Fabulous weekend away
We were three families that stayed three nights over Easter with children aged 3-6 and it was everything we could have asked for. The kids were outdoors the whole time and and there was no need to leave once you arrived. Such a great experience and relaxing time away.

Family Christmas
This was a fabulous place for getting together with the extended family. One group was in Orchard House for three days, while others rented the writers cottage for a single night. We were all able to cook, eat and hang out together. There is plenty of room and lots of places to escape as well. The pool is fantastic and a big hit with the kids, as were the chickens, ducks, veggie garden and fruit trees. Airconditioning and fans as well as deep, shaded verandahs meant comfort even in the summer heat. Peaceful and private, plus beautiful river frontage. Not far from Raymond Terrace if supplies needed. Close to Newcastle Airport for those from out of state. Highly recommended for a large group.

Excellent Event Venue!!
Stunning location!! Plenty of room for a big family or group of friends. Lots of parking. Very quiet and tranquil, yet only 10 mins from the nearest shops. Many areas you can set up for any get together or weekend away. Beautiful photo spots, everything you need is catered for. Fully set up kitchen. Beautiful sunset by the river!! Clean amenities and fresh linen on all the beds, we were all very comfortable. Spa was on when we arrived also which was lovely. Only thing that would make it better would be more PowerPoints in the kids bunk room and a toilet down by the pavilion. Would love to stay again!

It was perfect!
We booked the property to have a relaxing weekend and to celebrate a friend's birthday and the entire holiday was just perfect. We loved the house, the kitchen was well stocked and it was very cosy. The pool, the hot tub and the fireplace was the perfect trifecta and we enjoyed lounging on the deck. All in all, we had the best weekend and are definitely looking for more opportunities to book the property again. Highly recommend!

Perfect wedding venue and perfect getaway for our family
I rented out this property for four days with my 10 month old and my fiancé for our small wedding ceremony with four guests. The venue is very easy to find and you do not need a four-wheel-drive to access the property up a dirt road. The wrap around veranda and crystal clear steaming hot spa was breathtaking! It all felt very luxurious and refreshing. All of the grounds were freshly mowed and all gardens well cared for. Access into the property was very simple and easy and all communication with the host was also easy. The super high ceilings and exposed beams throughout the house create a lovely atmosphere. Everything in this house is all antique and collectibles. It would of taken years to collect so many beautiful pieces. You won’t find a single thing in this house from target or Kmart. Everything feels very high end and country- luxury. Our beds were very comfortable and the house was very warm once the inside fire was lit. There was plenty of firewood available for our four nights and the inside fireplace was ready to go with kindling and fire starters in place. Our dog loved roaming the property and we really loved having him at our wedding. It’s hard to fault anything about this property only giving four stars for cleanliness as we did find a dead mouse in the lounge room which was starting to smell a little bit however - we are on a farm property so this really isn’t any surprise when there are livestock and chickens around. My partner was able to take him outside and bury him. No big deal. Our wedding guests were all very surprised at how beautiful our venue was all wanting to know how we heard and found out about it. Everything that you need to make a meal and cook in the kitchen was available I didn’t end up using the oven but I did notice that it doesn’t close all the way. I think the rubber seal might be on its way out. Not sure if this affects it or not. There is a coffee pod machine which was great however some instant coffee would have been great also as it would’ve been a little bit easier for our guests to use. Our favourite thing about this property was sitting outside underneath the deck with the fairy lights lit and a fire to sit by. A glass of wine in hand. A very romantic and relaxed vibe. We did have a housekeeper arrive on day three which was a little bit of a shock as we didn’t know we were to expect anyone. One downside was that the main bedroom doorknob is a little sticky and we did get locked in for about 5 minutes.

