Girls trip
Beautiful villa, perfect for four ladies ready to get away from the snow. Everything you need for a great stay, comfortable and safe. We brought in groceries for breakfast and cocktails, ate a lete lunch to avoid driving the winding roads in the dark. Be prepared to rent a jeep to get around, and drive on the left side.

Near Perfect
This house was everything we needed for a comfortable 2 family vacation. The villa design allowed for privacy and space to spread out. Our kids loved the pool and the adults loved the views which were truly stunning. The kitchen was fully stocked with any accessory we could need and the house was also stocked with plenty of beach and bath towels. You don’t need to bring extra. The only negative was we did have one day of rain and the master bedroom window seal was compromised so there was a bit of water that puddled on the floor but it was easy enough to sop up with some towels and move on with life. Definitely saw our fair share of jungle critters but if that’s not your thing, don’t come to the Caribbean. In an open air villa, you need to expect some sharing of the environments :) We would not hesitate to rent again.

Wonderful Summer Stay
Property is beautiful and as described. Everything was there that we needed for cooking and trips to the beach. We kept the windows open for a constant cool breeze during warm evenings. Experienced some bug bites indoors. Overall was a very enjoyable stay. The views, pool and landscaping are amazing.

As good as it looks
We went to St. John as a group of two families and had a great one week stay at Ixora. What you see in the pictures is what you get, the property is fantastic and the views are incredible. The managing company does a really good job, are responsive, and are there for the guest if any need arises. Overall, a great vacation for us.

Excellent layout and a accommodations for 10.
Perfect layout for 6 adults and 4 children under the age of 5. Exquisite views of the ocean. close proximity to the main beaches. Lovely family experience. Three issues to think about: accessibility to good food is a problem, bugs and no A/C. Not so much an issue with the property but with the island of St John itself. There is a continual breeze and we are not an A/C family so we were all comfortable. Also, the property was clean and orderly however behind and under beds (where bugs hide) it could use a thorough cleaning. My family made many wonderful memories here. It was perfect for gathering, relaxing and playing together.

It was the best family vacation!
It’s was the perfect house for all 10 of my family. The location was great we could easily get anywhere we wanted. We didn’t lack for anything. JP was wonderful checked on us throughout our stay. I would highly recommend this property for anyone.

Great stay at Villa Ixora!
This property is perfectly located with beautiful views and easy access to the best beaches. The rooms and living area gave us everything we needed. The property was well stocked with beach towels, beach bags, beach chairs, etc. There was no air conditioning but plenty of breeze and we were more than comfortable. We hope to come back again!

Great and easy
An ideal property for a group with center building for living, dining and hanging out. The outdoor are is enormous with very good seating for lounging as well as dining. Bedrooms are great and allow for time away from others. Some have mentioned no ac but the breeze at top of mountain. Bring some no seeum spray just to refresh if you have any issues with some bites. And frankly unless you traverse the island in a h to m ti ally seals bubble, you will get a few bites. Would return for sure And the mgmt group was great!

Second Stay at Ixora
Our second stay at this property and we thoroughly enjoyed it once again. Love that view and the set up of the property. It is great for a group of people to spread out and have their own space. Would definitely stay here again. The deck is amazing!

Great Christmas
Stay was wonderful, property has well stocked kitchen and a great lay out. Check in was easy especially since our flights went wonky and our arrival time changed last minute. Property manager was knowledgeable about the area and gave great recommendations for food and groceries. The villa book has great information and I was able to book a half day charter from it easily. I do agree about not wanting to be out after dark but that's a st john thing

Amazing time with family
We’ve stayed at many places around STJ and Ixora ranks right at the top. From the beautiful home, to the amazing pool, views and beyond it was all great. James and JP were super easy to work with and very responsive. One day the water in the house stopped working and they had someone out to fix it by the time we finished the Reef Bay Trail. Perfect location for easy access to north shore beaches as well which made it easier with the kids. 5/5 stars.

Paradise!
Eight friends spent a week at this villa and had such a great time! The villa’s kitchen was well-equipped with everything we needed. The set-up of separate bedroom buildings was ideal. We loved having the pool and hot tub for evenings after spending each day at the beach, hiking, or shopping. We arrived in the middle of a torrential rain and flash flood warning which caused some water issues in one room in particular with a leaky ceiling, but it improved as the weather improved. Overall, this was a beautiful location and a very enjoyable stay. We would love to return again!

Great location to beaches, Coral Bay 5 min.
Great location close to the beaches and restaurants in Coral Bay 20 minute ride to Cruz Bay. Five minutes to Maho Bay. Property very clean views amazing. No air conditioning .

