The setting and home worked beautifully for our 3 couples and 2 grown children. You can't beat staying on Lake Ontario with the lovely view and sandy beach! Kitchen was stocked better than I expected with plenty of utensils, pots, cutlery, dishes and glassware. Bring your own spices. Plenty of linens, again, more than I expected. The host quickly responded when we communicated about a problem with the water heater. The gas grill could also use a deep thorough cleaning. Despite the cloudy eclipse day we absolutely loved the experience and would return!

Fire the cleaning crew.
We rented this property to bring my son and granddaughters to my father’s 80th surprise party. We were instead surprised at how dirty this place was. From taking pans and dishes out that were put away with food and crumbs still on them. The dish washer was in need of repair. The window sills were covered in bugs and dirt. The sliding glass doors out to the back deck, took a crew of 3 to open they were so badly in need of repair. The 2nd floor consists of 3 bedrooms. Not enough lights in the 2 spare rooms, if they even worked at all. The 2nd floor bathroom still has tape on light fixtures from when it was painted. Cobwebs are an issue here! The master bedroom has a metal canopy that is decorated in individual boxes of cobwebs-THIS IS NOT A GOOD THING! The fan was covered in cobwebs and thick dust. The master closet is a safety hazard, the top rack on the right is at eye level when walking in the closet. This could have been a very serious injury. The closet had 2 irons inside neither worked and if they did would be serious fire hazards. All in all, many items in this review, could’ve been corrected by a good cleaning crew. Some of the safety issues should have been taken care of much longer ago. Great Views though!

We loved the location!
This property is in a phenomenal location! Easy access to the entire Rochester area with an absolutely great beach right outside the door! A huge deck facing a broad beach leading to Lake Ontario. The lake is really shallow a long way out into the water and is very clean. This is a residential area and not crowded at all. The host is extremely responsive and the whole area was quiet and relaxing. We thoroughly enjoyed our stay!

Great location and beach access but in need of some TLC.
Our family of 5 was in the area for a wedding and this house was in the perfect location for all of the festivities. We enjoyed walking to the local restaurants and the beach was amazing! Checking in was smooth and simple and the host communicated very well throughout our stay. The kitchen needs some updates, the beds and frames should be replaced, and the TVs are a bit outdated. The house smelled great and was clean upon our arrival and we used a lot of the amenities (fire pit and kayaks). Overall we loved the location and beach but the house definitely needs some TLC.

We stayed at this lovely property at the end of August, and it was perfect for us. We have a toddler, and it was his first time at the beach. There is a deck off the back of the house that meets a private sandy beach, that heads straight down to the lake. You still have the sound of the waves without the craziness of the beach/waves, making it a little easier for us with a small child. The master bedroom has big sliding doors, looking straight out onto the beautiful water as well. The house seems like a refinished cottage, so it does need a little love, as mentioned in some of the previous reviews. But overall it was perfect for our family getaway.

This house makes a great first impression but has several issues that become more apparent the longer you stay. The house is visibly crooked and in some parts of the house it is so bad you feel off balance. This also impacts the doors which mostly do not open and close correctly. Also, because the house is not level or square, the doors leave a gap even when closed and we would find dozens of bugs hanging out on the ceiling even when we were careful to keep the doors closed as much as possible. The beds are horribly uncomfortable- my hip is tender from the springs poking into my side all night long. The dishwasher buttons are broken and you can’t tell if the cycle is correct. The TV downstairs is old and slow. They don’t have cable and only a couple streaming apps are available. There is no central air and only two of the bedrooms were equipped with window AC units. Also, the kitchen was poorly stocked - only four grownup sized forks, no garbage bags were provided for the kitchen - only small ones for the bathrooms were available. The outdoor furniture was lacking - two of the chairs to the table were broken. The small outdoor sofa was not actually usable since it had no cushions. No beach chairs or beach toys were provided. The only redeeming quality is the location which is why this house gets two stars instead of one. The views were great and the beach area is nice and sandy. However, would recommend choosing a different house.

Girls trip with my daughter and granddaughters
The place was amazing, everything just as you read on the listing. The girls loved the lake swimming. Very close to Seabreeze Amusement/Waterpark which made it convenient to go twice. The only suggestion I would give is putting an air conditioner in the 3rd bedroom. It was unbearable for the girls at night. All the other rooms were very comfortable. Thanks so much for the opportunity to stay in this beautiful place.

