Spacious detached villa built on the site of an historic mill in a tranquil location right by the river Tech yet close to the region's many attractions. With tiled floors, open beams and air-conditioning, the villa offers spacious, comfortable accommodation for up to 10 people. It has a private entrance and driveway.
The housed gardens are well laid out and, as you open the gates the property you immediately feel like you are on holiday.
There are 5 very spacious bedrooms, all designed to a very high specification. The en-suite shower rooms have large head power showers. The bath sheets are fluffy. The beds are extremely comfortable with lovely crisply ironed white linen. We provide plump feather pillows. Every effort has been made to make the rooms feel welcoming and relaxing.
In this region a lot of life is lived outside. There is somewhere to sit all day long to make the most of the sun or to find shade. Breakfast can be taken on the large balcony overlooking the river. Lunch is perfect in the shaded pergola in the garden. Around the pools there are wooden recliners so you can soak up the sun. The large ceramic tiled pool is a particular highlight.
The beautiful charming town of Ceret with its artistic heritage and spectacular Saturday market is just 5 minutes away. There are cafes on every corner, restaurants in every square; and frequent music and dancing in the streets.
There are plenty of local walks at different levels of effort. They offer wonderful views across the valley to the Mediterranean or up to the Canigou and Pyrenees beyond.
The villa is 10 minutes from the Spanish border, 30 minutes from the Mediterranean(Collioure, Argeles, Banyuls etc.) and 90 minutes from Barcelona. Skiing in winter is 90 minutes away. The region offers endless cultural and recreational facilities and the sun shines nearly every day of the year.

This our third time staying at Stephen's house and we had as good a time as always. The setting is wonderful and facilities are great, easily accommodating our party of ten with five self contained bedrooms and bathrooms. Check-in /check-out is seemless and Dominique even bought us some supplies given the late hour of our flight. Highly recommend.

Just to say that I've stayed in lots of houses in the past, but none have I enjoyed as much as this. What I liked most of all was the range of activities, from river swimming, to visiting the wonderful Romanesque churches nearby, to cycling up the mountains, to lying by the pool, to sketching.
Fair wheelchair accessibility too for someone able to transfer with arm strength. Good surfaces.

Fantastic property with nice garden and private swimming pool. Nice river close by, with the possibility of cooling off on hot days. Nice hiking terrain just outside the property. The house is fully equipped with everything you need for your holiday, except for beach towels to use by the swimming pool. The reason for four instead of five stars is the bedrooms in the basement without air conditioning. There should have been mosquito nets on the doors there, for the possibility of ventilation. Thank you Stephen and Sarah and bring my greetings to your very helpful housekeeper.

We had a lovely stay here in Ceret. House was nice and the pool was great. The kids absolutely loved playing in the nearby river. One thing to note: the 3 lower ground bedrooms are only accessible via an outside staircase (they are not accessible internally from the main house). Whilst we found this a little tricky with our younger kids it was great for the grandparents. Overall we would definitely recommend this property.

L’annonce indiquait lieu ceret, mais elle est dans la commune de Reynès. Maison sale. 3 chambres en sous sous-sol très forte odeur d’humidité, et les salles de bain en mauvais état. Une des chambres en sous sol à une porte vitrée sans rideau ce qui nous réveillait au levé du jour. Lave linge très mauvaise odeur joints moisis. Plaque du four dégoûtante. Maison pour 10 personnes mais non équipée en table extérieure pour 10 personnes. Matelas transat très sales. Chaises de jardin en très mauvais état et sales. Location très chère pour la qualité et la prestation de la maison. Nous ne recommandons pas cette maison.

Nous sommes venus en famille ,avec ma femme nos trois enfants et nos deux petits enfants . La villa possède tout ce que vous souhaitez pour passer d'excellentes vacances en famille . Les deux chambres les plus chaudes sont climatisées ce qui est bien utile dans cette région , il y a beaucoup d'espace sans parler de la rivière qui est au bas de la propriété .Très bel accueil par la personne qui est responsable de la maison
La region est formidable par son climat et la côte est a découvrir en randonnée le long du littoral .Le seul et unique problème est les moustiques qui peuvent êtres certains jours très voraces .La maison est bien protégée par des produits anti-moustiques mais n'oubliez pas de vous protéger a l'extérieur .Ceci fait vous passerez un excellent séjour .
Le centre ville est a environ 35 mn a pied et le Lidl a 1mn .L'environnement est calme avec principalement le bruit de la rivière .Tout l'équipement nécessaire est là dont une plancha et 1 bbq a côté de la piscine , une télé avec une apple TV box bien utile pour visionner ses photos de la journée . Nous n'avons manqué de rien sauf quelques petites cuillères , celles fournies sont des cuillères a entremet , parfait pour les gourmands moins pour le café , un détail .

