Great location!

We enjoyed our stay at Marty's villa. It's in a great location right by the beach. The place was clean and had everything that we needed. If you have small children, you might want to keep an eye on them while climbing the stairs. We'll be happy to stay at this place again

Wonderful Vacation at an amazing home

This was our first visit to Mexico and it was wonderful. The condo is beautiful and you can't beat the location. It is steps away from the pool and the beach. We really enjoyed our stay. Marty is a wonderful host and Roberto, Guillermenia, and her friend were very nice and kind. If you are looking for a condo, look no further, this is the place you NEED to rent. Amazing Stay

Other 5 star reviews are spot on. Views, property, owner communication, and onsite staff are absolutely excellent. Quieter area which our family of 6 appreciated yet a quick ride into downtown. Some tips from our trip: Uber is fully up now in Cancun and nearly as affordable as the Taxi rates. You can use the Sun Palace next door if you travel on larger day trips and they have preset transport options. It's a 2 minute walk. Sea Turtles at night are amazing and worth the late wait. The small store near by is a 10 minute walk and has excellent street tacos they make fresh inside the store. We loved this place and the owner was probably the most communicative we've had on VRBO. We'll be back!

We stayed there 6 days, and it was amazing, Martin(owner) answered every question that i had( i had a lots of it), booking very simple. When we arrived Guillermina and Roberto were there cooking a meal that i had previously arranged with them, and it was delicious, as every meal they cooked for us. They help you in every aspect, just would like to thank them for everything. The villa is in great shape, everything works great, and the beach is unbelievable,quiet,clean a post card. we will definitely be back.

Luxury - Beachfront - Relaxing - What more do you need?

My wife, two kids and I were impressed from the moment we arrived. Gated, covered parking, beautiful entry way, and views that say relax, relax, and relax. We couldn't have asked for more. Beautiful decor and furnishings made us feel like we were at a 10 star resort. Gia did an amazing job taking care of us and keeping the condo in tip top shape every day. This place was roomy, clean, classy, and comfortable. Beds, linens, hot water, water pressure, appliances... all were top notch. Plenty of pillows, ceiling fans and cross ventilation kept us at the perfect temperature day and night. Air conditioners worked great when we chose to use them. This location is excellent. Far enough south to enjoy pristine, uncrowded beaches, walk to snorkeling, on the main bus route, and a convenience store across the street if you need some basic items or some extra pesos to take the bus into town. Our 2 kids, ages 9 and 11, enjoyed boogie boarding every day and the clean, heated, uncrowded pool. This was perfect for a low key family vacation that allowed for lots of uninterrupted, uncrowded quality family time. An added bonus was walking down the beach to the south point and seeing huge wild iguanas roaming about. Marty was a pleasure to work with. We felt safe and the staff was always friendly and wiling to help if needed. If you're looking for beautiful, luxurious, comfortable, convenient accommodations that beg for relaxation, indoors and out, consider this is your next vacation rental. I guarantee, you will not be disappointed.

Exceptional

Our party of 5 thoroughly enjoyed Marty's condo. We stayed for 7 nights and didn't encounter any issues. This condo is immaculate, due to the daily cleaning staff. We cooked most nights and found everything we needed to prepare the meals. The unit is very modern and tastefully decorated. It was hot and humid most of our trip and the air conditioning handled it quite well. The three bedrooms are large, especially the master which is massive. Everyone found the beds comfortable, water pressure was good in the showers and there was plenty of hot water. Having a washer and dryer was very convenient. We utilized the pool everyday which we noticed is maintained and cleaned every day, but spent most of the time on the beach. The lifeguard Franco will set you up with chairs and umbrellas. If he’s not there one of the security staff can take care of it (Vito). We had Roberto cook for us on our first night. He made delicious fajitas and several side dishes. It was enough to feed a small army and was extremely reasonable. We took a few trips to the grocery store (Chedraui) It is a very modern grocery store that has everything you need. We decided to take Taxi’s but a word of warning, they will try to take advantage of you. Always ask the price before you get in. They will try to grab your groceries and put them in the cab so you feel obligated to accept the ride. Every driver had a different price. We refused one ride and walked away and he came down 400 pesos. We plan on staying again

Great Property & Great Host

My wife and two of our children (17 and 19) stayed at the unit for 7 days and found it just as advertised and reviewed - and perfect for us. From the initial booking process the host (Marty) was very responsive and thoughtful and took pains to ensure that we had information that would make the stay enjoyable and seamless. The unit itself was spacious and fully appointed with all one might need for a comfortable stay. Those responsible for the maintenance (Roberto and Guillermina) were very nice and also very helpful - we took advantage of Roberto's culinary skills on the first day, and it was delicious. The beach was nice - if even a bit seaweed covered due to high seas during our stay - and we all enjoyed long walks along (and swims in) the ocean every day. The pool was clean, warm and uncrowded. The gym was brand new and deserted. The proximity to a local convenience store and a nice restaurant (Navios) was helpful - as were the drivers that the hosts connected us with, who were easy to book and communicate with. All-in-all a very pleasant vacation spot and one we will return to in the future.

