• In addition to keeping our home in great shape, we ask all guests to sign a Guest Agreement Waiver Form to acknowledge the house rules. This can be done by a secured link.
• Please be aware that security cameras are installed at the main entrance of the property, as well as on the upstairs and downstairs porches. These cameras are strategically positioned to monitor the entrance and surrounding areas, ensuring a safe environment for all our guests.
• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!
• We want our home to constantly be in great shape for guests. We aim for all work to be done in-between guest visits, but scheduling in Austin can be tough with labor shortages. There may be lawn service or pest control during your stay. Please note that every Wednesday our maintenance team comes by to service the pool.
Pet Friendly:
• Pets are welcome. A maximum of two pets under 60 lbs each is allowed. A pet fee of $49 per pet will be added if pets are included at booking. If pets are not declared during booking, the applicable fee will be charged separately. Please note the booking platform only allows one pet to be selected; if bringing a second pet, the additional fee will be collected after booking.
Additional Services:
• Pool and hot tub heating is an additional service that is not included in your booking price. It's an additional fee of $75 per night pool heating, $35 per night hot tub heating = $99 for both when temp above 70 degrees // $150 pool + $35 hot tub = $179 both when temp below 70 degrees. Heating service is available with a minimum stay of 2 nights and we require at least 48 hours' notice if you would like to add this service.
• Planning a BBQ? Your rental comes with a complimentary full tank upon arrival. A propane tank refill is available for a one-time $55 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!
• We offer mid-stay cleaning for reservations over 3 days in duration. This service is available for an extra fee and will need to be booked in advance.
House Rules
1. Parties, events and smoking/vaping are prohibited in or around our property.
2. Please check-out on time. Late departures will result in a charge for each additional hour the property cannot be accessed for turnover.
3. Large messes will result in an additional cleaning fee. Please clean up after yourselves and your pets (maximum of 3 pets).
4. Firearms and weapons are strictly prohibited on the property.
5. In addition to keeping our home in great shape, we ask all guests to sign a Guest Agreement Waiver Form to understand all house rules and complete a Security Deposit of $500. Please ask us about the two different options should you have any questions.
6. Absolutely no more than 16 guests are allowed on the Property, including the land outside the house of the Property, at any time.
7. Guests must be respectful of neighbors. After 10pm, no music or loud noise outside or with windows/doors open is permitted.
8. Checking out over 3 hours late will require you to pay a full refund to the next guest for their full stay if we do not have enough time to fully prepare the Property.
9. Please roll the trash and recycling bins out on Tuesday evening.
10. The kayak and paddle boards are free to guests. These items must be returned to the lower deck when you're finished. If our housekeeper needs to retrieve them, it will be a $100 fee per item.
11. There are several of public boat ramps within a few minutes when driving. Dock is not accessible because water levels dropped and the float is on land. It can accommodate small boats and jet skis whenever Lake Travis is at least 63% full. For larger boats, Lake Travis will need to be roughly 66%+ full (66% is well below historical averages but Lake Travis does fluctuate a lot). If your boat can't dock, you can still park it at the house and use the public boat ramps nearby. Note that Lake is for viewing only it was not accessible
12. You agree to be fully responsible for the actions of your fellow guests who will be staying at or visiting the property during your stay.
If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.

We had such an AMAZING time! The property manager really did a great job of making sure we had everything we needed and that our stay was comfortable. The home was beautiful, and the view was phenomenal!!! We will definitely be renting this place again in the future should we have another Austin trip. Thank you for EVERYTHING!!!
Not often do pictures not do justice to reality when renting homes online, this home was far beyond what was expected once seen in person. Great location, far enough to be able to be isolated. Close enough to get out and see the city.
My friends and I had a great stay at this beautiful lakefront home! The check in process was smooth and the property manager was easy to communicate with. There is both a pool and hot tub on the property, but you have to pay extra if you want them heated. There were more than enough rooms, and we loved that there were so many king size beds! I would definitely recommend this house to others looking for a beautiful place to stay with amazing views of the lake!
The house is in okay shape. We would not stay here again just because it’s ran by a property management company that nickels a dimes you for everything.
It was a wonderful weekend and we all enjoyed being there. The a/c was inconsistent at best and the stairs leading to the basement area were "interesting". Personally, I think I would wait until the remodel was complete before I rented it out again. There were obvious things that were not done yet and not so obvious but subtle omissions that would've been appreciated. All in all, we had a wonderful time and appreciated the accommodations. Large comfy house is great!Inside was neat and clean!Outside not as advertised: dock not accessible and clearly in disuse, untidy yard and rough surfaces, kayaks cannot be taken to water, decks were covered in multi-day dust and old footprints. Issues communicated but unresolved. Partial refund offered and accepted, thank you
The property management company was extremely responsive, resolving issues on the same day they were reported.The basement smelled really bad due to the bathroom. We didn’t feel comfortable using the basement bathroom because of the smell and special instructions. The basement layout was also very odd with double sliding doors separating the exercise room from the bedrooms and to the outside. The main level and upstairs were nice, but the floors were not clean. The cabinet doors were falling off in the kitchen. The bathroom on the main level only has a tub with no shower. It would be more useful if the bathroom had a shower. As noted in the property description, the dock is difficult to access, and for us we didn’t feel safe bringing the kayak or paddle boards down to the dock.The house has potential, but it really needs to be “lived in” so that the owners can experience the house and make it better.
