Cozy Coast | Historic Home Steps from the Water
Built in 1830, Cozy Coast sits one block from the water in the heart of Boothbay Harbor. We spent months stripping back decades of bad decisions to uncover original wood ceilings, restored floors, and real. We`re Janice & Sean — we`ve been hosting guests at our collection of properties for over 10 years, and genuinely love sharing our favorite places with others. We`re here to do more than just give you a place to sleep, but truly show you why Maine`s state motto is `The Way Life Should Be.`
A note before you scroll... these photos were taken before our renovation. We know — bold move. But if you`ve followed along with our previous builds/renovations (Cozy Rock Cabin & Cozy Camp), you already know we know what we`re doing. If you haven`t, go take a peek. We`ll wait. The point is: what you`ll walk into on Memorial Day weekend will be significantly more delightful than what you`re looking at right now. We just didn`t want to wait to share it with you :)
Built in 1830 and finally restored to look like it, Cozy Coast is our newest Maine property — and honestly, one of our favorites. It sits one block from the water in the heart of Boothbay Harbor, one of the most charming coastal towns in all of Midcoast Maine. Walk to dinner. Walk to the water. Walk to get lobster. Then come back and light the wood stove.
This is a house with soul. We spent months undoing years of well-intentioned but misguided modernizing — pulling down plaster to reveal a stunning original wood ceiling in the den, sanding floors back to their 1830 glory, and letting the bones of this place breathe again. The result is a home that feels genuinely old in all the right ways.
THE SPACE The den is the heart of the house — original wood ceiling, beautiful restored floors, and a perfectly designed cozy cave that will make you want to cancel your plans and just... stay in. There`s something about a room that took this much work to uncover that you feel when you`re in it, even if you can`t quite explain why.
The dining room features a wood stove, a beautiful table for sharing a meal or a game of cards, and sitting chairs for your morning coffee or a delightful book.
The kitchen is fully stocked and ready for real cooking — or at minimum, serious coffee.
The queen bedroom has a dedicated workspace if you need to sneak in a few hours of work. The king bedroom has a desk too, because sometimes you just need to spread out.
One bathroom. It is, charmingly, a one-person-at-a-time situation. Plan accordingly.
A WORD ABOUT THE QUIRKS This is a 195-year-old house, and we want you to love it exactly as it is — which means a quick honest briefing: You may hit your head at least once. We`re not saying where, but there will be delightfully placed warnings. It`s part of the adventure.
The staircase has character. It is not the staircase you want to negotiate after a long night at the Harbor. We say this with love.
There is a mysterious box on the floor at the top of the stairs. We do not know what it is. It has been there since 1830 and it`s not going anywhere. Watch your toe.
None of this is a problem. All of it is the point.
OUTSIDE The backyard is fenced and dog friendly — bring your pup, no fee, no breed restrictions, no judgment. We`re in the process of installing a permanent fence, so for now there`s a temporary one in place. It does the job, but we wanted you to know.
One dedicated parking spot is yours, with street parking available as well.
THE LOCATION One block to the water. Walking distance to everything Boothbay Harbor has to offer — the harbor itself, local restaurants, shops, boat tours, and that specific kind of Maine coastal energy that`s impossible to fully describe but very easy to fall in love with. This is Midcoast Maine at its best, and you`re right in the middle of it.
YOUR HOSTS We`re Janice and Sean. Cozy Coast is our third short term rental in Maine, alongside Cozy Rock Cabin in Freeport and Cozy Camp on Sebec Lake. We`ve been Superhosts for over a decade, and our thing is creating spaces where people actually feel something — not just somewhere to sleep, but somewhere worth the trip. We think Cozy Coast is our best yet. We can`t wait to share it with you.
Guests will have full access to the space (with the exception of one owner`s closet where we store all our linens and supplies), as well as the backyard. This stay is nestled in a larger home with two full time residents in the other units, so the backyard is a shared space.
We are sadly out of state, but we are VERY accessible via messaging. If you don`t get a quick response, please feel encouraged to give us a call!
