Secluded Riverfront Moon River Retreat- Spa/ Hot tub, Game Room, Gym

Relax at this unique and tranquil magical healing place with direct river access, spa, game room, exercise room. Relax by the beautiful river, enjoy picnic & BBQ during the day, kickback and stargaze at night. This quiet river house is close to restaurants, shops, grocery store, art studios and only 15 min from the entrance of Sequoia National Park as well as Kaweah Lake. Activities available nearby: rent a boat, kayak, jet ski, fishing, hiking, river rafting, mountain biking, horseback riding.

The space
The 5 acre property offers plenty of room to spread out and enjoy the peaceful mountain and river views. The house is situated right on the Kaweah River which runs through most of the year.

The house is very clean and ready for you to occupy. The spacious master bedroom has a king size bed. The second bedroom has a queen size bed. The third bedroom has a twin size bed. The sitting room/family room has a queen size sofa bed.

The garage is made into a game room equipped with pool table, ping pong table, air hockey, and dart board (to come). We provide board games for you to enjoy with your family.

The large back patio/deck is private and has a BBQ grill and a large outdoor table,, chairs and sofas with a firepit to enjoy a relaxing outdoor dinner, smores or just a quite morning cup of coffee while overlooking the beautiful river and enjoying the sound of river.

To the side of the house there's another large deck with patio seating as well as a shaded gazebo overlooking the beautiful river as well you can enjoy.

There's an indoor/outdoor dining table which sits 8 as well overlooking the river where you can also enjoy your meals or a drink.

The kitchen is stocked with dishes , pots and pans, stove , oven, microwave, refrigerator, toaster, and a BBQ on the deck is available to prepare your meals. The kitchen is stocked with basic cooking spices, coffee, tea, cream and sugar will also be provided.

We supply quality linens, plush towels, body wash, shampoo and conditioner.

There is a washer and dryer in the home you are welcome to use.

There is a hot tub/spa indoors you can enjoy. Please make sure you shower before using the hot tub/jacuzzi as oils and creams can damage the spa as well as get the water dirty.

*A small limited gym for those who like to stay on their exercise regiment. NOTE: At this time only an exercise bike is left with a few dumbbells and band. Other things have been stolen and will not be replaced at this time


Guest access
You have access to the entire House and the grounds as well as the the river behind the house, the Backyard and the gazebo dining area and a spacious deck.

You DO NOT have the river access behind the Guest house.

If you’d like to book the entire property (main house+guest house), that is a separate listing. Please don’t hesitate to contact me if you’d like to do so and are having trouble finding the listing.

We do offer WiFi at this location but it tends to be a little slower than in the big city, but it is available for you to use!

You are responsible at all times for your children and other guests. Please be responsible and safe around water! All children must be accompanied by an adult in the backyard and around the riverbed area. Children can be easily swept up and taken down the river by the current.

I would like to remind guests that this property is out in the beautiful wilderness. You are in the great outdoors and may encounter wild animals, both large and small. If doors or windows (without screens) are left open these critters and many bugs tend to find their way in.
I recommend only opening up the screened windows and ensuring doors are not left open.

*No smoking of any kind allowed inside, $500+ fee will be charged if odor is detected at the home. Please do not throw cigarette buds on the ground. No Fires or Fireworks. You know why.

* By booking this rental, The guest hereby acknowledges and agrees to the terms below:

When booking check that you have the correct amount of guests otherwise there will charge an extra 25.00 per guest after 4

Only dogs allowed inside the house or on the property. Please do not leave your dog unattended or left alone in the house. Please do not allow your dog to go on the sofas or beds. Thank you
There is an extra charge for your little pet friend as well as a deposit.

PLUMBING: WATER AND SEPTIC: This house is on a river well and septic system. Nothing other than toilet paper can be flushed at any time. Please use wastebasket for sanitary napkins, tampons and Dental floss.

Please do not pour grease down the drain. Secure it in a carton for disposal or in the garbage bag.

LIABILITY: Guest accepts liability for any damages he or she caused to the property or the guest's guests, and for any items lost or stolen by guest or guest's guests. If damages are in excess of the security deposit being held, guest agrees to reimburse the owner for costs incurred to repair or replace damaged or missing items, along with added guest

HOLD HARMLESS: The owner does not assume any liability for loss, damage or injury to any persons or their personal property. Guest agrees to hold harmless the owner for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control.

PATIOS AND DECKS and the Grounds: The guest accepts and assumes all risks involved in or related to the use of the surrounding areas of the house, including but not limited to wildlife i.e Snakes and Bears

Our home offers a serene and elevated experience in the mountains, surrounded by trees and wildlife. While we professionally clean and blow leaves before each stay, dust and leaves return quickly—often within hours. Wildlife such as mice, bats, insects,,, are also part of this environment in Three Rivers, even with regular monthly pest control. If you're seeking a spotless, city-like setting, this may not be the right fit—but for nature lovers, this is a truly unique retreat, a dream. We think you'll find the setting truly special and magical, especially being right on the river.

THE RIVER: Guest agrees that they are aware that swimming/walking in the river can be dangerous at certain times of the year, and guest hereby holds harmless the owner of the above said property for any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, or any of his/her guests as a result of, or in connection with the usage of the river made available by this property for their use.

TERMS AND CONDITIONS: The guest, his/her heirs, assignors, executors, and administrators, releases and discharges Owner of above said property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, as a result of, or in connection with, the occupancy of the premises and agrees to hold the Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

BARBECUE INSTRUCTIONS:
TURN OFF the propane valve on the tank when you are finished with the BBQ so the propane doesn't all leak out.
Bring BBQ tools in the house when finished, except for the grill scraper.
Scrape the grill when finished.
Cleansers are under the sink if needed .

Please do not leave food out or you will wake up to ants.

We will make every effort to correct any issues as reported as quickly as possible.

Since there is so much wildlife here, please be aware to keep the front and back door closed. Otherwise you invite in: insects, scorpions, flies, mosquitoes, field mice and rats, snakes, spiders and lizards, and bears...

DO NOT LEAVE FOOD IN YOUR CAR.- Bears will find it.

This house is not handicap equipped.

CHECKOUT:
1- Please make sure the heater/AC is turned off
2- Turn off all the lights
3- delete your movie streaming sites login info
4- Lock the door and place the key in the key box.

We don't give refunds for things we are not responsible for, such as events like electrical or wifi outages in the area, national park being closed, floods (unless the road to Three Rivers is closed, then we can reschedule or refund you).

For security purposes we have cameras outside the front door and outside premises.

I have another listing for my property which is for the Guest House. Please respect their space and not use the river access behind the guest house. You do have your own river access behind this main house.

By booking this property you are agreeing to all the rules and regulations and release and hold host harmless of any Liability that may arise while staying at the property.
