Beautiful Property
Palm Ridge was as advertised - a spacious, comfortable, beautiful property. The pool was great, and the location can’t be beat. The view from the “upper deck” was outstanding. Would recommend and hope to stay again sometime. Eric, the representative from James Miller properties, was helpful and responsive with any needs we had.

Absolutely perfect experience
This place exceeded all of our expectations. The views are even more incredible than the pictures on the site. We saw amazing sunrises every morning and spent a lot of time just sitting out on the pool deck admiring and amazing scenery. The place was very clean and very large. It had lots of beach chairs to use and even had floats for the pool / beach and an awesome hammock. We grilled out by the pool a few nights just to enjoy the house more. It's completely secluded with a ton of parking, beautiful flowers, and just everything you might need. Do yourself a favor and stay here. You cannot beat this property.

We had an awesome time (first) in St. John at this property. The house was perfectly listed and check in was easy. Eric was great and helped us get from the ferry to the house as we got acclimated. If you’re on the fence, pull the trigger because the views will absolutely blow you away, can’t wait to be back. Thank you for hosting us!

Amazing house, spectacular views...
Words cannot describe how perfect our stay was at this amazing home. This immaculate house was fully stocked with everything you could ever need! The location was fantastic - we loved quieter Coral Bay - and we were a quick drive to some really good local restaurants. We drove to Cruz Bay quite a bit as well and loved the adventure of getting there through windy/hilly roads with phenomenal views. From this house it was only a 10-15 minute drive to the best beaches on the island. We greatly appreciated the basket of goodies left in the fridge for us when we arrived - we had a very long travel day and were starving when we arrived. That was such a nice touch. Overall - we have only great things to say about this rental and we will be returning one day!!

The house was everything we hoped for as far as amenities and location to our favorite spots. JP kept in touch, gave a personal walk through and left us a fantastic welcome basket. This is one of our favorite destinations and this trip did not disappoint. The views from the pool are incredible! Plenty more f books, games, chairs, cooler and a great photo book with the repairs made after hurricane Irma. Thank you for having us, it was a very special trip to our family.

We loved our stay at Palm Ridge! The location offers amazing views and seclusion but also a quick drive to Coral Bay! We loved the little welcome basket of goodies in the fridge! Pool was refreshing and overall we were highly Satisfied! We would rent the same Villa again!

Amazing House
We loved our stay here at this house! A beautiful space, a lovely pool, and amazing views. Only challenge is the steep drive up as is common in St. John so consider a higher clearance Jeep/SUV. Our mini van made it but it was a challenge! Would highly recommend this property.

Wonderful villa!
We totally enjoyed our stay at Palm Ridge. The villa was as wonderful as the VRBO pictures with an amazing view. It was fully equipped with everything we needed. The communications from James and JP were great and we much appreciated the food basket of goodies. Now if only they could have controlled the weather! While the weather was good, it wasn't the usual perfect snorkeling weather we have had in the past. It was a little too windy for good visibility. If this happens head for the beaches where the wind is traveling the other direction. Winds were high at the North shore beaches so we spent most of our time at the Southern beaches, Hanson's Bay and Little Lampheer ( only try this if you rented a Jeep- off road most of the way). It was a great trip! Be sure to try the Rhumb Lines restaurant The food is wonderful and the staff are extremely pleasant and helpful!

Spectacular Views and Spacious
We love the house. My family loved the privacy, pool, and the geckos. Kitchen is well equipped and then some. You need nothing. There were plenty of basic spices etc. Spacious bedroom. All you need to bring is your clothes. Only down side is no AC in main gathering area. Another fan or 2 would be great. You defiantly need a 4wheel drive to get there, but worth it. Thank you for everything. The gift basket was perfect and delicious!!!!

The Best!
We’ve rented homes in St. John multiple times which were amazing but Upper Carolina Palm Ridge is the best of all of them. The house is very sizable with 4 bedrooms and 3 full baths. The bedrooms are all amazing with air conditioning (the other areas of the house are not air conditioned). The views from the house are absolutely amazing from all areas, especially from the lookout deck and expansive patio. And the infinity pool is an extra special bonus. Everything inside is first class with furnishings and decor and it feels like the house was just built. The location is also great and just a short drive to north shore beaches. We rented a Jeep and easily navigated the island to get anywhere we wanted to go in a short amount of time. There are also 3 markets for groceries within a 10 minute drive. We liked Calabash market the best. We highly recommend this place. It doesn’t get any better!