Wonderful Time!
This is our 3rd time staying at this house and every time, we have always loved it! In addition to the INCREDIBLE view from both inside and outside the house, communication with the property manager is always easy and prompt, the house and overall property are always very clean, and the location is simply unbeatable. I am at ease every time we book because I know we will have a pleasurable experience as we have thus far. We're already looking into booking for next year :)

VERY NICE BEACHFRONT HOUSE
Check in with a key code was super easy. Nicely equipped kitchen and bathrooms. Beautiful beachfront location with a great view of Lake Ontario, which is only feet from the expansive deck. Was a relaxing home base for our family to attend a wedding and visit Niagara Falls.

Overall, the stay was very enjoyable for my family. Having beach access and that gorgeous view each day was truly magical. We spent an entire long weekend at the house and never left. We had everything we needed and loved sitting on the deck all day long. The place was spotless upon our arrival. A few appliances in the kitchen need attention/replacing (fridge, dishwasher and 2 of the stove ranges did not work) Also, we did run out of dish soap our last night, having a stockpile of that somewhere would have been helpful. The bed pillows could be better quality for a more comfortable night's sleep. The price was reasonable though! This is a true hidden gem in WNY!

Bachelorette Beach Paradise
My girlfriends and I had an amazing weekend stay celebrating my upcoming wedding! We could hardly believe we were still in Rochester. The property itself is so beautiful and clean, very easy to feel at home! The private beach is an excellent place to lounge in the sun, have a few drinks, and even search for shells and sea glass! We all highly recommend and would absolutely return!

Property was right on the lake. Beautiful view and peaceful area. Across the street parking took care of the 3 cars we had. House has a spiral staircase inside but external staircase to get large suitcases upstairs. Lots of beds in the 3 bedrooms. Beautiful waterfront master. Very nice
This beach house is perfectly located right on the beach. The views from the first floor are beautiful. The house is well equipped. We were not the very much but it had everything we would have needed. We were there for the PGA golf tournament in Rochester and the drive to the city was very easy. We loved to be able to walk to the restaurants for dinner, ice cream or an evening libation 😊. If there was one thing to improve, it would have been very nice to have cable TV or some instructions on how to use the TVs.

Property is well located and “right on the beach. “…. Main deck connects directly to sand beach. Kitchen facility and upstairs bath off master and main hall were very nicely updated. All bedrooms really share that bath as 2nd bath is on main floor off kitchen. 2nd floor is accessed by spiral staircase and outside stairway, which is a bit challenging when carrying luggage to bedrooms. Master bedroom is well appointed. Other bedrooms are great for guest sharing as each sleep 3 or 4. Metal Bed frames in those rooms need attention as they are easy to walk into and cause injury. Great small house for a couple with lots of kids and friends. We thoroughly enjoyed our stay.

Easy to book and communicate with the owner. Online pictures were very accurate. This home was clean and cozy, and everyone stayed warm despite the frigid temperatures outside. The only issue we had was being unable to get the dishwasher started, as no one was familiar with that model. This place is well kept and the we loved the view!

I enjoyed my stay even though there were a few bumps in the road. I received the wrong code to unlock the keypad on the door and I woke up the next morning to a power outage - but Traci was so kind, generous, and attentive that she had quick solutions. She picked up the phone every time I contacted her and was great in terms of communication and accommodating. The place is extremely gorgeous and well kept. I wish I had chosen to stay during the warmer months as I imagine it’s beauty is multiplied by 10. Even in the winter, having this spot by the water was amazing. I would definitely recommend anyone to stay in Traci’s property!

House was great and loved the beach and and fire pit. Being October we had a unusual warm weekend.
The outside deck area and furniture could have been cleaner . Screens on the sliders also would be nice. The doors were very hard to slide open and close. House interior was very clean and nice! The wi fi password is not the password that is posted in 2 spots in the kitchen or on the VRBO check in email. That should be updated for less confusion.

We have rented properties from this owner for many years. The beach and shallow swimming is unbeatable! I love Lake Ontario and can’t wait to return. The house is clean but a few things need attention. The sliders do not close all the way and are extremely hard to open. The beds could be a lot better and the couch is broken. All things that are overlooked on my behalf due to the location. As I said I will rent again and hope these small things are updated/fixed.

