Welcome to Water Fox, an amazing 5 bedroom, 5.5 bath cabin that offers the perfect blend of comfort and luxury. Situated on 3 acres in a gated community, this property is the perfect retreat for families, friends, and groups looking for a relaxing and fun-filled getaway. All the charm of the mountains with the convenience of being close to many attractions in Pigeon Forge/Gatlinburg and the Smokies. We would love to have you as our guests!

Relax in the hot tub or enjoy the indoor 10'5" x 20 ft pool (pool heater set at 82˚F NOT BATHTUB WARM). It has a locked keypad entry for safety. Pool has a dedicated bathroom! House and pool towels provided. Fire up the charcoal grill right off the porch for nightly barbecues. Kids will love the pirate ship playhouse. The deck *electric* fireplace area is perfect for relaxing and conversation. There's even an outdoor Roku TV.

The theater room and game room offer endless entertainment options for guests of all ages. The theater room is equipped with a 75 inch Roku TV and comfortable seating to enjoy movies or binge-watch your favorite TV shows. The game room features an air hockey table, foosball table, arcade, and a table for games to keep everyone entertained.

A generous, well-equipped modern kitchen is open to the living room for interaction while cooking and serving. The dining area offers seating for 12 people.

Starter pack of dish soap, dish tabs, bar soaps, shampoo, laundry detergent, trash bags, and paper products provided (toilet paper, paper towels) is provided. You may purchase more at local stores depending on the length of your stay.

Each of the 5 bedrooms is tastefully decorated and equipped with comfortable beds and linens to ensure a good night's sleep. There are 5.5 bathrooms.

Paved, parking right outside the front door can easily accommodate 4 cars. The entry road and driveway are moderately steep, and we do not recommend bringing a trailer. There is excellent privacy because this sits on a hill with woods all around, although you can see one neighbor through the trees. Surrounding woods are steep and not suitable for play area.

Resort Fee is for pool maintenance and heating. Pool is serviced twice a week and guests do not need to be present during that time.

In order to rent this property:

Person with the platform account is the “Booking Guest.”
• Booking Guest must be 25 or older and submit government-issued ID to confirm age within 24 hours of making reservation (obscure your ID#)
• Booking Guest must sign and return the Cancellation Policy & Rental Agreement within 24 hours of making reservation
• Booking Guest must stay at the property for the entire reservation dates (booking for others is not allowed)
• Credit card must be in Booking Guest's name
In other words, ALL these must be in the SAME NAME. (Example: IF it is your VRBO account, you CANNOT use your mother-in-law/husband/sister/cat's credit card.)

Security Hold: A $500 security deposit hold will be placed on your credit card 1–2 days prior to check-in. This is not a charge (unless it is a debit card) —just a pre-authorization—and it will be automatically released within a few days of checkout, provided there is no damage or violation of house rules.

This property is in the Great Smoky Mountains. There is wildlife here! Some of it may be dangerous. Be aware that native wildlife includes bears, snakes, raccoons, skunks as well as insects that may bite or sting. We maintain a regular pest control service, but neither they nor we can guarantee you will not encounter wildlife outside or inside. This is a risk you agree to by booking.

MAXIMUM OCCUPANCY 12 and includes infants and children. That maximum is based on our license, parking, water capacity, and bed count. This total includes people day or night, staying or visiting. Any evidence of guests above the 12 person maximum occupancy may result in eviction of the whole group without refund.

There are no fires allowed at the property other than the BBQ grill. Fires of any other kind at the property can result in immediate termination of your stay with no refund. Deck fireplace is *electric* for this reason.

This property features exterior surveillance cameras. These devices may be recording audio and video 24/7. They do not face into living areas, pool or hot tub.

CHECK-OUT INSTRUCTIONS OVERVIEW (We list them. Some hosts don't.)

- Check out by 10:00 a.m. Cleaners often arrive close to 10am due to their busy schedule.
- Please leave beds unmade
- Remove all food
- Load and start the dishwasher. Empty sinks.
- Place trash in bear proof cage outside.
- Close and lock all windows and doors.
- Clean the grill after use.

Service Animal Policy:

In accordance with the ADA and FHA regulations, we have the following Rules for our guests with Assistance Animals. This ensures that both your stay, and that of our guests after you will be enjoyable and relaxing. If you have any questions, please ask!

•Your Assistance Animal should not be left unattended at any time. They must go with you when you leave the property.

•Your Assistance Animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.

•Please provide an advance copy of your Assistance Animal's rabies vaccine (current thru your stay). Current rabies vaccines are required on all pets by the state of Tennessee.

•Your Assistance Animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times.

•Your Assistance Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.

•We can ask you to remove your Assistance Animal and/or leave for excessive barking, aggressive or damaging behavior or obvious lack of sanitation.

•Puppies and Service Dogs in-training are not recognized under the ADA. We regret we are unable to accomodate those.

•Your service animal must use the bathroom outside. Indoor piddle pads are not allowed.

•Please clean up waste in the yard immediately and dispose of the bags properly. We do not provide them, please come prepared.

•Please keep your Assistance Animal off the furniture and counters.

•You are responsible at all times for your Assistance Animal's behavior. While we reasonably expect that your specialty Assistance Animal is well-trained, should any damage occur, you are responsible for the cost of any additional cleaning, repairs or replacements as a result.

Note: We fully support our guests who legitimately need assistance animals. Please be aware that fradulent misrepresentation of a pet as a Service Animal IS a federal crime under the ADA, as well as under various state and municipal statutes throughout the US, punishable by civil penalties, including fines and jail time.
