3rd Floor Pool: Owners ONLY

Gym, Sauna & Steam Room: Owners ONLY.

Parking: Each unit has one assigned space. Any extra vehicles must be parked outside the building.

Other Things to Note:

⚠️ Important Rules

*Maximum 6 guests only (including infants). Exceeding this limit will result in immediate cancellation by building management.

*No extra visitors allowed.

*No pets (building rule, not flexible).

*Only 1 vehicle per unit. Assigned parking space is 8.6 ft wide x 16 ft long (fits most SUVs). **Attempting to enter a second vehicle will result in penalties. **

*No drugs or illicit substances (including marijuana). Illegal in Mexico.

*No fire of any kind inside the unit (including smoking or open flames). The fireplace is electric.

*Quiet hours: after 10:00 PM. If noise continues after security’s first warning, electricity may be cut off.



FINES FOR NOT FOLLOWING RULES:

$150 for lighting fires inside or outside units

$50 for pets

$100 for unregistered extra guests

$150 for unauthorized access to the 3rd floor pool or gym (owners ONLY)

🏊 Building & Pool Area Rules

The heated pool available for guest use is the one by the restaurant ONLY, along with the five jacuzzis.

No glass containers in pool or jacuzzi areas.

Minors must be accompanied by an adult at all times (no lifeguard on duty).

Pools and jacuzzis close at 10:00 PM.

Rinse off after the beach before entering the pool area.

No fires permitted in the pool area or inside condominiums.



⚠️ Failure to comply will result in intervention by security.

Repeated violations may result in police involvement.

Fines range from $50 up to $1,000.



📜 Guest Rules & Responsibilities

Guests must comply with all local laws, ordinances, and community rules.

Maximum occupancy is 6 people. Exceeding this limit incurs a $150 fine and possible cancellation of stay.

Quiet hours must be respected; disturbances may result in police action.

No smoking inside the unit or balcony (only allowed in designated outdoor areas).

No pets allowed.

Garbage must be disposed of in garage-level bins (not in the street or unit).

At checkout: clean all dishes and leave used towels and sheets on the entrance floor.



⚠️ Violations may result in termination of stay with no refund.

⚖️ Liability & Hold Harmless

Guests must immediately report any maintenance issues to the owner for resolution.

Owner is not responsible for inconveniences beyond control (e.g., pool/jacuzzi closure, TV/cable/internet issues, water/electric outages, building problems).

Guests are responsible for damages caused by negligence, including clogged drains, broken electronics, or furniture damage.

Owner is not liable for guest injuries, theft, or loss of belongings during the stay.



💲 Fees & Penalties



Late Check-Out (after 11:00 AM): $50 per hour

Stained bed sheets: $25 per set

Stained mattress cover: $35

Breaking locks on cabinets/closets: $25 plus $100 for missing stored items

Hanging clothes on balcony: $50 fine

By accepting this reservation, the guest acknowledges and agrees to all terms and conditions of this Rental Agreement and accepts full responsibility for damages and violations.
