Overall a very enjoyable stay!
We loved Tivoli and would have stayed longer if we did it over again! A short walk from the hotel to excellent restaurants and shops as well as to Villa D'Este and the Gregoriana Villa. A but longer walk to the train station and no functional taxi service. Hotel was clean with comfortable bedding and much loved air conditioning. Hotel office hours limited (only 2-8pm). Would stay here again.

Just say no
We left this hotel. The front desk opens at 2:00, but she didn’t show up till 3:00. Four flights of stairs with no lift. The biggest problem was that they expected you to park on the street. We circled for hours and never found a single parking space. Located on a very busy street in a very busy town.

1 night only
This was an overnight stay before moving on, it was a self service place without a reception, there was no secure parking. But the room was very clean and very comfortable for our stay. We were close enough to town to walk 5 minutes to a restaurant. We parked our car in a car park 5 mins walkaway. But it was secure and cost 5 euros for the night which was reasonable. Breakfast in the morning were vouchers at a cafe over the road from the hotel. All in all, we had a good night and foe the price it was great. If your over nighting definatly put this on your list

Dirty; holes punched in the door; non working air conditioner; putrid bathroom; broken fridge; wrong bed set up; stained towels. Horrible. Would not recommend.

Perfect location!
Extremely welcoming! Lots of good local information about what and how to see it. Third floor walkup. No elevator but help with the luggage. Room was spacious and bed was comfortably firm. Would return.

Across the street from Villa D Este. Check in limited to 2PM to 7PM Manager friendly and helpful. On busy, noisy street. No private parking. Nearby street parking is free but rarely available. AC, WIFI, and toilet all had spotty service.

Convenient position.
Lovely town with lots to see and good public transport though parking our hire car was difficult. Plenty of great restaurants. Our room was well serviced and we were able to make hot drinks there too.

Let down & review score not reflective.
Reception disorganised & untidy. Staff never listened to request. Wet cigarette end left on top of the tile in shower cubicle which I had to remove. Breakfast served across the road in a cafe and not much to write home about. No English channels on the TV in room just solely Italian so visitors not catered for.

Comfy room, great location
We stayed in Tivoli to break up the journey between Amalfi and Tuscany and it ended up being one of the highlights of our trip. The room was large and comfy, good bathroom too. Couple of things to be aware of; Lots of stairs up, and our room was road-side so some traffic noise. Also, the free parking is just street parking so you need to be lucky to get it (we were!). friendly staff, great city!

Terrific staff, great location
We missed our train & came in an hour after check-in closed--Domenico picked us up at the station & brought us back to the hotel & made sure we were well taken care of (including a fantastic restaurant recommendation for dinner). The room was spacious, clean & conveniently located for all the wonderful attractions Tivoli has to offer.

very short distance to many attractions.
parking was a issue, but once parked, we could easily walk to all that we wanted to see. Great value!

Unexpected gem in Tivoli
Very friendly owners who are improving and expanding this lovely boutique Hotel. Perfectly located for sightseeing in Tivoli and whilst being very reasonably priced it was spotlessly clean and delivered more than we expected. We would fully recommend using this Hotel. JWP

A Lovely Palazzo
We originally planned to take the train but took the bus from the Metro station and were dropped at the door of the guest house. A great location near the must see sights. Very high quality windows made the busy roadway out front a non issue when sleeping. Lots of room to move around the bed and lay out clothing. We have stayed in much smaller rooms at higher cost. Staff pointed out some good restaurants that we enjoyed very much. A very nice guest house at reasonable cost.

Tivoli Retreat
Hotel is perfectly situated in central Tivoli, up on the hill. Staff, in particular Fabio, was very helpful and energetic is assisting with getting car parked in area where we would not get a ticket. Other than some apparently thin walls, hotel stay was very good, room was large, huge bathroom and great location.