Great Vacation House
Really amazing house with lots of room and UNPARALLELED views. We loved staying here for our family vacation. The private beach and the literal water out your back door was just what we wanted. This was our first trip to New York and to Lake Ontario and it was everything we wanted. The Seabreeze Amusement Park was a short drive and great fun for the kids. The only cons we had was the A/C were window units and couldn't keep up on the hottest days. We didn't explore much but what we needed was close and easy to find.

Very clean but some issues
Overall the location and property is fantastic. However some issues. Dishwasher is falling apart and barely worked. Back slider doors jammed shut and could not open and also leaked lots of cold air. Upstairs shower only one side worked as the other would burn your skin and could not be adjusted. Also no can opener there so that was a challenge. The beds where just awful and felt extremely old and would almost slide you off of them to one side. TV in rooms did not work as they are not smart TV and no cable. So no point in even having a TV in the rooms. Lastly the stairs to the bedrooms is a spiral staircase and bringing bags up and down really stunk., not sure how elderly people could do that. Besides that the place was spacious, clean and has lots of room. Overall it was stocked nicely with cooking items, towels and linens. This place has tons of potential and the views are incredible. But for the price with these issues I was not a fan.

Someone save this house, stat!
Location is great and house was clean, but the house itself is not in great shape—like, the end closest to the water (clearly a later addition maybe at the same time as the renovation yo make it open concept) is falling down a little. The sliding doors to the deck/beach are mostly jammed shut; the one that does open barely latches to lock and there’s a visible gap to the outside because the door frames are so warped. Same with many of the windows. There’s also a massive crack on the wall in the primary bedroom that leads down to the squeakiest part of the floor; a little scary. Beds not very comfortable but there are lots of them! It’s a shame because it’s a gorgeous view and a very nice piece of beach. The house is managed by a property company that doesn’t seem to care much about the details—several lightbulbs burned out (couldn’t find replacements) and endless light switches that don’t do anything, so it’s always hard to figure out how to turn on a light; front door outside lights missing or not working, that sort of thing that makes a place just generally kind of annoying.

We have recently heard the beds are no longer comfortable and we will be replacing them to restore comfort to the property. The doors and windows do stick a little as the property is close to the water and settling has affected their full functionality. The light bulbs and switches have been checked and are functioning as they should. There are no missing fixtures. Nice location, but run down...
We enjoyed the location and the proximity to grocery store. We had a few cons though - The beds were all old and extremely uncomfortable. A few of them were completely collapsed in the center. If you aren't the winner of the strong man competition good luck getting any of the 3 sliding doors open to the deck. If you are able to get them "closed" they all have a half inch to one inch gap at the bottom. Which lets lots and lots of bugs inside. The stove top burners wouldn't light. we had to buy matches to light the gas stove. All of the seat bottoms are not connected to the actual seats at the table they are broken. Its a high top table so its hard enough to get in them and have to hold the seat bottom down so you don't fall through like what happened to the kids. The first floor bathroom had a window that wouldn't close. It was stuck 2 inches from the bottom when we arrived and wouldn't move. The dishwasher is falling apart. The front control panel is barely holding on. The master bath shower was nice. We were only able to adjust one of the shower head temperatures though. Lots of the lights/switches didn't work. We were going to grill but it was leaking propane when we turned on the tank. The grill was missing an o-ring on the line connecting to the tank. The silverware was from the dollar tree... trash was overflowing from trash can when we arrived. It was raining one night and water was pouring in one of the many window a/c units all over the floor. wouldn't recommend.

Pros & Cons
The home was seated in a small beach community that was close to restaurants & food stores. The views out of the back of house were lovely. Parking was convenient & safe. However, there were a few things found that were less than expected. First after driving 2 hrs to get there, I had to go to the store to purchase a can opener to make dinner. There was an abundance of fruit flies. We purchased electric fly swatters to control what we could. The garbage can had no lid, which compounded the fruit fly problem. There was a four burner gas stove, that only had 2 burners that worked. The light in the closet/pantry didn't work, we used our phones to see in there, especially at night. The home had a metal spiral staircase which was different. However, if you walked on them with socks it was a death trap. The upstairs bath had two shower heads in the shower, but only one worked. There must be a bee nest near the back sliding doors. We killed about20-30 bees that got in through the open door(15 inches) that had no screen. We tried to keep the sand off the deck by trying to sweep with a broom that looked like an old toothbrush. It wasn't real effective. Lastly, we brought wood to have a fire in the outdoor pit area. It looked like it had melted into the sand. We didn't use it due to safety concerns.