NO A/C!!!!!!!!!!!
I'm just gonna leave that Title for my review in case you make the same mistake we did when booking this house. Hopefully it helps someone else. Before we booked we read everything, all the reviews, the description etc. Our Final payment was due in July- and I still went back and checked reviews just incase any one had anything negative to say as this was A LOT of money for the week, NOTHING. We get onto St. John and contact JP and he meets us at the house. Right when we walked in, my husband asks "Where's the thermostat for the A/C?"- JP quickly replies, "there isn't any". I immediately come back with, "No one told us, it's not listed anywhere, etc" and he says "yeah well its on their website" and storms out of the house without giving us the gate code to get in. My husband had to yell after him to get it and he told us the code as he slammed the door in our faces. After he left, my friend and I literally checked VRBO listing, even checked their regular page in case it may have been missed on VRBO. Nope. Nothing. No where does it state that it doesn't have A/C. It just simply doesn't state it at all. Now, I feel that that's a little shady to not inform people of something like that, if we had known we would have booked another property. Not to mention there were 4 fans in that house that didn't even work. So I contacted the property manager off site (not grumpy JP) and he sent him to buy us 2 more fans for our rooms. We were miserable. There were bugs everywhere! And the Pest control guy finally came the morning that we were leaving at 9am on Thursday. Waterbugs (Roaches) , huge centipedes, mosquitos, wolf spiders EVERYWHERE. I'm not going to be negative for this entire post because the house itself was beautiful, the view was beautiful. But that's it. I feel like I was tricked into thinking there was A/C and we had already spent all that money. Won't rent this house again. We will hopefully find something better with nice property managers that live on the island. Happy Anniversary to us!

Great location, they community showed us a lot of love, it is about 20mins away from the town so make sure you have a jeep rental, and know you have to catch the ferry to get to st Thomas. I absolutely loved my stay here, will come back again, villa was stocked with everything you need, make sure you stop by moes fresh market for groceries! Beautiful view that will bring everlasting memories! JP was very kind and informative of everything! Thank you for a great vacation stay!

Ixora: Lovely private villa
Family of 5 with 3 kids under 12. Lovely private villa with gated drive. incredible views and unbelievable outdoor space- expansive patio/deck with large pool and hot tub. property management responsive and great to work with. Well stocked kitchen and beach items. Our only disappointment (and it was our oversight on booking- so I own that entirely!) is there is no air conditioning. The are tons of full ceiling to floor doors that catch breezes in the evening in the main building but it was pretty hot sleeping a few nights even with the fans. Also i should add it was uber hot the week we were on St. John. thanks to James and crew for making this a super memorable vacation for our crew!

Beautiful home. Good wifi. Thanks for bench chairs, coolers, car vacuum, washer and dryer. A few suggestions: replace coolers. (One with missing plug, other one has lid that won't stay on). Hook latches to hold doors open on all doors. Thank you for the accommodations.

Family Vacation
Absolutely stunning property, and perfect for our large family including my two sons and their wives as well as three grandchildren. Loved the layout, with plenty of space and privacy for everyone in the bedroom wings, yet the large central living pod with open air living and stunning views. The pool and patio were a huge hit after days at the beach, and the kitchen well equipped for preparing large family meals. My only critique was that I was charged extra for my 8 month old granddaughter who obviously didn't use the beds provided, and then additionally had to rent a booster chair for meals and bassinette for her to sleep in. Truly the most beautiful home we have stayed in on St. John's, and we have made many trips to the island!!! Perfect for large extended families.

Spectacular home with awesome view
We loved our stay at Ixora! We had a party of 7 adults and a 2 year old and the 5 bedrooms and 4 baths worked great. Loved sitting in the deck chairs watching the sun come up over Coral Bay. The location was perfect for north shore beaches and east end activities. The available beach chairs and coolers were a plus! Can’t go wrong with this property.

Ixora Mountain Villa (Our thoughts)
I'll give a completely honest review. The good and the bad. (And there was very little bad) The good: Entering Ixora for the first time you're going to be greeted with one of the most beautiful mountain views you've ever seen. Waking up every morning looking down at Saint John north shore truly feels like paradise. The facility itself is perfect. The view of the stars at night is as beautiful and aw inspiring as the day view. Spacious kitchen and living area with beautiful vaulted wooden ceilings and great ambience lighting is high class. Rooms are very nice. Bathrooms are modern and clean. My wife and I stayed there with one other couple and all 4 of us loved it and plan on going back. It was just such a great time. The bad: In my opinion the view makes it totally worth being on top of a mountain, however, it is a bit of a drive to most of the bars and restaurants on the island. Very few options less than 10 mins away. Cruz Bay is a very twisty/turny 20 min drive away. (Add another 10 mins or so for parking and walking to bar/restaurant). That isn't a complaint it's just something to be aware of if you're the type to enjoy a few cocktails with dinner (just sayin). Also, you're going to be on top of a mountain jungle. You are going to see a few of the creepy crawlie residents while you're there. Again, that isn't a complaint. It's not that bad and I could tell the property managers go to great lengths to make things clean and comfortable for guests. Just something to be aware of. Final thoughts: My wife and I are definitely going back. Next time we may bring grandparents and kids since grandparents are the best sitter;) It will accommodate 10 people. I personally would book no less than 4 and no more than 8 guests. Just my humble opinion. That said, book Ixora amd pack those bags. You're going to have an awesome vacation.

