Moorings View is a privately-accessed, luxury apartment at the top of a quirky Arts and Crafts house. It is conveniently situated in the beautiful village of Instow, which sits between the estuaries of the Rivers Taw and Torridge. As yet relatively unknown beyond North Devon, Instow is renowned for beautiful sunsets and lovely sandy beaches.
The light and airy apartment has stunning estuary views from all the main rooms. There are two bedrooms: one has a king-size bed, the other, a double bed and a day bed. We can therefore accommodate an individual, couple(s) or family/friends. There is a spacious sitting room with television and books, a neat, well-equipped kitchen, and a recently-refitted bathroom with bath and efficient shower over.
The apartment benefits from off-road parking and shared use of the main two terraces of the lovely secluded garden with various seats and views. In this garden you may come across your hosts and their two friendly spaniels.
The apartment sits atop one of the most distinctive properties in Instow, built for a retired Admiral and his wife around 1920. It is sited to take advantage of the panoramic views which stretch from Bideford up river, across the Torridge with its many moorings to Appledore, then out into the wide estuary until white horses show the rivers Torridge and Taw meeting the sea at Bideford Bar.
Guests have shared use of a heated wet room on the ground floor. This is ideal for drying wetsuits, coats, boots and walking equipment - and helps to keep the apartment carpets clean! We are also happy to store bikes in the garage for the duration of your stay - just give us notice!
Instow's waterfront is accessed from a private gate at the bottom of the garden path, as is the Tarka Trail loved by walkers and cyclists. The property is just a few minutes' walk from all this popular village's local amenities including the beach, John's award-winning delicatessen and Post Office, the pubs, bars and restaurants.
This Instow holiday apartment is perfect for those who seek a peaceful and airy hideaway, with or without friends or family.
The Owners have some Sit on top Kayaks that it may be possible, subject to some conditions, for guests to borrow to explore the Estuary.
Access: the apartment is at the top of an old property and has a number of external steps and then stairs up to the second floor. It is not suitable for those who need wheelchair access, guests with serious mobility issues, or those with young children. For this reason we request no children under 10 years old.

Moorings View was a fantastic find. The property had everything one could wish for plus amazing views. The location was perfect for the beach and local eateries and the parking space was a much appreciated bonus.

It was ideally situated in Instow which itself is perfectly situated to explore this part of Devon. Liam and Jane were friendly and helpful. A great stay and we would love to return.

Beautiful home with amazing view's through every window was just a joy to sit watching the boats coming in & the tide going out. Gorgeous home furnishings very comfortably bed freshly cut flowers from the garden and a nice bottle of wine waiting in the fridge was a added treat.really lovely hosts liam and jane you made us feel very welcome we definitely want to come back soon
On our arrival we were greeted and made very welcome by Liam..We were shown around & the apartment was excellent, exactly as described.Well equipped & plenty of free space for our things . Both Liam and Jane were very helpful and friendly.throughout our stay.Lovely views of estuary & yachts plus surrounding countryside. The Tarka Trail is at the bottom of the back garden & other walks nearby.The beach too was a very short walk away.

We had a lovely 4 night stay at the apartment (2 adults, 2 children). Apartment was lovely and cosy, well equipped and the beds were very comfortable. Instow is a lovely place to visit and the views from the apartment are stunning. Would definitely recommend going to The Boathouse for a meal. There are two sets of stairs up to the apartment, which is part of the owners property (but don't worry you wouldn't know they were there, the apartment is very private) so not for those with mobility issues but fine for us. Our second visit to Instow and we will definitely return to the area and to this lovely apartment :)
A wonderful fews had by our family of 4. (Including 2 teenage girls). Spotless apartment, well equipped, very comfy beds with absolutely beautiful views from both bedrooms and large, cosy living/dining room. Sunsets over Appledore are particularly impressive. Jane and Liam really attentive and kindly let us store our bikes so we could explore the Tarka Trail. Cycled to Torrington and back and enjoyed refreshments in Puffing Billy. Short walk from apartment to local pubs serving good local food and drinks along the beach front in Instow. Would highly recommend Moorings View apartment and hope to return one day.
The property was spotless and fresh and a wonderful place to relax and come home to. Sunrise and sun set over the Estuary is absolutely beautiful. The owners were really lovely and helpful. Little touches that were left for us was binoculars to watch the yaught club school and other boats on the water, and Westward Ho! opposite. The book shelf was full of a variety of fiction/non fiction, puzzles,games, books and maps about the area.