Fabulous stay at Orchard House and Writer's Cottage
We had an amazing week at this most beautiful property. First, our host Judyth was the most gracious and caring landlady who went out of her way to make our stay most enjoyable. Ours was a family holiday with my wife and I and our six children aged 15-31. We stayed in Orchard House and the delightful Writer's Cottage, with tons of room. Both were exquisitely maintained with beautiful touches everywhere. We loved the rustic ambience, the beautiful memorabilia, the meticulous care in every corner of the property, and of course, the location. The grounds were, of course, stunning. 25 acres of sheer country beauty with a lovely river, beautiful peaceful sunsets, and ample space for entertainment. The weather during our stay was glorious (thanks Judyth!). We got to enjoy the wildlife, the veggie garden, fresh eggs from the delightful chicken and duck, and the beauty of the citrus grove. The internet was excellent (NBN). We also enjoyed most of the attractions that the region offers. Overall, this was one of the best holidays we have ever had, and it brought us all together after all the lockdowns and restrictions of the past 2 years. Thank you so much Judyth and Wes for being such wonderful hosts.

Hi Mario, I am sorry you were only able to focus on a few minor faults rather than on the huge amount of fabulous country you were surrounded by. RE your complaints: this was a rare occurrence of guests checking out at 11am and guests checking at 2pm plus I had an interim cleaner who panicked a bit! In the future we are going to allow a full day between bookings. In addition Orchard House is a carefully curated house with antiques, stunning artwork and quirky collections. We did not appreciate your family rearranging the entire house and leaving it in quite a state. In over 20 years of Orchard House as holiday accomodation I have never encountered such a mess and hope to never again. It was almost a desecration and an act of complete disregard for the gorgeous interiors. My poor cleaner was at her wit's end trying to remember where everything went! Please read the stunning reviews from all the other guests who booked in January.

The place was beautiful even more than the photos and the host was communicative before hand. However we had problems getting in. The key the host provided via email didn’t work. Not sure if it was stayz app that didn’t work. We didn’t get any other instructions to get in. We called the host but their phone was off. We were stranded outside the property for 1.5 hours before we finally found the key. That part was stressful. The spa wasn’t clean and so we had to clean it ourselves however it was lovely to have a spa. Apart from that, everything was great and the place had everything we needed like pots and pans, plates etc. we cleaned up all the things we used(plates, cups, cutleries, knives,pots and pans) and chucked out our rubbish too :)

I think we have found our new getaway!
We couldn’t fault a thing, this place was gorgeous and the only downfall was we didn’t book a longer stay! The homestead and cottage both bright and airy and more than enough room to be all together or spread out and have your own space. The furnishings and antiques Judyth has all over the house are quirky and eclectic with something different to find in every nook and cranny with all of us were finding something different every time we turned. We were lucky enough to stay when the orchard was offering some delicious fruit and the chooks also offered up some eggs for breakfast! The property is just awesome and we couldn’t thank Judyth enough for being able to stay at such short notice. Thanking you again! Michelle Ps. Definitely get some more photos up there as previous reviews are right…the photos do not do the property justice.

Tranquil getaway from the city

Great escape
We spent a lovely long weekend amongst the orchard, soaking up the winters sun on the gorgeous balcony and enjoying the fire pit at night. Lots of space for kids to play and our dog loved it too. Kitchen is full of equipment, couch is comfortable and heating works well. Showers also really good. And beds comfy. Would definitely return!

Gorgeous property with luxurious amenities
My friends and I celebrated my 29th birthday here along with our 2 dogs. We normally rent out a property to celebrate special occasions and so far, nothing compares to Judith’s property. We’ve never felt so relaxed and refreshed after a weekend getaway. We loved picking oranges to make freshly squeezed orange juice in the morning and the freshly laid eggs were incredible. I’ve never seen my dog so happy running around the property and watching the birds, horses, chickens and other animals with so much amusement. The highlight of it all was sipping wine in the jacuzzi whilst enjoying the heat of the fire pit. We’d like to thank Judith for her hospitality and for letting us stay in her gorgeous property.