Firstly, this is a truly lovely location and our extended family of 10, aged 12 to 83 had a wonderful week here. We'd happily return. Most special is the access to a secluded river beach with one of the most perfect swimming holes we've come across and often only ourselves there. Going down at night and swimming under the stars was magical. In mid August the fig tree below the back balcony was in fruit - delicious! Varied and flexible outdoor seating all around the house was great, though there are actually no tables set up for ten - so we kept moving the tables and chairs from the back balcony, which are really light so easy to do. Solar lit lanterns added to the atmosphere. A nice detail: lots of multiple plug adapters, several with UK inputs, so no problem bringing UK electricals. Fixtures and fittings largely as described. Having stayed in some other similar priced and advertised places I'd say this was more 'homey' rather than modern, sleek and swish. We liked that.
The surrounding area is great - something for everyone within an easy drive. Walking into the centre of Ceret will take 35 minutes. We drove in a couple times and managed to park in the centre - not easily in August, but we managed.
Our niggles: The house does actually get quite warm in mid summer, and there are currently only three fans for five bedrooms and the main room. The mosquitos are hungry so leaving bedroom windows open feels risky - only one room has a mosquito screen. It would be easy to solve this. We're not the first people to mention it, so hopefully the owners will provide a fan for each room (and/or fly screens throughout).
The mattresses in the twin room on the main floor are rather worn, with uncomfortable springs that we heard and felt every time we moved, and I'm a slim, relatively light woman. Given the emphasis in the description on high end bedrooms, this was unexpected.
The shower fitting in the master bedroom is (getting) quite stiff. At 83 my parents aren't particularly arthritic, but several times had to ask for help to get it on or off.
The owners are clearly putting a lot of work into this property and so I expect they will easily solve these little things in which case it would be easily worth 5 stars.
For elderly travellers - the only room on the ground floor has a bathroom with shower over the bath. You need to be able to manage stairs or getting into and out of a bath to have a shower. Just for info.

The villa was lovely with a good sized pool. It was exceptionally clean and well presented with a range of seating and dining areas.
Three of the bedrooms are accessed from an external staircase and 4 are ensuite each with lovely fluffy towels. You do have to take ypur own beach towels.
The villa was very well stocked with a range of essentials which made self catering simple, particularly given the villa’s proximity to the supermarket.
We were there during a heatwave and felt the villa would benefit from air-conditioning or ceiling fans. The fans within the main house struggled to impact on the heat both within the bedrooms and the main living area.
The housekeeper was very welcoming and exceptionally helpful.
There was wonderful access to the river directly from the house which was lovely and cool during the heatwave.
The walk to Ceret takes approximately 25-30 mins along a cycle route/pathway. Ceret hes a number of restaurants and cafe/bars, be aware you really need to book if you plan to go out for an evening meal.

The villa is very spacious and has every comfort you could want for a family holiday from the beautiful pool to the table tennis table. There is a lovely garden with many places to sit and relax in the sunshine. The nearest supermarket is two minutes walk away, very convenient. There are lovely beaches within easy reach and for cyclists the routes into the local hills are to be recommended. The owners and their local representatives were friendly, efficient and welcoming. I would definitely recommend this property.

This villa has everything a family would want for a most enjoyable holiday.
It is extremely well equipped in a superb location,we particularly enjoyed the wide variety of outdoor sitting and eating areas all based around a central pool area.
We were a party of 9 with 3 generations ranging from 5 to 75 and all enjoyed themselves immensely.
The accommodation was clean and well maintained and everything was explained on arrival by a most pleasant housekeeper.
A bonus was a good supermarket within a short walk, ideal for fresh bread each morning and everything you would need for the rest of the day.
A short drive to the coast although our younger members much preferred the superb pool.
Definitely one to go back to.

We were a three generations family and had a wonderful week there. The area is stunning, and we made the most of it, visiting beautiful Ceret, the lovely beaches, and other attractions that are within a short-ish drive, including the Salvador Dali museum in Figueres and the fabulous aquapark.
The house itself is well equipped and maintained. The swimming pool is clean and the garden beautifully looked after. The river at the back of the house, is also a great attraction. The reason why a star was lost in this review, is because we were there early July and had temperatures of over 30 deg C, and the house became uncomfortably hot. There is no air con and not enough fans. When the temperature fell to the mid to high 20s it was fine, but I understand that these high temperatures are quite frequent these days! Other than that, it is full marks!

