Convenient, modern, spacious
Location The place may not seem ideally located but is actually more central than it seems, at least for people who don't mind walking for 10/15 min. This part of the street is much quieter than upward, but you'll find anything you need in a 100m radius: supermarkets (7-11, open 24/7), pharmacy, laundry, restaurants, and massage salons. The place is still at a walkable distance from the heart of Sukhumvit (Emporium and BTS stations: 15 min walk). Otherwise, taxi-motos or taxis will get you to a subway station or Terminal 21 in about 2/3 minutes. Hotel The hotel is small but presents a huge advantage over many other facilities in Bangkok: it is brand new (opened in Spring 2019). All the equipment, including A/C, fridge and beds, are new and all is working perfectly – quite pleasant. Also, the staff is very welcoming, smiling and always ready to help. Room Another pleasant surprise is how spacious the room was. After staying in so many places where I could barely fit my suitcase, it’s a breeze. The desk is not a small corner under a TV, but a real (and modern) table that could accommodate 4 people. The bed is also huge (and comfy). The Italian shower is perfect, and the A/C is a monster, so big it can cool down the room in minutes... All in all, this place may be the most comfortable hotel I’ve seen in this budget category. It's spacious, convenient, and affordable, all advantages that definitely overcome the not-so-central location. A rare gem in Bangkok.

A very clean and new hotel. The room was spacious and had everything that’s needed. The location is a bit away from the Sukhumvit, approx 20min wall but there are motor bikes and taxis available. Perhaps a courtesy tuk-tuk as happens at other similar located hotels is an idea....add 100 baht a night onto price and no one will notice!!! We never had breakfast and the dinning area was small. The staff were all friendly and helpful. I would recommend this hotel as an excellent budget hotel.

The properties bed is very uncomfortable and sounds like the cars/traffic are inside my room. There were floor cleaners or I don’t even know what outside at 11pm that woke me up from my sleep and then I couldn’t go back to bed until they stopped which was minimums an hour! Worst hotel I stayed at. Other than the staff that were very nice and helpful there would be no other recommendations I would make for this property!

AMAZING
Absolutely love this hotel! The moment I walked in the customer service was amazing! They are so lovely and friendly. The room was very clean and the bed was VERY comfortable. About a 10 minute walk from the MRT, tons of street food and restaurants around, about a 20 minute walk from the emporium mall. I'll definitely be back at this hotel next time I'm in Bangkok! Such great staff! I had a great stay.

Room was spacious and comfortable. The shower was great but would be nice to have a few more toiletries provided and a hair dryer. There were many massage parlours and Indian restaurants along the soi and is walkable to Sukhumvit Rd but not so good walking back at night. A motor cycle taxi to BTS costs 20 baht. Breakfast is available for 150 baht. Overall a very pleasant stay for one night but next time would stay closer to Sukhumvit Rd

Great boutique hotel! Staff are polite and very helpful. Good location close to great shopping and restaurants. Rooms are very large and newly decorated with comfortable beds.

V new hotel - 15-20 min walk to queen sirikit convention centre. If you don’t want to walk there are motor bikes who can ferry you there for 20 bht per pax at a corner about 3 mins walk from hotel. Very comfortable bed, overall good value for money. 7-11 about 5 min walk away. Good massage Malai nearby. Shower hot & cold water a tad difficult to manage.

Recommend this place for quality on a budget
Bed was comfortable, room was spacious had everything we needed, location was very convenient and nice area, and close walking distance to MRT (5mins) and sky train (20mins). 7/11 a few minutes walk for snacks/groceries. Breakfast was great, decent selection and amazing scrambled egg. Our minor criticisms would be the air con in lobby/breakfast area is so powerful the breakfast went cold very quick! And also the noise from breakfast prep/staff early in the morning is disruptive to sleep as there is no door to separate the staircase. We thought staff were friendly and hotel was great value... many thanks! Highly recommend to anyone visiting the sights of Bangkok.

Good location, walking distance of Marriott and Holiday Inn and about 1 km walk from the nearest tube station. Only shortcoming is that there are limited breakfast options and no backup for power failure.

The hotel is brand new and the facilities are clean and in great condition. The staff was great with me and helped me with any problems I had. It's a long walk from the heart of soi 22 but I would gladly stay here again for the great nights rest.