70th Birthday family gathering
Our family had a fantastic time celebrating my father's 70th birthday at this beautiful property. The weather was a little overcast at times and yet there was still plenty to do. We were able to spend time together whilst also having enough space for quiet time when needed. The kitchen facilities made catering easy with so much space and equipment available. Our only complaint and let me be clear that it no way did it impact on an enjoyable weekend, was that the water pressure in the smaller house is incredibly low so showers were more of a dribble. For me that just meant more swimming and for other they just used the two bathrooms in the main house. Thank you and I can guarantee we will come again if you will have us.

Beautiful country retreat
We stayed at Orchard house as my daughter got married at Tocal Homestead. Wow what an amazing property. It was perfect for the bride to get ready and the photographer loved the rustic features of the house. We loved the spa on the verandah and the outdoor entertaining area. My 2 year granddaughter loved the chooks and loved the toys and bikes which are at the property. An absolute highlight was the visit from Kevin the koala . The house and property are much nicer than the photos. The cottage gardens are gorgeous. I would highly recommend this property if you are looking for a great country stay. We will definitely be back one day

Peaceful and relaxing
Orchard house was a lovely property to enjoy our holiday. The photos online don’t do this place justice! Beautiful decorating with antiques and farmhouse luxury. It rained a fair bit while we were there however the huge deck around the property allowed us to stay dry whilst enjoying the beautiful views. Very well appointed kitchen with everything you could want to cook up holiday feasts, there is also an awesome outdoor bbq that we used often. Really enjoyed the pool and beautiful surrounding gardens (and if you bring your dogs there is a great little area to fence them securely). The owners were so helpful with any questions we had whilst we stayed. Fantastic time had by all at orchard house! Would definitely recommend to others to book.

Extremely disappointing
We had high hopes but unfortunately our stay was very disappointing. We had to find the managers phone number online as no one had contacted us to confirm our stay, provide us with check in details or even advise where the keys were! Once we arrived, it was evident that the property had not been cleaned, there was rubbish in the pool and around the property, the rubbish bin was full and the dishwasher was filled with dirty dishes. The main bathroom toilet was dirty and the shower mat was absolutely filthy. This was surprising considering that management charges a significant cleaning fee. Additionally, I would suggest that this would be in significant contravention of Covid 19 related best practice. The property was really tired! Large parts of the wood verandah had rotten through so there were large holes and exposed nails. Broken furniture, pots etc were left around verandah. Lights weren’t functioning, the outdoor fan was broken, all but one set of fairy lights were not working, the pool waterfall was broken and posed a safety hazard. The dead rat/mouse on the driveway was pretty disturbing when we arrived but no where near as bad as the LIVE MOUSE THAT ENTERED THE MASTER BEDROOM VIA THE CEILING! The water stopped working completely during our stay however, the property manager did attend the property to repair it within a few hours. If the above issues weren’t enough, the property manger entered the property and started cleaning an hour prior to our check out time! To make matters even worse, we have not heard anything from management and we’re still charged a cleaning fee. Very poorly managed run down property!! Not worth the money!!

Hi Martha this is the first one star and I am so sorry you were disappointed in your stay. The dishes and bin were my fault as it was an awfully hot day and I had been working since 5am and I forgot before I left that morning. We have had an issue with mice and before your stay we had an expert in to set traps etc so that accounts for the dead mouse in the driveway. Everything else was immaculate. My cleaner is extremely fastidious and we have never had a complaint before. She thought check out time was at 10am and I understand your daughter was fine with her entering the property. This is a huge country property. We do the best we can to keep it landscaped and the house in order. Our taste is for distressed furniture so understandably the furniture is vintage and antique. Nothing as far as I know is broken. But nothing is slick and modern either. The place is rustic, which I guess from your comments is not to your taste. Also we do not charge a cleaning fee so if you were charged for cleaning you might want to contact Homeaway to clarify. In these uncertain times where no one can travel we have been inundated with bookings which is great and the enthusiastic feedback from all our guests has been incredibly positive and supportive. I wish you had taken the time to read our guest book. Again I apologise and wish you all the best in your future holidays in accomodation more suited to your taste. regards Judyth (owner)

Beautiful rural get away
Our stay at Orachad house was really relaxing. All of including our dog had a pleasant weekend. We were 2 brothers and thier families. We had best time in the pool and spa and enjoyed family meals both indoor and outdoors. Only issue we fond was with beds. All the needs updating, they squeaked a lot and some felt wobbly. Thank you for sharing your beautiful property with us. Will definitely recommend it to others.

