We are located in Karlswerk, a small hamlet in the municipality of Seeon-Seebruck in the heart of the Chiemgau region, surrounded by nature and just a few minutes from Lake Chiemsee. Enjoy your holiday with us in two 5-star holiday apartments—homely, modern, and kid-friendly.
OUR 5-STAR VACATION APARTMENTS Stay in one of our two modern and comfortable holiday apartments, each accommodating 6 people—with a view of the Alps included.
Each holiday apartment is approximately 85 square metres. In addition to a spacious and bright living-dining area with a fully equipped kitchen, there are 2 bedrooms, additional sleeping arrangements, and a large bathroom. We’re happy to provide bed linens and towels, as well as extras for your children (e.g., rollaway beds, changing table, potty, step stool).
In the garden, you’ll find a barbecue area, lounge chairs, and a play area with football goals and a ping-pong table.
OUR FARM The farm has been in our family for several generations. The farmhouse was newly built in 2023 in the traditional style. At the heart of our organic farming is our herd of suckler cows, which graze on our pastures year-round. We also keep sheep and small animals such as cats, rabbits, and quail. Our pond is perfect for feeding the fish and fishing.
In our farm store, you’ll find products from our own farm as well as select regional foods. So nothing stands in the way of a cosy barbecue evening.



Apartment 2: This 5-star holiday apartment is located on the 2nd floor.
Amenities: - 1 bedroom with a 2-meter double bed, desk, TV, and closet - 1 bedroom with two 90-cm single beds, TV, and closet - 1 sleeping loft with two single beds (90 cm each) and a chest of drawers - Living/dining area with a pull-out sofa, TV, and dining table - Fully equipped kitchenette with a dishwasher, oven, refrigerator/freezer, coffee maker, and toaster - Balcony with dining table, umbrella, and lounge chairs - 1 bathroom with toilet, two sinks, bathtub, walk-in shower, hair dryer, and makeup mirror



Our farm is located in close proximity to the picturesque swimming lakes of the Chiemgau region: Chiemsee, Seeoner See, and the 17-Seenplatte are just a few minutes away by bike or car. The Bavarian Alps are within sight, and cultural cities such as Rosenheim, Salzburg, or Munich are easily accessible by car or train for a day trip.
Our family values nature-oriented farming and a family-friendly atmosphere. For more than 35 years, visitors and holidaymakers have felt right at home with us.