Ten of us of three generations (including four children, aged 8 to 12) spent a wonderful fortnight at this villa. The property was exactly as described, with loads of space and extremely well equipped. The booking process was very smooth and all the people who looked after the villa-the housekeeper/cleaners, gardener and pool cleaner were great. The area was excellent for the kids-with the beach at Argeles, the nearby swimming lake and a harbour-side dinner in Collioure being particular highlights. If we had a gripe, it would have had been great to have access to at least the garden of the the villa slightly earlier-the flight to Perpignan gets in VERY early- and the walk to Ceret was rather longer than advertised, at least with the kids!

Our group of friends loved the villa and found it to be exactly as described in the listing. It is beautifully maintained and was very clean, with a well-equipped kitchen, several sunny places outdoors to enjoy meals, comfortable bedrooms, and excellent
advice and help whenever needed by the owner. We loved exploring Ceret and surrounding villages, especially Collioure.
We found great restaurants in Ceret, such as Le Chat Qui Rit,
in walking distance of the villa, Le Bisbe and its terrasse, Can Jordi, and Le Quattrocentro, a great pizza place. The art museum is a must with works by many famous painters who
lived at times in Ceret. It has Picassos, Dufys, Chagalls and more. The Catalan history of the area is so interesting, and we
learned more about that in our explorations. We recommend
this property very highly to friends and anyone who is looking
for a delightful place for a vacation home.

The family reunion of six adults, one toddler and one newborn stayed for an idyllic week. The location[Private, secure, walking distance into town, access to private beach on the river], the amenities [beautiful pool, loads of outdoor furniture, Toys, Grill, etc.], the "everything you could possibly need" in the house [games, books, movies, adapters, maps, fully stocked and equipped kitchen even with staples like salt n pepper, cooking oil and spices, bbq charcoal etc.], and the warm lived in feeling was quite unlike any other rental we have ever experienced.
The house, linens, gardens were all immaculate on arrival.
Everything listed by Stephen and promised, was 100% delivered........ We really felt as though someone was sharing their primary home with us, and not selling a rental property for a week or so.
100% impressed and satisfied, highly recommend this property.

Thank you, we had a wonderful holiday. We found the villa very comfortable, spacious and welcoming and the surroundings are lovely. We enjoyed the pool and garden but the woods and river were something special.
Although our children are technically adults now they had a great time messing about down by the river and that was probably their favourite thing. I loved the peacefulness, no traffic noise and just the sound of the river at night, yet with a supermarket and fresh bread just round the corner! We appreciated the range of maps and booklets in the house and used these for several trips and local walks. We tried out the bus to Perpignan which proved to be comfortable and on time- it does indeed cost just 1Euro and goes all the way to Perpignan station, so I guess if anyone wanted an 'eco' visit, not using plane or car, they could get a train from England and then a bus almost to the door.
Flore and Charly were very helpful and responsive.
We found Ceret very friendly and loved the Saturday market. The first weekend we were there it was the local Festival, which seemed to be a massive 3-day street party, and the second weekend was the Sardarna festival with more dancing in the streets.
I can't really think of anything to improve, although on a couple of hot humid nights I did wonder if screens over the windows (to allow air in but keep insects out) would work.

There was ample room for everyone to find space and time to really relax and unwind, with five generous bedrooms and lots of outside space, all immaculately maintained and presented.

My busband and I spent a very enjoyable weekend in this beautiful villa at the end of May. It is clear that the owners take a great pride in their home and have done everything possible to give their guests an enjoyable and memorable stay.
Since our last visit the villa has been extended with the addition of three spacious bedrooms all with en suite shower rooms. The rooms have been fittted out to a very high spec with luxury showers and bathroom fittings.
The villa is set in lush gardens with a large, well maintained pool. The owners have provided comfortable sun loungers and more than enough garden furniture for a group of 10. There is plenty of space with areas of sun and shade to keep all guests happy! The views from the back of the villa towards the river are stunning.
Ceret is a beautiful part of the world with something for everyone.

My husband and I have just spent 6 days at this lovely property with 6 friends.
It has been lovingly and sympathetically extended recently, and there was plenty of inside and outside space for each of us to relax either as a group or individually.
The kitchen is well equipped, and you get the impression that the owner is afoodie as there are lots of dishes and cooking utensils, together with a large oven. Ideal for a group of family and friends with self catering in mind.
The views of the river from the rear of the property are spectacular as is the sound of the water rushing through the boulders. A walk down to the river side is a must.
Views of the mountains and trees from the front of the property are just as gorgoeus.
The heated pool and garden area is really quiet and peaceful ,with the mature trees and garden offering privacy, and a mixture of sunshine and shady areas.
The property is easy to find and although a short car journey out of Ceret it is within walking distance of this old and pretty town. With a Saturday market, medieaval castle and lots of restaurants serving local and fresh food this is a lovely spot.
There are lots of walks from the property, and access to the coast is only 45 minutes away by car.
It is well recommended and we would be happy to return there.
