"Pros: We enjoyed everything in this house! Great location to visit the region, quiet area but close to points of interest. Fantastic view, the house is surrounded by a great garden. "The facilities are well maintained. The beds are comfortable and the setting in the Tuscan countryside is wonderful. Very peaceful and serine. The pool is clean and refreshing. The location is perfect, being just far enough away from the daily crowds in the town of San Gimignano, but close enough to visit before 10 AM and after dusk. The included daily breakfast was a perfect start to our day! Lots of fresh fruit, juice, yogurts, granolas, breads and cold cuts. And, of course, the espresso machine! The property is family owned and operated (they live on-site) and are there to see that your every need is attended to. The on-site restaurant is also family owned and operated, with a nice variety of entrees at reasonable prices. A good wine selection, too! The only cons are: - The parking is problematic (as it is everywhere in Italy) with limited spaces on property and an 'overflow' area in a vineyard across the highway. - The A/C is controlled by the management... So they decide if it is available, which, in our case, it was not, and that made for some uncomfortable nights as the only fresh air to the room was via the balcony doors which are unscreened."

"This place is at the center of everything, that being said, to get there is a hike! We parked outside the city walls and walked to the hotel, since we spent only one night we only carried a backpack and we left everything in the car. Dragging a suitcase it’s not a smart move. The hotel Is beautiful and we got a room with a wonderful view. Bed was comfortable and everything spotless. We really enjoyed the convenience of being able to go in and out to the center as we needed a break from walking. Super recommended!"

"While the property itself is beautiful, our overall experience was extremely disappointing and fell far below the standard we expected. From the moment we arrived, we encountered multiple issues that were handled poorly by management and staff. Our initial room had no functioning air conditioning, making it uncomfortable and unusable. We were initially told the hotel was fully booked, yet we were eventually moved to another room after considerable discussion. This was particularly frustrating given that we had even offered to pay for an upgraded room. The most disappointing aspect of our stay was the way my wife was treated. When she respectfully raised concerns regarding several issues we experienced, members of the staff responded dismissively and, at times, appeared to laugh at her concerns rather than address them professionally. No guest should ever be made to feel ignored or ridiculed when raising legitimate issues. To make matters worse, hotel staff damaged my wife’s luggage during our stay. Management acknowledged the issue and repeatedly assured us that they would resolve it and make things right. However, after we checked out, those assurances turned into delays, excuses, and ultimately a complete lack of communication. Despite multiple commitments to address the matter, management stopped responding altogether. We booked this property expecting a memorable and exceptional experience for a special occasion. Unfortunately, it was terrible and staff underwhelming."

"Where as we enjoyed our time here we did have a bit of an issue with our room temperature. We asked for it to be lowered as it was 81 degrees. We found out, after a very uncomfortable night and requesting 2 more times, that the AC was not working. As an aside: we could not open a window as our room was on the 1st floor and only had doors to a common area. We were moved to a new room. Other than that- the staff was lovely the pools and Spa are great. Location is wonderful with close proximity to the beach and some wonderful restaurants serving delicious seafood."
