DISTURBANCE TO OUR NEIGHBOURS, INCLUDING EXCESSIVE NOISE, IS PROHIBITED AND MAY RESULT IN TERMINATION OF RENTAL AND EVICTION.

NUMBER OF GUESTS MUST NOT EXCEED THE NUMBER STATED on the Confirmation Notice or subsequently agreed in writing or email.

The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

Note: Variances to bookings can be agreed on but only by arrangement with the owner in writing.

The Deposit of 20% is non refundable and it has secured the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 10 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being relet then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.


Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is generally 10:00 am by the latest, to allow time to prepare property for next guests.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

We had a short stay in Adelaide to attend a wedding. The position of the apartment was excellent; very central to many eateries and easy walk to Museum, Botanical Gardens, Cinema and shops. Apart from the wedding, we were able to enjoy some of the things Adelaide has to offer. The apartment was spacious and comfortable and the hosts, efficient and friendly. Apart from being a bit dusty, the cleanliness of the apartment was good.

The hosts met us on arrival and gave us a very informative and knowledgeable tour of the local area. This was a wonderful surprise for which we were very grateful. The unit is extremely spacious and comfortable. It could do with a little bit of attention. For example, only one teaspoon is really not enough. Also, the cleaners need to clean under the beds. Otherwise, we had a very comfortable stay in a superb location. Thank you

This property is really nice, spacious, clean and adequately provided with personal needs (soap, shampoo, linen and towels) for our stay. The property is conveniently located within Adelaide's north-east boutique end, with a short walking distance to Rundle Mall (main retail strip shops), trams (free) and main bus stop. There are many open-space European cafe, restaurants and bars (French, Belgian, German and UK), located a few steps away from the building, which provide an excellent holiday atmosphere, especially at night time. The free WIFI made our kids very happy as well. In particular, we were highly impressed with the warm hospitality of the host, Barrie and Tracey, and the ease of communication during our stay. They even allowed us to leave our cabin luggages at the property as we flew out late in the day. Thank you so much for your generosity Barrie, we will definitely be back to this beautiful Adelaide City and will stay at your property again!

Huge amount of room, with secure parking for a family of 5. Safe and quiet part of the CBD. The kids love staying here, cause everyone has their own private space. The hosts are super lovely and helpful.

We stayed here 12 years ago and perhaps looking a little older, but all the facilities are there and the location is perfect for a short visit to the city. Loads of eateries, close to Botanic Gardens for early morning walks or riding a bike through the parklands. I bought my own herbs and spices and slow cooker and was able to make a lovely meal with lamb that came from a farm. Would stay there again.

We spent a few days visiting Adelaide with our kids and grandkids. This property was perfect for all of us - there was plenty of space, great views and the location close to cafes and public transport was perfect for our needs.

Wonderful apartment perfect for a City escape as it is in the heart of the east end. Walking distance to everything you need. The hosts were wonderful and showed us around the area while also running through everything in the accommodation. The apartment had everything we needed. Will look to stay here again for sure! :)

We had a wonderful stay in the apartment. It's location was perfect for us attending a family function close by. Finding the parking was a little difficult but a great advantage in that being available . The apartment was very spacious .ideal for sharing also having the 2 bathrooms , however the shower in the ensuite does need to have mould removed from the base . We welcomed the small provisions for a cup of tea /coffee that was provided but was only enough for one drink so bring your own extras or a small convenience store is nearby . Excellent restaurants and cafes surround the apartment. We thoroughly recommend a stay here .
