This home comfortably sleeps up to 10 guests with the following layout:
Master suite
The master suite sleeps up to four guests and includes a king bed and a queen pull out sofa bed. The room also features a chaise lounge and an additional couch for seating, along with a private bathroom, walk in closet, and smart TV.
Second bedroom
The second bedroom sleeps two guests and includes a queen bed, a walk in closet, and a smart TV, providing a comfortable and private space.
Third bedroom
The third bedroom is a bunk room that sleeps three guests and features a twin over full bunk bed with a trundle, making it ideal for kids, teens, or additional guests.
Additional sleeping option
A queen size blow up mattress is available and can be set up in a location that works best for your group.
Living area
The open living area offers comfortable seating and flows into the dining space and fully equipped kitchen, creating a welcoming area to relax, watch Netflix, or gather together.
Kitchen and dining
The kitchen is fully equipped with modern appliances, cookware, and basic essentials. The dining area provides seating for meals, games, or planning the day.

Dogs are not permitted at this property.
Due to local regulations and HOA requirements, the primary guest must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the stay.
Occupancy:
-Maximum occupancy: 10 guests at any time (including children and visitors), per Washington City regulations.
-No unregistered guests or gatherings beyond the stated occupancy.
Quiet Hours:
-Quiet hours are 10:00 PM – 8:00 AM.
-Please be respectful of neighbors at all times—this is a residential community.
No Parties or Events:
-No parties, events, or large gatherings are allowed.
-Excessive noise, complaints, or violations may result in immediate removal without refund.
Parking:
-Park only in designated parking areas.
-Do not block driveways, fire lanes, or sidewalks.
-No RVs, trailers, or oversized vehicles unless explicitly approved.
Smoking & Vaping:
-No smoking or vaping inside the home.
-Smoking is only permitted outdoors, 25 feet away from buildings in accordance with Utah law.
-Any evidence of smoking indoors will result in a large fine and an additional cleaning fee.
Pets:
-No pets allowed, unless specifically approved in writing prior to arrival.
-Unauthorized pets may result in additional fees or cancellation of the reservation.
Respect the Property:
-Please treat the home and furnishings with care.
-Report any damage or issues promptly so we can address them quickly.
Trash:
Please bag all trash and place it in the designated bins. Garbage and recycling comes on Friday. Please place both bins outside the garage door on the street by late Thursday night and put back in the garage Friday evening. The HOA will fine us if bins are put out early or not put back in the garage by Friday evening.
-Do not leave trash outside or on patios/balconies.
Safety:
-Do not tamper with smoke detectors, carbon monoxide detectors, or safety equipment.
-Emergency exit: exit through the front door or out the garage door, down the stairwell, and away from the building.
Amenities:
-Community amenities (pools, hot tubs, playgrounds) are subject to HOA rules and hours.
-Guests must follow all posted signage and community guidelines.
Check-Out:
-Check-out time is on or before 11 a.m. on the day of checkout.
-Late check-outs without approval will incur additional fees.
Local Laws & HOA Rules:
-Guests agree to follow all Washington City ordinances and HOA rules during their stay.
-Violations may result in fines, removal, or cancellation without refund.
