  • Open the back gate and you're standing in a park on Lake Austin: a green strip of public shoreline with picnic tables facing the water and a boat ramp a few steps past them. That's the whole reason this house exists where it does. River Bend sits at the quiet end of a west Austin road, tucked into oak-covered ridges where the Colorado River swings
    south, and the lake is close enough that it decides how the day goes — on the water in the morning, back for a long afternoon at the pool, everyone on the roof by sunset. Three floors, and every one of them is built to hold a crowd.

    The main level opens all at once — high ceilings, an easy flow from kitchen to living room, and windows pulling the green right in. The chef's kitchen anchors it, with full-size professional appliances, a wide island with bar seating, a wine fridge, and a dining table set for eight just off it. It's a kitchen built for the meal that starts as a snack and turns into three hours, with enough counter space that three cooks never get
    in each other's way.

    Sleeping is spread across the floors, and every bedroom has its own private bathroom — no hallway queue, no negotiating over the good shower. A king bedroom sits on the first floor for whoever wants to skip the stairs. The second floor holds the primary with another king, a third king room, and a bunk room with two full-over-twin bunks, the room
    the kids will claim before the bags are unpacked. A loft with a trundle sofa bed adds two more. A dedicated laundry room with an iron and board handles the practical side of a longer stay.

    The third floor is the one that surprises people. It's a full game floor — a pool table, ping-pong with paddles and balls, and a deep stack of board and card games, plus a wet bar and kitchenette so snacks never require a trip downstairs. Roll up the garage-style door and the entire wall opens, turning the room into one long indoor-outdoor space with
    a Big Green Egg out there for the low-and-slow crowd and a view that runs out over the treetops to the hills and the lake beyond. It's the best seat in the house at sunset, and the quietest spot in it the rest of the day — which is why the free weights and yoga mats live up here, with the whole valley in front of you.

    Outside, the backyard reads like a private resort. A pool sits at the center of a wide deck lined with loungers, umbrellas, and a bin of pool toys, with the hot tub right beside it for the end of a long day. A gas fire pit takes over after dark, there's cornhole in the grass and a gas grill for burgers, and around front, two hanging egg chairs catch the morning light.

    The lake is genuinely at the end of the road. The back gates open to Quinlan Park, a small, free park right on the water with picnic tables looking out at the lake, a public boat ramp, and a kayak launch — the starting line for most days here. There's room to park a boat if you're bringing your own, and rental outfitters a few minutes up the road
    if you'd rather show up empty-handed for a day on the water or an evening cruise. The house also sits between the two gates of Lake Austin Spa Resort, the longtime destination retreat next door, which tells you something about this stretch of shoreline. The surrounding hills are threaded with hiking and biking trails and overlooks above the
    water, and there's a grocery store and a handful of restaurants right inside the neighborhood.

    Head north on 620 and Mansfield Dam Park opens onto Lake Travis for swimming and boating, with Jessica Hollis Park a local favorite for paddleboarding on cold, clear, dam-fed water. Hill Country Galleria in Bee Cave is about half an hour south for shopping, a movie, and dinner out. Downtown Austin — the museums, the music, the Congress Avenue bats — is roughly thirty minutes east whenever you want the city, and easy to leave behind again.

Please note that the garage is not available for guest use, and street parking, alternate parking, and EV charging are not available.

    This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

    As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
