. Thank you for looking after us!

The Pha-Thai guesthouse was an excellent place for our family to stay. The rooms were large and clean with comfortable beds. The staff was very friendly and helpful. We had a problem with an ATM and the staff helped us to call the bank and arrange things. We would definitely stay here again.

I booked a Deluxe Double. While the room would have felt a bit cramped for two, I was alone, so, no problem. Big plus for both the remodeling/updating and the decorating: the furniture, the linens and the art were very tasteful and very Lanna. Bonus was the big tree outside that provided a beautiful privacy screen for the wee but appreciated balcony, again, tastefully furnished with wooden table and 2 chairs.

Beautiful hotel in a great spot. Our room was always very clean and the staff was great. The only downside was that the walls were pretty thin. The front desk has an abundance of brochures for excursions and will set them up for you upon request. It is located just inside the city walls and there is a market full of street food vendors just a 5 minute walk away. The pool is small but clean and has a nice outdoor space surrounding it.

Right in the heart of old city easy walking distance to most things. Spotlessly clean and friendly staff. Good wifi but limited English speaking channels primarily news. Only negative no elevator and had to go upend down 40 steps. First floor only 20 steps so would recommend. Quiet location and nice dining area plus a relaxing pool. No lunch or dinner menu. All in all very good value for money . If traveling from airport choose 160baht airport cabs very nice cars. Other cabs try to charge over 300baht for minivan which you may not need.

The hotel staff were really helpful and friendly - they helped us book onto a cookery course, taxis etc Lovely atmosphere, peaceful. Clean. Rooms are comfortable.Not far from the night market (sunday) - about a 5 min walk. Plenty of tuktuks or taxis driving past to pick you up from the street to go to different areas of the old city, or outside of the moat. We had one issue with the room as we had booked a room big enough for three people through hotels.com. The room was a double with a mattress on the floor. This was not what was advertised. The Super Deluxe room is the room that is suitable for three people NOT the the deluxe. The hotel managed to upgrade us into a larger room at the time to rectify this issue - hopefully hotels.com will work with the hotel to ensure that the advertised rooms for three people are priced /advertised correctly. Overall a great stay.

We enjoyed staying at Pha Thai guest house. When we booked we didn't realize what a great location it was in! Very close to night food stalls, down the street from the Sunday market. A good walk, or a short ride, to the night market. Close to Thai massages, a rock climbing place, a laundry facility. Basically, all you need is close by. The staff was great and helpful. We did have sugar ants in our bathroom so be careful about eating in the rooms. They provide you with a good-sized refrigerator. Our room was spacious and fit four of us. The breakfast was good and inexpensive, but sometimes you have to wait a long time to be served as they don't seem to realize who came first and serve in the order people arrive. We appreciated the air conditioning in the room!