Beautiful home, perfect location, amazing views
I had the pleasure of staying at Palm Ridge with my husband and our family at the end of July. From beginning to end this house suited our needs perfectly. The kitchen is fully stocked - we cooked several evenings at home and was never lacking anything that we needed for meal prep. The bedrooms/bathrooms were spacious and all very comfortable. The house had puzzles, games and playing cards available, which we used in the evenings. The pool, patio and observation deck were all just amazing. The entire property was exceptionally clean. There were coolers of varying sizes as well as beach chairs/snorkel gear available. From beginning to end, working with the property manager and their staff was really what sets this experience apart from other rentals we have had in the past. Check in was very easy and the staff were very friendly. We had a small hiccup with an appliance in the home that was dealt with quickly and the propertly manager ensured that we had what we needed while a replacement was installed. The management company handled the issue swiftly and ensured that our vacation was not interrupted. I would give their overall communication 5 stars! We would highly recommend this property and management company and would not hesitate renting from them again.

Amazing Property!
This was our first trip to St. John and the island and this house was absolutely amazing. Morning coffee and and afternoon cocktails by the pool with the best view was great. The living room, kitchen and bedrooms were spacious and very clean. Communication was superb and getting to the property was very easy. Highly recommend the house and can't wait to make a return trip!

A Jewel in The Mountain Tops
This villa had it all. The views were spectacular. The infinity pool was the cherry on top. The appliances in the kitchen were used daily, including the propane grill and they all worked well. The rooms kept cool in the evening with a/c units and the bathrooms were large enough to accommodate 7 of us. The landscaping was kept plush along the driveway and the driveway was secured with a coded gate and parking was large enough to accommodate 2 jeeps with room to spare.

A slice of heavan!
My family loved every second of our time here. This was our first time staying in the Coral Bay area and we could not have been happier. It was about a 25 minute drive to town but the Villa was secluded and peaceful! So awesome that we were able to relax by the pool in the afternoons after a great morning at the beach! Great place for a vacation with friends

Perfect House
Better than we ever expected! This house is at the top of the ridge so excellent views in both directions. You get a great sunrise over the bay, and a great sunset over the mountains. A well stocked house with everything we needed. Definitely get a Jeep. A short drive to the amazing beaches and small enough of an island you’re not far from everything else. Great communication from the property management company. We hope to be back soon!

Outstanding home!
We absolutely loved our stay at this beautiful house. It was 2 couples for this trip. We were met by someone who helped us to get to the house after we stopped by the dolphin grocery market. Rent a Jeep! The drive is beautiful on the mountain but the Jeep had no difficulties. The views are outstanding and everything in the house is updated and comfortable. There really is nothing to improve on this house and the entire process was seemless. This property is one of my favorite places that we have ever stayed. 4 bedrooms would easily sleep 8 and the pool deck and upper viewing balcony are perfect. Outdoor shower was lovely and all of the bathrooms are large and updated. The house has beach chairs and pool floats, everything that you need to explore the beautiful island and to stay at home. Stop by Miss Lucy’s and Rhumb Lines for great food and service. 100% outstanding experience and we will definitely stay at this house again if we find ourselves traveling back to St John. Thank you!

My husband and I with my son and daughter-in-law stayed for 2 weeks in this villa with the most amazing views I've ever seen. We are veterans to St John and have been coming with family for years. This is the first time we stayed at Palmar ridge. The location was perfect, only minutes to Coral Bay which is our favorite location. The beds were comfortable and the villa was stocked with everything needed. The fact that it's 1 of few that enjoys both the sunrise and sunset is such a bonus, especially for professional and hobby photographers. Personally it would have been nice to have the pool lights working and new beach chairs (both on order according to the manager). I would also suggest to add some additional lighting (eg lamps in the great room) and better lighting downstairs where 3 bedrooms are located. It's very dark downstairs and the decorative sconces and canned lights in the ceiling are ok but another layer of lighting would help brighten it up. The inside colors are all beige (which I'm sure is to keep the focus on the outside) Probably the best part of this villa is the deck on the roof!! It is unbelievable!! Gorgeous views all around!! We would definitely stay here again. My suggestions are just that, based on my personal ideas only.

This place is amazing. The unobstructed views of Coral Bay and the BVI’s are the best. The sunrises were beautiful every morning and the villa was clean and well stocked. Also, close to the North Shore beaches which are second to none, especially Trunk Bay. We loved it so much that we will be back for sure, thanks for everything.

This house is absolutely beautiful. We had such a great time looking at all of the views. It was amazing and we did not want to leave. We had plenty of space with our 2 kids downstairs and us in the main level bedroom. I loved the outdoor shower. The kitchen was well-stocked and it was nice to have plenty of towels. Definitely appreciated the beach chairs and having a washer and dryer was great. Thank you so much for the wonderful memories!

