The staff is very helpful. If you need something they are very accommodating.
The location is great. It is close to all the shopping. They have a dock right outside the hotel that can bring you by private transfer ($$$). Another option is the "bus taxi" where you bring your luggage on and you get off at San Marco Vallossa. Its a 5 min walk. If I can do it, anyone can! The breakfast is ok.
Downside for travellers. The hotel needs to update the rooms and repaint. No elevator. 2nd floor = 4 flights of stairs but they have someone that will bring your luggage up to your room and back down. It is a very busy dock and used for bringing supplies to all the businesses nearby in the morning- very noisy. But All the waterways are noisy, Welcome to Venice!!

The AC did not work, the room stayed hot in extreme heat, while the front office area was cool. The front office staff was rude and not helpful, the place is dated and not convenient at all. I would not stay there.
