A lovely space to unwind after a busy day whether it is work or play. Awake refreshed and ready for exploring the city via this clean, bright apartment with outstanding views. This contemporary and newly renovated living space has everything to make you feel at home – WiFi, Netflix, Kayo (sports app), washer and dryer, queen size beds, well-equipped kitchen and tableware.

BEDROOMS:
Both of the bedrooms have a queen-sized bed, both topped with fresh linen. The linen is professionally cleaned and pressed after each stay. The bedrooms have plenty of wardrobe space for your luggage.

BATHROOM:
I provide complimentary towels, shampoo, toilet paper and body wash.

KITCHEN:
Please make use of the fully-equipped kitchen. It has:
- fridge/freezer
- stovetop/oven
- microwave
- plates, glasses, and utensils
- cooking pots and pans

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has plenty of comfortable seating and a TV that you can use to access your Netflix and YouTube accounts. The TV has access to local channels as well. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account. It`s nice and bright during the day due to the natural light flowing in through the sliding glass door.

STUDY NOOK:
A study nook is also offered to this listing. Space where you can work or study. Fitted desk, with drawers and a computer. A dedicated area for your productivity and creativity.

LAUNDRY:
A washing machine and dryer are available to use, as well as an iron and ironing board.

PARKING:
The parking garage can fit up to 1 car.
Visitor car park: First gate down ramp. Level `1`
Free street parking on Burke Crescent.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

Griffith is the perfect place for those looking for something close to government offices but still in a cafe precinct. It is a very short walk to the Manuka Oval and Kingston cafes and foreshore.

You can take a bus from Griffith directly to the city. Use the bus stop on Wentworth Ave or Canberra Ave to catch the express bus.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

Note:
Scaffolding work is currently in progress on the external walls, surrounding the entire complex for the duration of the project.
Please secure balcony doors and windows.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