The property has a beautiful open-air main living area and 2 separate bedroom buildings. The pool and deck overlook the bay and have stunning views! Maho Bay is just a short drive away. Highly recommend this place when staying on St. John.

Stayed at Villa Ixora for a family celebration of birthdays and graduations! It is a very safe location even for our 9 month old granddaughter. There were 8 of us in all, and we had plenty of room and privacy for each person. James Miller Property Management and Island Baby were wonderful. There is a book in the Villa for restaurants and excursions. We had fantastic days on JUST FISH and Sunshine Daydream Charters. Drove down the driveway to Colombo’s Smoothies many times for coffee and treats. A welcome basket of treats and a quick run to Skinny Legs saved us on the night of our arrival. It pretty much rained all week, but we still had a blast and we were happy that the locals were getting water in their cisterns! 100% recommend this property without reservations.

Nicest place we've ever stayed
We loved this villa. The views are absolutely incredible, and several people said "this is the nicest place I think I've ever stayed." The proximity to both the north shore beaches and Coral Bay was a great plus, too. It was absolutely worth the trek from STT and across most of STJ, and navigating the crazy, steep, windy roads. I may have to come back with my parents next year!

Our third trip to St.John and first at Ixora. We thoroughly enjoyed our stay there. BEAUTIFUL Villa with BEAUTIFUL views! The Villa supplied everything we needed from the kitchen, to bathrooms, house/beach towels, beach chairs, coolers and fun! The kids loved the pool and the adults loved the views and sun chairs. STRONG breezes and the altitude kept us cool all day and night. No need for AC! With quick trips up and down the mountain to the beaches, shopping and grocery stores, it was a perfect location. The pictures really do paint an accurate account of what you will find at Ixora. We highly recommend booking a stay at Ixora and we look forward to returning!

This villa is perfectly set up for a large group, we had 9 people. We used the pool daily and hot tub! The view is incredible!! You get a nice breeze on top the mountain, especially at night. and get to listen to tree frogs. The kitchen has everything you need. There is a bbq grill, beach chairs, ice chests, pool towels, and floats. Maho our fave beach is only 5 min drive. We didnt like the grocery store in Coral bay as much as in Cruz bay, so we did have to drive in to town about 20 min to get there, but were fine with that. This villa has a very steep driveway, the steepest of three villas that we've stayed at in St John, but once you get used to it, youre fine. We did find a few roaches, a scorpion and a few centipedes, but you are on an island so thats understandable. Perfect place to stay!!!

We stayed for 8 days on this property. It is a beautiful place with a great location. The place was so clean we thought we were the first ones to ever stay here. The view is amazing. It is so peaceful it is easy to relax. We would certainly stay here again. J.P. met us in town and led us to the house. If we had any questions about St. John they were very helpful. The beaches were very close.

This property was impeccable! Plenty of towels, chairs to take to the beach, toiletries. Kitchen is well stocked, both drip coffee maker and keurig. There is no AC, which at first we were worried coming from Texas, but quickly realized it wasn’t needed as the breeze cools you down and all rooms are well ventilated. Property manager is very attentive and quick responding. The driveway was not bad, we walked down to columbos in the morning for smoothies. The location is perfect - 8 min down to coral bay, 4 min to maho, and 20 to Cruz. We will definitely be back!

Unbelievable property and management!
This is truly an amazing property. The views from the deck were breathtaking 24 hours a day. The management team of James and Beth were so organized and their communication was second to none. The layout of the property allowed for our family to all spread out but yet have plenty of space to commune. The kitchen was very well appointed and had everything that we needed for the nightly cooking fest. The cool evening breezes at Ixora were a welcomed change from the heat down by the beach or on our hikes. The hot tub was wonderful for the evenings. We will be back for another stay at Ixora. We had an amazing time at this property. The view amazing and the sunrises breathtaking. Great location, beds supper comfy decor is just as described in photos. House is well stocked with towels, beach chairs and kitchen items. Washer and dryer was very nice to have. Pool and hot tub clean and wonderful. There is also a Sonos speaker to play music by the pool. We are hoping to return to coral bay and this home again in the near future.