Overpriced and overrated
It is stated that this is a three stars hotel, but there is no lift (and you may need to climb to the third floor). The only free parking is if you take a side street and park there along the public road, otherwise you need to pay to park the car near the building. The area is dimly illuminated. There is no carpet in the bathroom. No bedside table. No carpet after showering. Furniture is poor. The accommodation is way below expectation. I would not recommend it for a price above 40 euros

La posizione non è sempre la carta vincente
Non faccio l'elenco delle cose che non mi sono piaciute, ma mi accodo alle altre recensioni negative, la cosa che più mi stupisce è che comunque la proprietà non fa nulla per migliorare anche a distanza di anni dai commenti. Sicuramente non ci tornerò. Un appunto che mi sento però di consigliare è l'indicazione del terzo piano senza ascensore, in primo per non fare sorprese a persone disabili (anche con una disabilità "parziale") e secondariamente per ricevere persone consapevoli di cosa hanno acquistato e non giudicare il soggiorno anche (o esclusivamente) sotto questo aspetto. L'unica nota positiva è l'accoglienza della ragazza il primo giorno. Saluti

Buongiorno sig. Fabrizio, la ringraziamo per la sua autorevole recensione. Le precisiamo che l'assenza di ascensore è esplicitata con due mail prima dell'arrivo degli ospiti e che in nessuna descrizione è scritto che la struttura ha un ascensore. Le descrizioni sono preimpostate ed è possibile inserire solo cosa è disponibile in struttura per cui è possibile esclusivamente non inserire l'ascensore. Sull'opportunità di migliorare la struttura predisponendo invece l'ascensore, siamo sicuri che lei sappia che ci sono dei vincoli architettonici e che abbia certamente un background imprenditoriale che le permette di comprendere a pieno l'esborso economico che comporta l'installazione di un ascensore in un Palazzo dei primi del '900 in pieno centro. Un cordiale saluto.

Gradevole soggiorno
Di passaggio una notte per visitare Villa D’Este e Villa Adriana, la struttura si trova comodamente vicino alla zona pedonale della città e a tutti i principali servizi. La stanza è gradevole ed accogliente, con tutto quello che serve per un breve soggiorno. Il personale è accogliente e disponibile. Sicuramente un buon appoggio per chi decide di pernottare in zona.

La réception se fait à quelques mètres de l'immeuble. Celui-ci n'est pas très facile d'accès d'autant plus avec une grosse valise, beaucoup de marches à monter, heureusement nous étions au 1er. Un gros point noir, le parking, il est mentionné parking gratuit alors qu'il n'y a aucun parking à l'hôtel qui n'est pas un hôtel mais des chambres situées dans une grosse maison avec pour petit déjeuner, dans la chambre, une petite table, une seule chaise, des biscuits, des biscottes, des céréales, une petite bouilloire pour chauffer l'eau et une petite cafetière, des gobelets en carton ... Pour le parking, il faut soit aller dans un parking payant même la nuit, soit attendre qu'une place se libère et c'est payant de 8h à 20 h (1.50 €/heure). Bien situé mais problème de stationnement ...

Posizione fantastica per la visita dei siti di maggiore interesse di Tivoli che si raggiungono a piedi comodamente, ingresso villa d'Este a 5 min., Villa Gregoriana a 10 min. e per raggiungere Villa Adriana la fermata autobus è a 2 Min. Anche il centro città dove potete cenare è ad un passo dall'appartamento. Non ci sono solo aspetti positivi ma anche alcune note di demerito: L'appartamento al 3° piano senza ascensore da raggiungere con i bagagli non è comodissimo. La colazione fatta in camera con fette biscottate, marmellata e cereali (tutto confezionato singolarmente) non ti predispone alla giornata ma la moka elettrica per farti il caffè o il bollitore (tutto da lavare in bagno) non invoglia sicuramente, meglio senza e/o un coupon per la colazione al bar. Difficoltà di parcheggio nelle vicinanze. Resta comunque positivo il soggiorno presso questa struttura.

Ottima posizione per visitare Tivoli. A due passi da Villa d'este. Unico neo l'assenza di parcheggio privato e una reception distaccata dalla struttura. Peccato...per il resto tutto ok.
