A beautiful inn, charming and comfortable, fantastic breakfast, lovely staff. Wish we could have stayed longer! Highly recommend and hope to return soon.

Excellent on all fronts. A very warm welcome, excellent breakfast and kind staff. They helped me in the morning sorting out a cab (taxi) too.

This bed and breakfast was so beautiful and the hosts were so helpful. They gave us walking recommendations and even helped us when our rental car broke down. The rooms were so comfortable and well appointed. Breakfast was absolutely the best part of the stay. A wonderful selection of made to order breakfast set in a garden. We loved this location of Scotland. Thank you Alison and Les for the best part of our vacation!

Our bedroom was large and comfortable. Amazing breakfast. Great hospitality! Enjoyed their beautiful garden. Ballater is a charming little town. So glad we chose to stay there during our trip to Scotland.

The property was beautiful, stunning building, in immaculate condition, all areas scrupulously clean, hostess was very welcoming and helpful. Breakfast was very highly rated, especially the homemade granola and fruit compote, which was exquisite. Gorgeous gardens. What a fabulous place this was. No negatives at all.

We really enjoyed our stay at No. 45! The village of Ballater is super cute. The guest house had a wonderful host and we liked our room the best of all the places we stayed on our 10 day trip. We had a canopy bed, spacious room and face clothes! The bed was very comfortable and the breakfast delicious! We even had packed lunches made for us which we took when we checked out the next morning. They was tasty and very reasonably priced. Highly recommend this place!

Hidden Gem! Ended up in Ballater and at No 45 by default, which proved to be a blessing. We had planned to stay in Speyside for 3 nights, but our hotel only had availability for 2. We looked for somewhere in between there and St. Andrews, our next stop and happened upon Ballater and No 45. WOW! Gorgeous little town and top notch place! It's "vintage" yet with a fresh feel. In top notch shape! And breakfast was wonderful! We were so drawn to it that we're contemplating this being our "home base" for our next Scotland trip! P.S. Bonus was the river that runs through town. We arrived a bit early...before our room was ready. A walk along the river was suggested and it did not disappoint! Next time we will allow time for my husband to fish!

Fantastic B&B. The rooms were spacious and comfortable. Not one, but two lounges downstairs. Ample parking, lovely setting. The breakfast was perfect. A little too far to comfortably walk to the nearest restaurants.

Cannot speak too highly about No.45. If we were staying in the area again we would definitely stay here. Cannot fault it 10/10 Bedroom and bathroom spotlessly clean. Comfortable bed. Homemade shortbread in room every day. Fresh milk for drinks provided on request. Superb breakfasts served in conservatory overlooking the garden and ample parking. Within walking distance of the centre of Ballater and last but not least, delightful hosts.

You will not be disappointed.from arrival to departure.Parking for all guests available.Les and Alison great hosts-providing details of eating places for evening meal-I have a mobility scooter-Les put it together for me and also disassembled it at end of stay-kept it in his garage.Residence was exceptionaly clean all places.Very good selection and plentiful breakfast.

Stayed in the Garden Room which was spacious and immaculate. Superb bathroom with both shower and bath. The bed was super comfy with crisp white sheets. Breakfast was all fresh and tasty. I would totally recommend.
