Located 12km from the lovely town of San Juan del Sur, Casa Tres Peces was designed by the renowned architect Matthew Faulkner (Morgan’s Rock Eco-Lodge) and represents some of the most luxurious, progressively ecologically friendly accommodations in San juan del Sur. This private villa is perched on a ridge overlooking the Pacific Ocean, allowing for both stunning water and jungle views . Enjoy daily visits from the communities local troop of friendly howler monkeys, and in the winter months watch humpback whale breaching from the front deck as they are arriving in the warm waters of the Nicaraguan Pacific to nurse their young.. Being nestled in one of Central America’s largest private wildlife corridors, sightings of sloths, parakeets, iguanas, margays and hummingbirds are common occurrences for guests at Casa Tres Peces

A spacious two bedroom, 2.5 bathroom the home has been designed using green building concepts, native fallen hardwoods and natural stone. Casa Tres Peces boasts 16' vaulted ceilings with large overhangs, providing shade from sun and rain showers.

2 master bedrooms with ensuites, cool, modern polished concrete floors, and a state of the art screen system that allows for fresh air to flow through the home constantly make this home cool and comfortable even in the heat of the day. Both large bedrooms contain beautiful stone, en-suite bathrooms, large storage spaces, and views of either the ocean and jungle. Both rooms are well appointed with fine linens, pillows and comfortable king size beds. No fighting for the master suite in this home- though you may have a debate over who gets The Manta Room or The Puffer Fish room. Each bedroom is dedicated to one of the beautiful creatures of the ocean

The homes ideal position on a ridge allows the cool breezes to flow through the house both day and night. Boundaries between indoors and outdoors blend when sliding walls open to a large patio with ocean and jungle views. Newly upgraded furniture and cushions allow you to lounge in complete comfort. Attention to detail such as large Japanese style sliding doors, unique wood work (all obtained from hurricane felled trees and sustainable timber) stone accents, and decor give the home a serene and peaceful feel, perfect for relaxation, honeymoons, or a place to rest after a long day of surfing. Casa Tres Peces provides you with the essential modern conveniences such Wi-fi available in the home and on the grounds, flat screen tv, dvd, video library and comfortable furniture from Simplemente Maderas. Boundaries between indoors and outdoors blend when sliding walls in the living room open to a large patio with ocean and jungle views. Washer and dryer are available to guests staying longer than one week at an additional rate.

A four wheel drive high clearance vehicle is required for accessing not only Casa Tres Peces but the majority of the beaches north and south of San Juan del Sur. We are located 12km from town on country dirt roads, and as the Balcones community is perched on a hill from the main road a 4 x 4 vehicle will make your stay much more enjoyable!

We loved our time at this amazing property. The first night was an adjustment getting used to hearing all the night sounds. After that it was absolutely wonderful to hear/feel the breeze and wake up to the sound of birds and howler monkeys. During our stay we saw a sloth, howler monkeys, parrots, some lizards, a large iguana, and of course spiders and scorpions. Being so close to nature, these do come into the house. However, the variety of scorpions is not harmful and is said to feel like a bad bee sting. Thankfully we did not experience that! The kitchen was stocked with great cookware, knives, and dishes and had everything I needed to cook for my family! Thank you! Sugar and salt was included but everything else I purchased from the local Pali in San Juan del Sur (30 minute drive) or local stands/markets. The fruits are amazing here and we were thankful for the blender to enjoy juices and smoothies. The 2 rooms each have very comfortable king sized beds. One room has a futon which is less comfortable but would work for a child. The design of the house was incredible, and while it did get warm in the afternoons, there was almost always a breeze, and nights cooled off nicely. Fans are included. It was a short 1 minute walk to the pool, which is shared by the community. The hill to the house is very steep and 4x4 is needed. Our host recommended a rental company and they were great! This was one of the most unique vacations we have experienced and we hope to return!

A new year in paradise
We spent 8 nights here and enjoyed every minute. We were with our two college-aged sons who mostly relaxed in the hammocks and on the beach. My husband and I explored a bit more. The house was lovely, had everything we needed to cook most meals at home. Laura arranged for one evening'd dinner for us at Morgan's Rock which was lovely. We visited all the beaches up and down the coast----each one was beautiful and unique. I walked down to the beach and back each day for exercise----it is a walk but I found it relaxing. My family keeps telling me, "this was the best vacation ever." The staff were very kind and we felt very well taken care of. We would definitely come back again!

If you are up for a little adventure .... you will be rewarded beyond your dreams.
This property, the people who work here and the people who run the development are amazing. If you want a vacation that is off the beaten path and that will give you memories to last a lifetime, don’t hesitate for a moment. We brought our two young girls here. I ran alone on the local roads every day. I felt beyond safe. The weather and town and beaches are phenomenal. It is rural and not easy to find modern conveniences, but that is the best part of it. Start your day with a run to the beach, play in the perfect waves all day and end your day with sunset yoga in your porch. We didn’t want to leave and are now looking at property in the area. Loved it!!

Amazing location off the beaten path
Our stay at Casa Tres Peces was amazing. It is about 25 minutes from town but perfect for solitude and peace. We enjoyed frequent visits from monkeys and the local wildlife. The house is beautiful and has all the amenities that you think you would need. Laura, Elsi, Gabriela and the staff were absolutely wonderful. Elsi went above and beyond to make sure we had we had an amazing vacation. We can't wait to plan our next trip back!

Wonderful Nicaragua Experience
Wonderful home! First of all, the home itself is very, very nice. The concrete floors, sliding doors, exposed copper piping, beautiful colorful art and pillows, it was all SO stylish and well thought out. In the bathrooms were lovely robes for everyone, and linens and other details were extra-comfortable and nice. The private road to the beach in the Balcones is FANTASTIC, the beach is one of the most beautiful we saw in Nicaragua. It's a lovely little cove with rocks and tons of shells to hunt through. You can walk south at low tide and easily reach Maderas, grab lunch at the taco spot or the wood burning pizza spot. Right on the cove of Majagual was one of our favorite little restaurants of the trip, a tiny open air "hut" run by a mother and daughter with some great salsas and cabbage salad thing. Yum. This property is probably one the very best in the Balcones for monkey fun, the troop comes through every morning and most late afternoons, our boys (ages 4 & 6) were just in awe of all the fun they could have watching the monkeys goof around. Check-in and all of those pesky details are REALLY easy through the Balcones properties, highly recommend, made everything comfortable and smooth. Cheers!
