About this property
Casa De Las Joyas...Sweet Casita Near Xcacel Beach: Newly remodeled late 2023!
Welcome to the freshly remodeled Casa De Las Joyas! All new flooring, new paint inside and out, remodeled kitchen and bathroom, and now with an outdoor shower in the back yard to get the sand off before coming inside! Casa De Las Joyas is still, a colorful little slice of heaven and a wonderful, comfortable place to stay. Now even prettier and more functional! The casa is located in a neighborhood of small homes originally built for locals within walking distance of Xcacel Beach. Xcacel Beach is home to turtle nesting grounds, and therefore protected by the Mexican government. Several publications have listed this beach as one of the top ones in Mexico, if not the world.
Decorated and painted in true Mexican style this 'jewel box' is perfect for those who are looking for a more traditional Mexican holiday experience. Much of the furniture was made by local artisans as we like to support our Riviera Maya economy. You might want to spend part of the day relaxing in the hammock in the backyard, listening to the gentle rush of falling water. Or you may want to take your morning coffee in the front yard, while admiring the park, listening to the native birds and enjoying the large fountain.

It was awesome to stay at Casa de Las Joyas. We loved having two cenotes right outside the door. Xcacel Beach was a dream, and being able to explore Cuidad Chemuyil and Zama from this location was perfect.
We loved staying at this casita - it had everything we needed with the huge plus of being in a safe and cute neighborhood. The pueblo nearby was very kind and had great restaurants and groceries. The house is close to just about every cool beach or cenote you will want to visit! Thank you so much!!
We had a great trip in the most adorable casita! Beautiful, clean, safe and close to numerous fun activities and sites. Thank you so much Shelley, can’t wait to come back!
The casa is adorable and clean. The location was great! The cenotes right outside her home were amazing! We had such a fun time and overall an amazing trip. Shelley was so great with communicating with us and helping with any questions we had. I cannot wait to go back!!!! THANK YOU SHELLEY!! :)
My friend Cynthia and myself, Linda absolutely loved this Casa. Shelley, the property owner answered all my questions almost immediately when I would text her. She had the Casa equiped with everything we needed to spend time on the beach, which was our prime objective for this great vacation. She has done a fantastic job with the art on her walls and everywhere. I loved her decor. And her property manager was extremely helpful right up to getting her car and giving us a little tour of the nearby town so we could get fresh tortillas, fruit and eggs for our first breakfast to have time to orient. I would definitely come back here next time I am in the area. Loved this little home away from home.
This house has the best location- right across from a park and the larger local cenote. The area is quiet and also full of birds and butterflies-perfect for morning walks! The house is snug and clean— we appreciated the abundance of beach and bath towels and the sink mounted pump for drinking water. The indoor shower had low pressure but we appreciated the outdoor shower. The kitchen is well stocked with stovetop cooking pots and pans, and the bright colors and Mexican decor made it a special place to be at home; loved having breakfast on the back patio and watching birds! The location is convenient to many amazing excursions, near and far- some days we only walked to Cenotes and Playa Xcacel; others we drove to places like Chichen Itza and Ek Balaam, and we had a great excursion to Si’an Kaan Biosphere Reserve, and saw an evening Cirque Du Soliel show. The internet was spotty but we didn’t have urgent work and could use cell data when necessary. We hope to return to Chan Chemuyil one day!
Shelley's place was everything we hoped for. It was off the beaten path, away from tourist traffic and activities, but close enough to access the beaches and unique villages in the area. We were on the go a lot, but we could have easily spent much of the week comfortably relaxing there, enjoying the quiet front and back patios and the park and cenote across the street. This is a Mexican casita that feels authentic to the area, and there are a lot of nice touches. We loved the local artwork and vibrant colors. The kitchen is newly remodeled and well-stocked, and it's easy to prepare simple meals. It was very clean, and the king bed was comfy! We made use of the two provided beach chairs and beach towels for our trips to local beaches. There's plenty of privacy on the back patio, and we loved the option to take advantage of the outdoor shower after beach trips. Shelley's communication was great, and she offered a ton of information to help us feel at home and learn about the area. When there was an unexpected problem with the A/C, she was on it right away and worked with her on-site manager to quickly fix it. We felt very safe in the quiet little neighborhood and enjoyed exploring the village of Chemuyil. It's a bit of a drive to Tulum, so look carefully at the map if you want to be close to Tulum activities. If you want a peaceful and authentic experience away from the tourists, you will likely fall in love with this special little casita!
The location was perfect. It was close enough to everything we wanted to see and far enough away from any commotion. It was a perfect jumping off point to visit all the places we wanted to see. The decorations were perfect and made it feel like we were coming back to our Mexican home every night!
We enjoyed our stay in Chemuyil. It's a delightful town and a nice neighborhood. The casa is comfortable except that the water pressure is very low, so that taking a shower is difficult.

