Great location. Close to bus stop and on the beach. Breakfast was simple but lovely. Staff very friendly and helpful. Room clean and everything we needed. Very comfortable and very nice. We would definitely stay there again. Tip: The bus route does not run along the road next to the hotel. It runs every 10 minutes on the parallel road a short distance away (3-5 minute walk). Goes to / from the water bus terminal… buses A B or C. Very handy and we were able to use our vaporetto 3 day passes on those buses.

Loved the property except for carpet on floors. Breakfast was acceptable and staff was great. It was a little far (20min) from main tourist attractions, but very quiet and safe area. Loved that is was 5min walk to the beach after a full day of sight seeing to rest and regain some peace.

If I came back to Venice I would stay again. In a quiet residential area great for someone looking for a relaxing stay away from the crowds. Less than a mile walk to public transportation (water bus) with easy access to all the places you’d want to visit. You have to walk a bit to get to the free public beach- you can’t access it from the end of the road. Friendly staff, cozy room, good atmosphere.
