Handy for Rothsey, and a lovely old building. My room was facing the harbour and an interesting view. Tired in places, chair was very wobbly, and doors etc as you would expect in a property of this age. However, the retro-fitted en-suite was good, and nice and clean. Felt like carpet had not been hovered. The Scottish breakfast was nice and not too overwhelming. Just right. The guys running the place were really friendly and polite.
We liked the staff. The meals were solid. Beds and linens new and comfortable.

dog friendly, staff a bit inexperienced as breakfast was not set up this may be due to time of year and not usual staff member as l was the only guest, room and facilities need a spruce up.
Really good breakfast. Cooked to order and plentiful. Bed was comfy. Lovely towel art on bed. We had a suite with beautiful views over the water and to the mainland. Def a beautiful location !! We had lovely sunny weather too
The rooms were clean. Dawn the young girl couldnt do enough for us. A good range of choice for breakfast the bed was so comfy.

There wasnt anyone there when i arrived had to phone a number for someone to come room was clean but had to wait over an hour for breakfast which was ridiculous when the breakfast arrived it was fine no complaints about but nearly left without breakfast was sick of waiting .
A decent enough hotel with friendly staff and good facilities. My only complaint would be that my room (Room 3 Ground Floor) was next to the front door & EVERY time someone used said door, they allowed it to bang shut. Not ideal when you’ve been out to a friend’s birthday party until the small hours!
I was told that the problem would be fixed, but I’d check to make sure if you’re offered that room!
The room was clean but poorly serviced. A kettle and biscuits were provided but no tea or coffee. The hand wash was empty and since the building is unmanned except for breakfast there was no one to help. The rooms were not serviced.
Not a great experience , room was not very clean and no housekeeping . No staff on site for most of the day so issues not dealt with.
Wifi and shower was poor
Would not recommend this place advertised as a hotel but it is a poor B&B
Staff allowed a family to have a party in the dining room so shouting and screaming till after midnight without any staff on site very inconsiderate to all other residents if the staff want to allow this they should not take other bookings.
The owner of the property was very helpful and friendly when she was on the premises.
It was disappointing that On arrival there was no staff on site.I had to ring to find out how to access the building and be allocated a room which I could then not access because of a faulty lock and key.
The room I had was nothing like the room in the photo when I booked.
The key was in the lock but would not turn and the door was locked.
I had to ring again and then had to climb yet another level to find a room.
The room was tired and sad looking but was clean and had a very comfortable bed with clean fresh linen and nice towels and the water was nice and hot, the shower had good pressure.
The cooked breakfast was delicious and was a generous serving. It would have been nice to have a decent cereal though instead of a choice of coco pops, rice bubbles, cornflakes or raw oats. The option of a simple muesli would be beneficial for those who don’t like 1960’s kids cereals.
It was also disappointing and a big deficit that there was no sitting room. When I walked up the street almost every other hotel or airB&B, of which there were plenty all seemed to have a nice sitting area and friendly comfy breakfast and or sitting rooms where you could take refuge if the weather was foul. And let’s face it it rains a lot in autumn in this part of the world. The breakfast room was locked after breakfast.Donna was nice but I would not book here again. Disappointing.

A great, very comfortable place to stay. What makes it great is Dawn - the receptionist, chef, cleaner and jack-of-all-trades who never seemed to sleep!
Run down property, no staff on site caused issues for arrivals, key pad entry (code on door) keys in room door.

Room 8 damp patches on ceiling, double glazing windows blown. Bathroom decoration not finished around replacement toilet and cistern.
Beware the electric shower as it goes cold if the low flow light comes on, If you turn up the heat it will burn you when the flow returns to normal.
Check in was a phone call. Room was very dated and everything in a poor condition. No one to help sort anything once breakfast was over.
On the plus side had a bigger room called a suite- not like a suite would be in a good hotel but at least proper seating.
Breakfast was ok but no cereals just an ok cooked breakfast.
All in all disappointing in what is a lovely old building.
