Location is excellent close to city lift and port and historic centro with restaurants and shopping. Roof top view of Bay of Naples simply spectacular. Property a bit tricky to find upon arrival. Host helpful at check in. Seemed a bit rushed. Rooms small but comfortable. Sink not draining. Good supply of hot water to shower. Breakfast good. Love cappuccino machine, eggs cold, juice empty and more selection needed. Key to front entrance did not work one day with no staff on site to assist. Over all pleasant two night stay. Would recommend and return.
Check in after 2:30pm no reception so sent email reply but no response. So arrived early to avoid issue. Room was compact nice terrace overlooking sea. Great location near to town n port. Recommend

We came in April over Easter weekend and what a treasure! Our room was modern and clean with a fantastic closet and bathroom. The view from the terrace was right at cliffside overlooking the Grand Mariana was gorgeous and there was the perfect complementary breakfast with eggs in the morning! You are right by the shops, a 5 minute walk to the train, and down the cliffside to the beach. Absolutely perfect- we wished the jacuzzi was open but April is considered off season. Still this was a gem!
Excellent staff at an amazing location with a 180° view of the Napoli bay. Which you enjoy while eating the delicious complimentary continental breakfast, and addicting espresso/cappuccino. The terrace overlooking the bay is wonderful for morning and evening drinks, mid day sunning or relax anytime (maybe overnight?). They have secured gated parking (difficult to find in Sorrento), and very very comfortable beds, and the best showers in italy.
Loved the location, the view from the terrace and that it was walkable to restaurants and sightseeing areas. I only wished that the communication with the manager was more efficient. I will still recommend and visit this place again.

The location is superb and amazing 3 minutes walking from piazza Tasso where all the fun is. with the sea view that is unmatched , they need to work on the communication, to contact them is very hard I sent a message and no body replied until my day of arrival . The breakfast is ok but not a big deal it is ok as per European standards but as an American it is not any any ways I am in Europe so I will not complain plus every thing is close to you so if you don’t like it couple minutes away and you get what you want
This property had the most incredible views of the coastline, with Mt Vesuvius in the backdrop. Our rooms were small but very clean. I wish there was a shelf in bathroom for toiletries. Daily fresh towels and bed was made. Every morning there was a small breakfast in the Social room. Great to get a cup of coffee and a little something to eat before your day out. A little difficult to get in touch with the contact person there at first, but then we were able to get in touch with her very quickly on WhatsApp. The B&B was in a gated area felt very safe walkable to everything downtown Sorrento . Would definitely stay there again.🤗

This B and B is the hidden gem of Sorrento. The Terrazza overlooking the Bay of Naples is outstanding. Rooms are spacious and staff wonderful. In a two minute walk you are in the middle of Piazza Tasso and all the shopping you can handle. On August 15th our last night in Sorrento we had prime viewing of the spectacular fireworks show from our Terrazza. It was our second stay at Terrazza 38 and will be back again.

Mistake made and they would not rebook my room or refund my money. I did try to rebook for the correct date and they wouldn't even answer email or phone calls
Simply misleading and disproportionate. The add did not accurately depict the truthful accommodation. The main terrace in images is not apart of this accommodation and was not accessible. The accommodation was simply student accommodation at the same price vastly better hotels were. No outlook from windows, basic furniture and overall a rip off. Severely disappointed and do not recommend. No reception, or formal arrival. Breakfast was stale croissants and soft fruit. Worst accommodation I have stayed especially for what I paid more than $500 aud a night. Absolute joke
The location and the housekeeper were the best parts. Be warned this is a b&b with only 5 rooms so there is no front desk and limited services. The patio with view was lovely. Our room was small and a box with a window hug up you couldn’t see out of. There was an over powering flowery odour so had to keep the window open all the time. It is noisy being next to the park where the access to walk down to the beach.
The hot tub was closed and no advance warning given. The second day our room wasn’t made up and we were told daily housekeeping wasn’t provided due to it being a b&b. Had to ask for clean towels.
Pictures can be considered misleading as looks bigger and some look like from property next door. Same outside colour of building.
Breakfast included was ok.
Interesting that we had coffee in room and told nice coffee maker was available all day however there were no cups.

Information available online about this property is very misleading. The photos show these fantastic rooms with great views but instead we were in a room not much larger than the bed in the basement with no windows...The signage when you arrive is very quick to tell you that is it NOT a hotel so there is not always staff on site. Our key fob to open the gate malfunctioned during our stay, most of our time in Sorrento was over the weekend so there was no one available to assist us. I reached out to the contact I had and they never responded. I ended up having to hop the fence to let my wife in for the rest of our time here. My wife and I stayed at a number of place across Italy during our 2 week trip and this was the worst room/"hotel" we stayed in during our trip. The most frustrating part being the disappointing reality of the accommodations after what we saw/thought we were booking online, horribly misrepresented. Would not stay here again.
Location is amazing. The terrace, at the top of the cliff, overlooking the ocean, was spectacular. The elevator down is right next door. A continental breakfast is provided every morning, and housekeeping cleans the deck and rooms every day. The facility and staff are fantastic. The host met us at the door and gave us dining suggestions. There are 5 rooms in this unit, the host is not located on site.
I gave it a 4 star for 2 reasons.
1) Initial communication with the host is a challenge. There is a narrow check in window. The Orbitz canned email response says to contact the host for other arrangements. The phone number on that email is a fax machine. I sent an Orbitz message a week prior to check in and there was no response. The only way I found to contact the host was via the regular email, and the host takes a few days to respond.
2. The door handle on our unit was so hard to turn, I was unable to open it. My husband struggled, but he was able to be the doorman for the week we were there. The other rooms did not have the same issue.
Overall, we would absolutely stay there again. But I will contact the host as soon as we know when we plan to arrive and ensure we can get in.
The location is why I booked here and it did not disappoint, beautiful views from the terrace and jacuzzi and very short walk into town. The room and bathroom was very spacious with lots of storage, comfortable bed, A/C and nice amenities including huge rainshower. The breakfast was simple but we did not need more and loved the convenience. It is a small B&B which was fine as very quiet but no one there after 2:30 if you have any questions or problems. It made checking in stressful as we encountered heavy traffic and arrived just before they left. The number we were given to call is not in service and only way to communicate was through email in Whats Up app which would've been nice to have been told when given check in instructions.We found the main gate but no instructions once inside as to which building as there are several. Luckily Panda was still there and she came out to help us and show us around. She was very nice, does not speak English but communicated through whatsup translator. I don't know how someone would check in after hours so word of caution. The only other negative is that there are no black out curtains in room and it is extremely bright in the early morning. If I did not have a sleep mask I would not have been able to sleep.
Sorrento is very charming, eat across the street at Terrazzo Sirene during sunset, Capri boat tour is a must as well as Amalfi coast. I would not go in June as we did as it was very hot and crowded everywhere we went in Italy

There are alot of reviews that support this low rating not sure how it has an 8.8. The pool is a spa, the AC did not work the first night had to sleep with the door open as it was 90 in the room and the hostess left without providing an update after reporting the issue at 1pm on a Friday. Email regarding refund on part of the stay or compensation was met with a curt no-refund email, the only email responded to in an expeditious manner. Attempts to contact through hotels.com were never returned and they never contacted through whatsapp on day of arrival.