Your house is exactly the wonderful place we hoped for to have a family celebration on St. John! My first time on St. John was 59 years ago. My wife and I began visiting together in 2006. Last year we came with one of our daughters, her husband and four kids. This year the same crew, and one son, wife, and another four kids rented another house nearby. And, another son and girl friend rented a third. The 16 of us had a blast! Your house was a restful, peaceful, practical place in so many ways -- lots of places to sit, kitchen so convenient for cooking and serving meals, comfortable beds, and much more. We're grateful for the way the house is managed to make our vacation as carefree as could be! Thank you, B & P

Amazing property, gorgeous views, great trip! James and team were awesome and very helpful. Everyone LOVED the Villa and all the amenities. You’ll get the best pictures. Fyi: Renting a car is essential. Also, the trip from the ferry to the Villa is scary but after a couple attempts it was like we were regulars.

Great Week!
My wife, our two kids (ages 11 & 8), and myself had an excellent week at Palm Ridge. The house is in a great location with exceptional views of Coral Bay, East End, and Tortola. The living room/kitchen area are a very nice size with a half bath. The master bedroom with a king bed is also on this level and has an outdoor shower which our family loved. Downstairs is a bedroom with two twin beds which does not have a bathroom, a queen bedroom with sofa and a bathroom, and another king bed with a sofa and a bathroom. The downstairs is very large and also has a laundry room. All bedrooms are interior access which is very nice for a family with children. The outside deck has a beautiful infinity edge pool, plenty of comfortable seating, and a hammock. The house also features a roof-top deck that enhances all of the gorgeous views. We would definitely stay at this home again and would highly recommend.

My husband and I, along with three other couples, thoroughly enjoyed our stay at Palm Ridge! Everything was clean and well-appointed. We particularly enjoyed the expansive patio area with its comfortable seating, large dining table, hammock, and pool! We enjoyed most meals out on the patio with the incredible view and breeze! The upper level "sky deck" was appreciated because it allowed for essentially 270 degree view from the north shore to BVI and STJ east end, which is more than many other villas provide. James was very responsive and checked in with us several times during the week to make sure all was well. You won't be disappointed!

Just finished our 12th trip to St John and absolutely loved Palm Ridge. It exceeded our high expectations and is our new favorite place to stay in St John. Incredible views in a high end house with room to spare both inside and around the pool area. James and team were quick to communicate and made everything very easy. The only con was that we had to leave.

We've stayed on the island a few times now, in both coral and cruz bay sides and this property by far has some of the best views. The roof deck was great at night. The home is brand new and everything is in great shape. Just book it.

We have stayed at St. John about 15 times over the last 25 years and always rented a house near Coral Bay. Very nice houses but normally don't spend much time at houses due to great beaches, etc. We enjoyed time at this house as much as at the beaches. Great pool with incredible views. Well set up for gatherings around the pool and the roof top balcony was great in the morning, at the end of the day and later at night. Good access to main road. Overall a very nice property to spend time at with family or friends. Recommend bringing binoculars to enjoy the views even more.

Beautiful house on beautiful island
The house and outdoor area were spectacular. Loved the infinity pool with views of the ocean and mountains. Comfortable outdoor seating and some shade as well. It was so inviting you could spend your whole vacation right at the house. The outside shower in the master bath was fantastic - made of stone, in a very natural setting. The house was equipped with everything you'd need. Location is in a quiet setting close to Coral Bay. You'll definitely need a jeep. Highly recommend!

We were lucky enough to ring in a new year and decade from the observation deck at Palm Ridge. Everything about the house is great for a family. Some of the lower bedrooms are large enough to feel like their own hotel rooms. The common areas upstairs are perfect for swimming, bbq, family dinner, and even watching an afternoon shower under the covered outdoor space. The views go on for miles. Thanks James!

What a view!
Palm Ridge was fabulous! You can't beat the view! All the rooms were comfortable and spacious. We would definitely stay here again if we travel with other couples. Our only minor issue was that the pool never circulated and was a bit cool, but refreshing after hiking!

Gorgeous new house, spectacular views
Our stay at this house couldnt have been much better. The house is sizable - 2 floors, 4 big bedrooms, large living room and outdoor deck, all practically new having been rebuilt after the hurricane. the quality of the construction and finishes are excellent. The pool was an amazing feature, and the views from (nearly) the top of the mountain here are incredible, looking out over Coral Bay and the sea,. Bit of a steep switchback drive up to the house so definitely need a Jeep of some sort but you get used to it.. Location is easily accessible to a bunch of nice beaches within a 10-20min drive, a convenience store at the bottom of the hill has most of the basic provisions including beer and liquor, and there are a couple good restaurants (go to Skinny Legs!!) that are nearby too. All in all, this was a grade A stay and highly recommended. Would definitely stay at this house again. Lastly, James the property manager was very friendly, informative and responsive by text. He met us at the ferry and guided us to the house which was helpful. However, didnt need him much after our first day as everything worked out perfectly! Thanks again for a great stay James!