Great relaxing remote location with plenty to do
I choose to stay at Orchard House as I was looking for a remote getaway. The quiet location and facilities were immediately appealing and I am pleased that they did not disappoint. We made excellent use of the spa and pool. The beautiful country style kitchen is well equipped to keep the chefs happy whilst the grateful dinners can enjoy the large outdoor entertaining area with nearby fire-pit. The lounge, a large relaxing area, was perfect for postprandial board games. Finally, the fact that this is a dog friendly property is brilliant. The two dogs on the trip loved the expansive grounds, running around and thoroughly tiring themselves out! Highly recommended property.

Perfect house for a family gathering
We were stunned when we walked into the house. It was so much larger and open and AMAZING than the photographs could represent! The kitchen is incredibly well-equipped and the BBQ works a treat. There are several seating options with a large table in the kitchen, another large formal table in the living area and a fabulous large square table outside where you can admire the view for hours, undercover. The pool and spa are impeccably clean. Judyth's responsive communication was friendly and really helpful while we planned a family weekend for a special birthday. Thank you for sharing this beautiful peaceful home. We're now formulating a plan to make this an annual family event!

Great country escape in a unique county home

Anniversary Getaway
Great cottagy place with many quaint features - like the wombat tap, the Mandela stone, Emmanual gravestone, fresh eggs from the chooks and many more. Spa outdoors was wonderful to watch the sun set, and the indoor fireplace worked a treat when the wind came up! Thank you

Photos do not do this place justice !!!
This beautiful property was more than perfect for my friends and I. We enjoyed every bit of it. The views on the lake from the house, the morning mist on the green cast - perfect outdoor setting for a beautiful breakfast. The amount of space for sleeping was great! The fresh eggs were a delight and the horses that came to greet us - PERFECT !!!

Gorgeous Cottage
The property was beautiful and really had a feel of lived in cottage. All cooking requirements was there and the property was spotless, the open fire was the best I've seen in any weekend getaway. The main house is very family orientated, with smaller beds for children, as we were 2 couples and 2 singles. Judyth the host was so helpful and gave us some more options. Thanks so much, will definitely be back !!

Recharge and unwind
I cannot emphasise enough how relaxing and beautiful Orchard House and the surrounding property is. This area is the perfect setting to relax and unwind. Our family had planned to go on a few adventures around the area but we couldn't pull ourselves away from the verandah! The view, the sun, and the bird life was all we needed to enjoy ourselves. When we did get away from the house, driving through the surrounding area is stunning. We made our way to Dungog to Tinshed brewery which was fantastic. Dungog was also gorgeous and a great outing. The house is clean and has a cosy country feel. We very much enjoyed the spa (with a gorgeous view), the fire at night and collecting eggs each morning from the chooks. The kitchen is also well equipped, we managed to cook up a few feasts. Thanks Judyth for having us!

The photos of this place just don’t do it justice! Amazing place to stay, would highly recommend!
We had a fantastic relaxing long weekend here with our friends and dogs. The place is beautiful and so peaceful. It had everything we needed for a cosy winter stay, fantastic fire that kept the house warm all weekend, amazing kitchen that was really well equipped, outdoor seating under cover and spa. It was a real novelty to be able to collect eggs each day and pick fruit from the orchard. The only downside was it was too cold to use the stunning pool, but that just means we need to visit again in summer. The host was very helpful and super responsive with any questions we had. I would highly recommend for anyone wanting to unwind and relax in a beautiful house with stunning surroundings, we will be back for sure!
