Cocoonr is offering this magnificent, eco-friendly, air-conditioned house with sea views for rent in the town of Cancale. It is situated less than a kilometre’s walk from the beaches and features a small swimming pool. Wi-Fi included (fibre optic).

With a floor area of 146 m², it can accommodate up to 8 guests. It comprises a lovely 36 m² living room, a fully equipped kitchen, four beautiful bedrooms, two bathrooms (with shower and bath), and you can enjoy a garden of approximately 541 m² and a small swimming pool.

The property is laid out as follows:
On the ground floor:
- A 36 m² living room (non-working fireplace), sofa, armchair and a dining area.
- An open-plan fitted kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob…
- Bedroom 1 with a queen-size double bed (160x200), TV, sea view and en-suite shower room,
- A garage with a utility area equipped with a washing machine, tumble dryer, ironing board and iron.
- A separate toilet

Upstairs:
- Bedroom 2: sea view with a queen-size bed (160x200), which can be converted into two single beds.
- Bedroom 3: garden view with 2 single beds (80 x 200), which can be converted into a queen-size double bed (160x200).
- Bedroom 4: sea view with pull-out bed (2 single beds; these beds are intended for children only).
- One bathroom with a bath
- A separate toilet.

Outdoors:
- A small (private) heated swimming pool (3m x 2m). Open from May to September.
- A lovely garden of 541 m²
- 2 terraces with sea or pool views, featuring a gas-fired plancha and outdoor furniture to enjoy the sunny days.

The neighbourhood:
Situated on the hills above Port Mer beach, known for its restaurants and water sports centre. A 5-minute drive takes you to all the essential shops, boutiques, restaurants, bars and the market (on Sunday mornings) in the town of Cancale, and to the Port de la Houle, famous for its oysters, less than 10 minutes’ drive away.

Activities:
The house is an ideal base for exploring Saint-Malo, Mont-Saint-Michel and the wild coast with its most beautiful fine-sand beaches: Saussaye Beach (700m away) and Port Mer Beach (900m away).
The Pointe du Grouin is about a fifteen-minute walk along the GR34 trail.

Transport:
If you choose to come by car, you can park directly in the private car park in front of the house (maximum 2 vehicles).

As for other modes of transport, here is some information that you may find useful:
- Nearest SNCF railway station: La Gouesnière: 8 km – Saint-Malo: 16 km
- Nearest airport: Rennes: 80 km
- Seasonal buses – ‘Cancale Port-Mer’ stop, 500 metres away, provide access to the coastal beaches as far as Saint-Malo.

Other notes:
- Parties and loud music on the terrace are not permitted due to the proximity of neighbours and the naturally quiet and relaxing surroundings. We will be vigilant regarding any disturbances; we are counting on you to observe good neighbourly behaviour so that this stay is a pleasant memory for everyone.
- Bed linen and towels included
- Cleaning is included in the rental price and 4* hotel-quality linen is provided (bed linen, bath towels, tea towels); your bed will be made up on arrival.
- Free Wi-Fi available
- The fireplace is not in working order
- Small pets are welcome. Before leaving the property, guests are asked to please clear away any pet waste from the terraces and lawns so that future guests can fully enjoy the outdoor areas.
- The end-of-stay cleaning service does not include routine tasks such as washing up and putting away crockery, cleaning the barbecue or taking out the rubbish. A surcharge of €50 will be applied if Cocoonr has to carry out these tasks on your behalf.

On arrival, the beds will be made and towels provided. You will be welcomed on site by the team at Cocoonr, the agency specialising in ‘ready-to-stay’ rentals, who will be on hand throughout your stay to ensure you make the most of it.
