- Check-In/Check-Out:
Standard check-in and check-out times apply. During peak season (June–September), we discourage early check-ins or late check-outs to ensure proper turnover. Expedited service may be available for a $250 fee (subject to availability). Off-season (October–May): $100 fee for expedited service.

- Extended Stays:
For stays of 10+ days, a mid-stay cleaning is required at the standard cleaning fee. Weekly cleaning service and linen exchange are mandatory for extended bookings.

- Security deposit:
Please note that 3 days before check in time, we will place a temporary pre-authorization hold of $250 on your card. This hold verifies fund availability and covers potential incidental expenses during your stay. The hold will be released 7 days within check-out, pending no outstanding charges or damages. Your privacy and security are paramount, and all card information is handled confidentially.

- Cancellations:
Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund, a credit card processing fee will be deducted.

1. BE A GOOD NEIGHBOR. Be friendly, use common sense and consideration of others, and leave common areas as you found them or better. Please note there are common areas and amenities available for guest use, subject to restrictions and guidelines provided by Commongrounds. Guests pay an amenity fee per guest per stay for access to the gym and other community facilities located onsite. If you use a board game or a lounge chair, please return to its home for the next guest to enjoy. If you see another guest or a neighbor, say hello and offer a friendly wave and smile! And when using common areas or resources, be mindful that others can hear you or may want to share use as well.

2. NO SMOKING. No smoking is allowed anywhere on the premises, including marijuana, vaping, or other types of smoking.

3. QUIET HOURS. Guests are asked to be respectful of neighbors and quiet hours between 10pm-8am daily.

4. PETS. There are no pets allowed in the building. (This applies to birds with feathers, but please feel free to bring the bird in your soul along.)

Excellent stay

We really enjoyed our stay. The apartment was immaculate, probably one of the cleanest property we’ve ever rented. The host were very responsive and attentive. We felt welcomed!

Outside of a small hiccup with entering the building, everything was terrific. Wonderful amenities, very clean, plenty of towels, etc. Was really nice to have a restuarant and coffee shop on site. Very pleasant walk to downtown Traverse City. I will be staying there again.

Nice place with an easy walk to downtown Traverse City

The OaK Tree house was a nice place to stay. It was very clean with modern furnishings. It had a full kitchen and newer appliances. The space was perfect for 2 or 4 people. The walk to Downtown Traverse City was safe and easy - under 1 minutes. We would stay in the Oak Tree House again.

Great stay in charming neighborhood!

This was a lovely location! We were drawn to this because it was a Co-Op and it did not disappoint. Excellent communication, starting from last August when I originally rescheduled and had to re-book.A few suggestions:1. Give designated parking spots to short term guests2. Add some more hooks and shower bars3. The single bed turned trundle did not work for us. That room really is not big enough for a double bed. This unit might be fine for 2 adults and several chn, but not as good for several adults to sleep.Thank you for a memorable week!

College Visit

Our son attends the maritime academy. The property is close to campus, close to downtown and easy to access. Loved the market downstairs. Parking is a challenge.

Unique, Artsy, and Convenient

I was traveling with my husband and two boys (13 and 11). We were able to to walk everywhere-which we loved! Apartment was clean and had everything we needed. My husband and I slept in the bedroom with the queen. My younger son slept in the 2nd room with the twin. I was a little confused about other sleeping arrangements. So anyone that needs clarification, there are two roll away beds that are in the closets. You are able to put one in the living room/kitchen area. I think this set up works for families or a friends weekend. It doesn’t really fit 2 grown couples, unless you prefer to sleep apart. Not a big deal to us- I just would want to know! We just made up the sofa with the sheet set, and he slept there. We travel with a fold up wagon and that works well for transporting your belongings up to the apartment. We found parking on the road and had no issues. There is a workout room down the hallway and it was great! The vibe of the entire place was super cool- we would definitely stay there again.