Overall a great place

Overall a great place to stay for a peaceful holiday but there are areas for improvement. The Not So Good: 1. The exhaust fan over the kitchen oven didn't work which made the 1st smell, Roberto wasn't able to fix it during my 6 days stay period. 2. The shower head was broken on the 2nd floor bathroom & I wasn't able to shower there at all 😬 3. Water pressure is almost non-existent. Very inconvenient to even wash face. Specifically the kitchen sink has very minimal water flow. Positive: 1. Very safe and secured gated community. 2. The housekeeping maid is a very kind lady who pays attention to details. Make sure to tip her well for the work she does. 3. Perfect view of the ocean and the 3rd floor view is really extraordinary. 4. Easy beach access. 5. Very clear pool with a kids pool attached which was a plus for the kiddos. I will surely recommend the villa since I enjoyed my stay except a few minor things which can be overlooked. I left my iPods before leaving and Marty was kind enough to ship it back to the States, thank you Marty.

Summer Family Vacation

This is a great place for anyone looking to enjoy Cancun, but who doesn't enjoy staying at crowded, expensive resorts. Unfortunately we had to cut our trip short due to tropical storms, but we enjoyed spending time in this amazing beach house, and we plan to come back as soon as possible!

Hidden gem in Cancun

What a wonderful place to stay and a great experience. Great communication with the host ahead of time. Villa was very clean and cleaners came very regularly to tidy up,wash towels, etc. Great location if you want to not be in heart of the hotel and bar district. Was very quiet and peaceful. Strongly recommend using the recommended driver, Jose. Fair prices and very friendly. One time we were late for an outing and had to run outside and catch the first taxi we saw. Sure enough, the first one that came by was Jose. He got us there on time and when his cell service for taking a credit card payment wasn't working, he said "don't worry, just pay me next time". In general, I'd recommend not renting a car in Cancun. Driving is a little crazy and taxis will always get you there quicker. Uber was unreliable in Cancun. Unfortunately we weren't able to take advantage of the cook they also have at the Villas but wish we had. Thanks Marty, for a great stay. If we return to Cancun, we will return here! Eric and Peggy.

Amazing Stay!

This condo is beautiful - near the pool and steps away from what feels like your own private beach. It's extremely clean and the staff that maintains it is wonderful and helpful. It's located maybe a 10 minute bus/cab ride from hotel row - which was perfect for us. The owners communication is great - complete with a welcome package that had recommendations for restaurants and activities. If we return to Cancun, this would be my first choice to stay.

Awesome location and experience.

Absolutely wonderful experience! Everything was so enjoyable and seamless. Pay for Roberto and family to cook, you won’t regret it! We used Uber to deliver groceries which also worked well! Only minor complaint is the beach in front of the complex does have some trash and condo staff does not clean or maintain the beach, but nothing with the property itself! If you walk the beach this is hardly unique to this complex as many of the beaches will have trash.

Turtle Time

We had excellent pre-trip communication with Martin and we arrived and walked right into the unit with little hassle, which is great after a long plane ride. We found the place to be clean and well-appointed and perfect for the six of us. The location is great, a short cab ride from the airport and also immediately on the waterfront with a view from all of the rooms. If you are there from mid-summer to early fall, stroll down to the sea wall at around 10:30pm and you'll most likely see multiple sea turtles each night, each one burying their eggs in the sand. The attendants will then dig out the eggs and put them in a protected area of the beach, away from people and predators. Meanwhile, each night eggs from 6 to 8 weeks ago were hatching and baby turtles needed to be released into the ocean. Before we knew it, we were handed a baby turtle and told to wait a minute while the attendant got a bucket of baby turtles that needed to be released into the ocean. We gave a tip to the workers but they never asked for it. We just felt grateful that we could be a part of this unique experience. We did this a few times during our stay.

A wonderful trip

Absolutely perfect

The owner, Marty, was so nice and easy to communicate with and gave us so much information before checking in! Roberto (the property manager). his wife Guillermina, and their friend, Guadalupe, cleaned everyday and are available for cooking meals for you (for an extra charge - but so worth it!) The pool is just steps outside the back patio, the beach just a few steps past that. Ocean views from master and 2nd floor bedrooms. I would definitely rent this house again …. I felt safe, comfortable and relaxed. Thank you to Dr. Grabel, your wife and staff.