Disappointed…
Unlike previous guests we were very disappointed with this rental. It looks pretty from the outside, but the roar of nearby highway traffic day and night was disturbing and depressing (for us). You can’t get to any beach without navigating the busy highway. The living and dining area are very colourful and comfortable and so is the bed. The kitchen is in bad shape. The sink is old and crusty. No real cupboards or drawers. Plastic shelves with mostly plastic plates and glasses hidden behind Velcro curtains. The back patio is neglected and sad.

Cute neighbour hood and house
Travelling with my partner and our two young children. The good: The house & neighbour hood is charming. Patrictio who came to introduce himself was super kind and welcoming and let us know if we needed anything to not hesitate to contact. There were tons of clean towels to use. Air conditioning in like 3 rooms for such a small place meant if it’s hot, you sure won’t be inside! The master bed was literally one of the comfiest I’ve been in in a long time.
The medium: First, the pin on the VRBO map shows the property on the other side of the highway, the beach side. This is very misleading. It is in fact on the other side meaning you need to run across the busy highway to start your walk to the beach. With two kids under 4, this wasn’t ideal. It’s also much longer than a 10 min walk which would be fine except when it’s so hot and humid with kids. The beach hours are super limited (10-4:30).
There is a plunger that lives over the drain in the shower which I think is used to keep cockroaches out? I could be wrong but once I moved it off the drain and left it off for a bit we had a visitor so I promptly put it back on. Ants were a little bit of an issue but also we weren’t bothered, bugs are a part of travel a lot of the time.
The backyard was cuter in photos. The hammock was very broken we couldn’t lay in it which was probably one of the bigger bummers.
All in all, it’s a fine stay at a good price and it is a cute house. We wouldn’t stay again but that’s mostly just due to the location and challenges of travelling with kids. We didn’t reach out for help during the stay as nothing was a big deal to us, but I almost considered mentioning the hammock because having that space to lay would have been lovely.
If you stay here, you absolutely need a rental car. There’s also a free cenote in Chemuyil if you ask any locals they can point you to it which is cool. Area felt safe.

If you want to get a nice, relaxing vacation, this is the place to stay! Sweet little casa right off the highway. Easy access to beach and the local cenotes are pretty much in your front yard. Plenty of towels and supplies in the house for use as well. The Ciudad Chemuyil is the real deal. Children singing for pesos with Our Lady of Guadalupe day coming soon. Restaurants in the tiny town had amazing seafood and service. Would definitely stay at this colorful and cute property again!!
We enjoyed our stay in Chan Chemuyl.
The neighborhood is clean and nice. Very charming. We absolutely loved the small cenotes right there within the community. The house is also cute and comfortable. Shelley was accessible via email wherever we had a question and was very helpful.
As long as you have a car, this is a great option for anyone who prefers to stay outside of the main tourist area of Tulum and still have easy access to town and the beaches. Tulum beach was about a 20-30 drive (depending on traffic) and town was more like 15 minutes. The Turtle Sanctuary across the street is beautiful but I would still recommend driving as you must cross the busy highway and it is a little nerve-racking on foot ;) Akumal and it's beaches are also only a 10 minute drive from the casa.
Overall we had a great time and would certainly recommend staying here.
Thanks Shelley!!
Shelley's Joyas is a comfortable Mexican art treasure in the small safe neighborhood of Chan Chemuyila with a beautiful cenote that the locals use. Her kitchen and bath are all-equipped; the beds are comfortable with soft sheets. Beach chairs for the playa.
Best pescada entera is at Jungle Fish. Bera Beta in Puerto Avanturas and Anita's in Akumal are local gems. Covid testing in Akumal is 45$ at the med clinic. but be sure you have it opened and ready before you go to the airport. Xpuha is a great beach, for $5-- go to the left to get away from the crowd. incredible. Xcacel is also a great beach.
Franciso Uh May for great architecture, Vallodolid for bees, and a women's prison where you can help women learn a living by buying a beautiful hammock; El Tigrille "stand" has the best cochinita pibil.
Thanks for a piece of heaven and answering sooo many questions! You can map ATMs for pesos or dollars. Sharon
Truly a beautiful home in a quiet community on the Mayan Riviera. If you want to do tourism off the beaten path, without getting involved in all of the raucousness Cancun/Playa del Carmen/Tulum have to offer, then this staying at Shelley's is an excellent option. Perfect for families, but not only-- we are a young couple and we absolutely loved it.
