The location is amazing, the place was amazing and the stay was amazing. Clean, tidy and comfortable with a real cozy atmosphere! We enjoyed it so much, we are considering making it an annual leaf Excursion! Thank you for allowing us to enjoy your wonderful home!
My family stayed here for 3 nights and we all had an amazing time! The home was wonderful! It was very clean and beautifully decorated. It had everything we needed and more. The area was lovely- very scenic as it was high among the mountains with the extremely large property sitting on the river. The people we met in our travels were incredibly kind, the Luray Caverns were quite fun and the nearby town was lovely. We definitely plan to come back!
My family and I enjoyed a 4 day getaway to this beautiful location. The walk to the river was maybe 5 minutes and the game room was a great addition for us to spend time during the later evenings! We lost power in the game room late on our last night but even at 11pm the property managers were quick to call us back and help us reset the breaker so that we can enjoy the remainder of the night. Highly recommend!
We had a really good time. It was perfect for the dog. The beds were not super comfortable. That was the biggest complaint but overall location was great. The river was beautiful. The amenities were fun. We had a lot of fun in the game room and even though it was July, I got in the hot tub.
We thoroughly enjoyed this house. There was plenty of room for family and the yard had lots of space. The house was very clean and well stocked with many things that made the stay easier and enjoyable. Well thought out indoor & outdoor space. The river is further away than the pictures lead you to believe, but the river was shallow and provided a joyous experience for kids & adults. We’d rent the space again if in the area.
Good for a long weekend. Kitchen is nice and decently stocked. Lots of outdoor chairs in the shed and a beautiful area. You can't see the river from the house but its a <5 walk down to the water. Highly recommend bring water shoes as the river is rocky. As other mentioned, the beds are uncomfortable so I wouldn't want to sleep on them long term and the wifi and.cell service are very spotty
Had a pleasant two night stay here for a group of three couples. See the highlights below.
The Good Stuff:
- Interior space is considerably larger than the photos make it appear
- Clean!
- Has all the kitchenware you could need, seriously
- Coffee beans were provided, able to make fresh ground coffee that tasted good with a coffeemaker that was clean
- Air conditioning worked great
- The yard is huge, provides direct access to the Shenandoah River (South Fork) with a short walk
- Property manager was very pleasant, promptly responded when contacted at check-in for a service call
- Hot tub was spacious and relaxing
- Two inner tubes were available for chilling in the river
- Huge fire pit in the yard
The "Room for Improvements":
- Additional lighting options in the kitchen, or lower wattage bulbs in the overhead rail lights, way too bright at night
- Mattresses could probably be replaced, memory foam toppers just mask the lumps and divets (note for the owner - do a split king for the main bedroom)
- En suite bathroom needs repairs, shower lacked water pressure and had a significant leak spilling across the floor from under the stall, which limited six adults to one available shower instead of two
- Two accessory bedrooms could benefit from rearranging the layout as well as removal of the large dressers and TVs to create more space
Pro tip: check the hot tub upon arrival
It's a nice spot that's quiet and not hard to get to.
We had a great stay- the air conditioning works great, and the property is lovely! There was plenty for our teens to do, and even a high chair to use with our toddler!! We emailed a question to the owner and it was answered promptly. We would definitely consider staying here again!

Weekend Getaway
The house was great! Riverfront was absolutely beautiful. Would recommend .
Quiet and secluded location with a beautiful view of the river. Home was spacious and provided alot of amenities/necessities. Location is a dead zone, so this was a much needed disconnect, phones worked w/ wifi.Access to the river is about a 2 block work across the yard, keep in mind if there's rain before your stay - it will be muddy. Once you cross the yard you're greeted to a beautiful view of the Shenandoah River. The picnic table and fire pit on the edge made it a popular spot all weekend. Definitely recommend and plan to come back again with the family. Only knock was some lack of cleanliness hence the 4/5 - lots of cobwebs in corners/fans, dust/dirt (very noticeable in the game room), stains on kitchen walls, dusty/dead bugs window sills - you can tell it had been sometime in between stays or the cleaners are not being honest with the owners aside from that minor inconvenience everything else was perfect and made for a great family trip.

Home gives a warm and cozy feel. Definitely needs some updates and TLC. Don't expect phone service and wifi is not that great. DVD's available but player did not work so if weather permits you from going out be prepared for board games.

The best term that I have for this property is that it is tired and worn out. We received a message with the check in instructions that the oven was not working. As it had not been working for a previous reviewer in July, we can only assume that there were no plans to fix it. They warned that the game room could flood, but that might be taken care of by cleaning out the drain located in front of the door to that room. Cleanliness was ok. It just overall needs some tlc, deep cleaning, new paint here and there (like on the back door that just looks like mildew). Sheets on the bed did not fit adequately so they came off during the night....every night. Pictures of this place had to have been taken years ago.

Nice rileyville stay
Overall we had a very nice day. The fire pit is awesome. The yard is very beautiful and especially at night time with all the stars and the Shenandoah mountains in the background. The jacuzzi was awesome. The beds were comfortable but I'm not sure how clean the bedspreads were. I love when they leave behind seasoning and plastic wrap and things like that so that was very handy.
Overall we felt that the place needed updating and work on details. The pans are so old, the walls are marlite and needs to be scrubbed or just use magic eraser, the garage with the games were great but again needs cleaning, and the ceilings and lights throughout all needed dusting.

The property would have been great but had a lot of issues. I contacted the owner and told her we were leaving early because we were disappointed in our stay and she didn’t even have decency to reply back. Paid way too much money to stay at a place with a bunch of broken stuff. Total rip off and very disappointed!
Property wasn’t properly maintained knowing this home was being rented to a family of 7 during July 4th vacation. When we arrived the grass was pretty high. The oven didn’t work. The bed in one of the bedrooms was broken. Our first night stay we woke up to mice poop on the kitchen stove and counter top. On night 3 couldn’t get the washer to spin out the clothes. On day 4 we woke to power off so no a/c and no water it was off til 12:00 that day. No cell phone service so we had to go up the road to make calls. If all that wasn’t enough by that evening we had a storm that flooded the game room cause the drain had not been cleaned. The yard going down to the river was nothing but a swamp from day one so the mosquitos were horrible. The hot tub was the only plus that was listed in the ad for this place.

Wasn't very impressed with the place. Yard needed to be cut and weed whacked, spare toilet wasn't working lots of black mold in it Master shower leaked from under the pan. Lost power which was no fault of the property but it has a tankless water heater which requires power. So showers toilets or inoperable. It's about a 200 yds to the River from the house. Lots of trash in and around the river and along the common path provided by the hoa. Daughter and I picked up a large bag and a half of trash.
We truly enjoyed our stay. The property was lovely. A few things I would recommend though. 1. Do some maintenance on the outside like the ramp to the shed and the well top. Easy cheap fixes and that was the first thing we saw. 2. The sitting in the family room is so uncomfortable. I noticed some of the other listings they have are a lot nicer, updated, and look like they are cleaner and more comfy. 3. Don’t be so stingy with supplies. 3 dish squares for a 4 night stay and a portion of a paper towel roll. 4. Needs a deep clean. The important things were clean like the kitchen and bathrooms. Overall it looked clean but the view could have been much better with clean windows and when my earphone rolled under the bed…well might want to have the cleaning crew move the beds and vacuum under there. Again overall it is a great property and perfectly fine house. We would stay again if we were in the area but if the other properties were available we would try to get those for the real couches and what looks like nicer game rooms.
