Our room was basic, but clean and comfortable. The pool, next to a shady lounge area, was a great way to cool off after a day of walking. The staff were kind, helpful and generous to us the whole time. We enjoyed our stay and would happily stay again.

The staff were great. The price is excellent especially in terms of the location. A little run down in areas but overall a pleasurable stay.
Great location. Pool is refreshing after exploring the city in the heat. That’s the good.
Mattress just a little bit softer than a park bench. Very little room around the pool. Staff tried to over charge for laundry service.
Staff very friendly but need to be more attentive to the cleanliness of the sitting area in front of reception.
Area was in walking distance of most popular locations. The room we stayed in was clean no frills.
The doors are not airtight, so when someone was smoking close by the vapors came in.
10/10 stay! The most genuinely friendly and helpful staff of any hotel I've ever stayed at. We had an issue with our AC unit on the first night and they immediately moved us to a new room and were very helpful. We extended our stay and they even upgraded our room! The pool is clean and so refreshing after a hot day exploring and they have a lovely outdoor seating area with a koi pond. The hotel is very clean and quiet, the WiFi is fast, and the location can't be beat. It's a short walking distance to the Chinatown market, the weekend markets, the gate, and tons of cafes and restaurants. If I was back in Chiang Mai, I would stay here again!

The hotel was good, the room was as described and the air conditioning worked perfectly. The pool was also great.
I really enjoyed staying at this hotel. The pool was really nice and overall lobby area was very clean, aesthetic and updated. The room was good and clean. Bed was comfortable and the staff were so friendly! I would stay here again
I’ll start with the positives. The staff was super friendly and very helpful. The location was perfect. Only four minutes away from the gate to the city wall and only six minutes away from most of the tours meeting location. You’re right in the center of everything only 17 minute walk to the bazaar. Now to the negatives, the mattress was horrible. When I got to the hotel, I walked in my room and I was so tired. I clapped myself on the bed and literally hurt my back because Mattress was as hard as a rock. I wouldn’t ask the staff if if they can move me to another room with a better mattress and they fit all the rooms at the same mattress. There was absolutely no way I could sleep on that. It was horrible. The staff was really friendly when I asked them if they could bring some kind of padding and they brought over some blankets and placed them on the bed to try to help cushion. It was still pretty hard, but at least I was able to sleep on it. The bathroom was not great. The room itself was a decent size. No smart TV. All in all it is a great location to stay in and the staff was amazing, but the hotel needs to upgrade their Mattresses.

This place we stayed many times for the past years because it is a good location close to Tha Phae gate and walking distance to Night Bazaar. This time we found out there has been a renovation and change of owner and not for the better. Although the nice entrance looks quite beautiful the charme of the hotel has gone. The added a huge outside staircase in the swimmingpool area while there was already one inside the building. Now there is 3 ways to go up! Why for such a small place? This means also loss off space around the pool! They use to have a nice menu for bf and lunch and a good desk with nice staff to book trips, all gone, such a pity.
At the time of my stay (Dec 2023) one of the buildings was being rebuilt. This meant that there was construction noise during the day and no breakfast service.
This is more of a guesthouse than a hotel. Some great features if that's your style, e.g. free instant coffee at reception and a fridge with beer and soft drinks sold for cash at only a small mark -up from supermarket prices.
The swimming pool is about 15m x 5m, so ok for kids to splash around.
My room was a little basic but had all necessary features including AC. Water provided daily (2x 500ml bottles).
The outside space has plenty of plants. This was the only place in my visit to northern Thailand where I was troubled by mosquitoes, so I suspect the plants attract them.
The location is excellent, 3-5 mins walk from Tha Pae Gate and Loi Kroh Road. If not for the construction work, it would be quiet.
There are many hotels and guesthouses in this area, some of which are more modern than this.
The decor for this property was so spa like. There was free coffee always in the lobby. Someone always at the front desk smiling. Koi pond and fountain in the front sitting area.