Moorings View was just great. We were late getting there, but the hosts put off plans so they could welcome us & show us around. They left a box of shortbread, bottle of wine & enough essentials to see us through the next morning of tea & coffee. Unit was sparkling clean, well presented & very "homey". Victorian architecture, but modern fits & finishes made for the perfect combination, including the world's best shower, IMHO. Beautiful views from all windows over the estuary allowed us to see the tides come & go, which was surprisingly interesting! It's only a short, 5-10 min. walk, via a private walkway through the property's garden to the waterfront. Enough dining options were there including pubs, restaurants & a terrific cafe. Couldn't have asked for a better place to stay during our North Devon visit.
I stayed in Jane and Liam's lovely flat for near on a month;
I was dealing with some pretty tough grief after losing my Mum and felt I needed a good amount of time away to process many things in a peaceful and calming environment.
That's exactly what Instow and the accommodation helped me to do!.
The flat was beautifully presented, in immaculate order and best of all, I could watch the serene sunsets and spectacular scenery through the lounge and bedroom windows every day/night. Never-mind that I witnessed the most amount of stunning rainbows that I've ever seen in 28 days!
Nothing was too much trouble for Jane and Liam; they were so kind and caring and above all very empathetic.
I wish I could have stayed another month!!
Thank you both for providing me with everything I could have asked for and so much more.

We had such a lovely time, and simply love this part of the world. Our hosts were very helpful throughout. The location is perfect, with a lovely walk down to the main instow road with plenty of pubs and places to eat. The morning and evening views are simply stunning. Highly recommend.

It was absolutely amazing. Liam and Jane were the perfect hosts. The apartment was spotless and they even left wine, beer and cookies and milk .we will definitely return.
This is the best equipped accommodation we’ve stayed in. All the rooms are beautifully furnished and there are lots of little luxuries provided, which we really appreciated. It is also perfectly located overlooking the estuary and on the Tarka Trail- the views are stunning. Thanks very much to the owners, Liam and Jane, for making us so welcome, as well as their lovely dogs. Thank you.
We just got back from our Devon holiday and feel recharged and happy. It is a wonderful flat, spotlessly clean, breathtaking views from every room. Really light and airy and It has plenty of room for a family of four. Kitchen is well kitted out and the beds are very comfortable. Liam and Jane are perfect hosts that are on hand should you need them. But the star of the show has to be, Missy, their 6 month old puppy. We all fell in love with her, she is a delight!
The perfect spot to relax and unwind. Stunning views of the estuary, and the most beautiful sunsets.

We walked along the Tarka Trail and round to Appledore via Bideford then took the ferry back to Instow.
Ate at a Thai restaurant in Westward Ho, Moran’s, which had a separate vegan menu. Johns of Instow is well stocked for basics and treats.
Instow pub was, for us, too frantic and our food was poor.
Loved it, we’ll definitely return.
A very last minute opportunity to head away for a few days had me madly searching for anywhere in Devon or Cornwall. My only criteria - sea views, on-site car parking and as near to the beach as possible as I love an early morning walk.
This fabulous apartment appeared on my screen and my search was over. Booked and on the road soon after. Did it match our expectations? It surpassed them by far. The location is wonderful; the views a constant amazing changing picture; the apartment just perfect - beautifully and thoughtfully decorated, very comfortable and absolutely everything provided. The owners and son were very friendly and helpful - it was a real treat to stay and we will be back!!
We hadn't been to Instow before - a great discovery. We walked to Bideford along the Tarka Trail and another day even further to Appledore, timing it just right to get the little, very friendly and wonderful volunteer run ferry back. The local 'The Quay' was our favourite - great pub food and an excellent pint. The beach stretches endlessly when the tide is out - littered with many boats that bob up and down when the tide turns. Magical. But ignore all this- it's our new secret haven so I'm keeping quiet about it!
We have just spent 4 days staying here and enjoyed every second of it. The apartment was spotless! The bed was extremely comfortable. The owner was very helpful and accommodating. The views from all the windows are beautiful and it is incredibly quiet!
We left after 4 days wishing we had booked for 7 or more! but, more importantly, we left feeling refreshed and calm.
Instow village itself is charming with a lovely cafe (John's) and a fabulous gastro pub (The Instow Arms). We can't wait to come back again. Thank you Liam and Jane!
The accommodation, which is the whole top floor of a large and interesting established house, is very comfortable, clean and well furnished. Two large bedrooms. The house is well above the the harbour and so the views out over the anchorage and river, from all the rooms, across to Appledore, are simply fantastic.
Instow is a a good place to stay, with lots to do in all directions. It's a quiet little village with an old and pretty harbour-side frontage.
Appledore, over the river, is larger, as is Bideford up-stream.
Would be happy to return.
