The property was absolutely perfect. The private pool was gorgeous and the views were phenomenal. All of the bed rooms have their own air conditioning, dehumidifier, ceiling fan, and standing fans which was amazing given the warm and muggy climate. The house was a quick walk down the hill or a very short uber drive to the shopping area. The property management team was amazing at making sure our stay was perfect and I would definitely come back to stay again.
Everything about the property is as advertised. It was perfect for our group of three golfers. Having housekeeping and gardening/pool service was really nice. Cibrian was there on our arrival to check us in and attentive to our needs and requests. There was a good spot to park our rental car. The streets to the place are an adventure but that’s PV for you. The pool is wonderful!
Truly a delight. We spent equal time at the property and about town. This was a perfect place to relax, enjoy meals (would recommend the private chefs!), and take a swim in the rooftop pool. There was construction next door during our stay (we were alerted to that in advance), but it wasn’t too terrible. As others mentioned, this property does either require taking a car or walking up steer hills/steps, which we didn’t mind. Would happily stay again.

We only had hot water on two days out of ten.
The handle in the shower came off-water pouring out-property manager didn’t get there for over an hour. Two bedrooms and living room flooded. Manager said we should clean it up-we refused and they didn’t get there for a long time to clean it.
I asked the owner for a partial refund and he ghosted me.

Some Issues
Unfortunately, the property management company working for the failed us from the very beginning upon arrival. After a long day of travel from Tampa, with delays, we walked into the property hot, sweaty and needing a cold drink. Previous to our vacation, I supplied David Alonzo at Admin Homes, a list of grocery items to have delivered to the property ahead of our arrival. We walked into a very hot home, with fans blowing. I had to ask the person that met us at the house if it was air-conditioned. He said yes and started running around turning the A/C on. A friend checked the refrigerator to see if the food/alcohol was available and was surprised nothing was stocked. It would have been nice to walk into a cool home and be able to have had a cocktail while enjoying the pool after a long day of travel.
The next issue we had was sewage backing up in the master bathroom into the shower. The next issue was the light in the pool was not working. We notified David and he had someone come out and got it fixed. Unfortunately, after it was fixed, we could feel electrical charge around the light in the water.

Booking and Check-in process were great. Property Manager checked in by text with us nearly every day to see if we needed anything. He showed up one day to bring another 5 gallon jug of filtered water and a bag of ice. Very Conscientious..!! One guest bath connected to 2nd bedroom had lack-of-hot water issue in shower. Temp. was tepid, issue never resolved. That guest, my adult sister, used my bathroom for showers. PM had maintenance folks come out but they were not able to correct this issue. The third bathroom in the listing is upstairs on the pool deck, not next to third bedroom. This is not clear in the listing. Had I read all of earlier reviews, that would have been clear. Inconvenient for 3rd bedroom occupants when they need to use a bathroom (in the middle of the night) or shower. Maria, the main chef for this property, is Fantastico. Plenty of food for the planned meals plus LOTS of leftovers. This extra option is well worth the modest expense. Housekeeping and pool staff were very friendly, thorough and accomodating. The building right next door to the west is going thru a major renovation. It is a 5-6 story apt bldg that has been gutted. Lots of construction noise 6 days a week; power tools, concrete work, workers stereos playing. A bit disruptive from 830am to 530pm. Overall, lovely home with beautiful gardens and artwork.
We were very pleased with our stay at Casa Hortencia. We were well taken care of by Moises, Miguel, Maria (our cook) and her daughters... Jeffrey's house was really muy bueno! My husband and I brought our son, daughter and her family. Everyone had space to be on their own and the rooftop pool with sitting areas was just great and even has a view of the ocean! Maria (out cook) was truly outstanding! Moises helped us to hire Maria and her daughter to cook many, many meals for us throughout our stay and it was well worth it! I would highly recommend it and the food was FANTASTIC! After the first 2 days of arranged menus, we asked Maria to just surprise us with the rest of the meals and WOW!! We were not disappointed. Maria really made our trip memorable with her outstanding ability to cook good Mexican food, and also with her super personality (and Elizabeth was very sweet and friendly, too).
Go! Stay! Eat! Swim! Enjoy the mellow neighborhood with an ocean view from the rooftop pool / sitting areas! We'll be back!

We loved this property and would most definitely rent here again. Despite some of the reviews the rooftop pool was sunny in the morning through late afternoon. It was an easy downhill walk to the heart of Zona romantically and an easy Uber back. The housekeeper was a joy to be around and very helpful in helping me locate some household supplies. I rate this a 5 out of 5!
This is an amazing place. The house is beautiful and the best part is the rooftop with an amazing pool and views of the ocean. I would definitely stay here again!
Only thing to note is that it's on a hill so walking to downtown/the beach is a bit of an intense hike, but you can call a taxi to avoid that (they charge almost nothing so it's worth it).
It’s evident this home has been loved and cared for over a long period of time. The lush gardens are beautiful. The outdoor patio areas are lovely. The kitchen is adequate and well stocked. However. It receives no sun and is dark and musty smelling no matter how many windows are open. The secondary bedrooms are quite small and the 3rd bedroom doesn’t have a bath Because of that we would not return to this property. Light and sun are a must for us.
What a beautiful casa! It is decorated with lots of arts and plants, with trees surrounding it. The casa is very spacious and could accomodate a number of people easily. There's everything you need here. If you like to lie in the sun, you may have to go to the beach, at least at this time of the year, as no sun hits this casa. But the plus side is that it is always cool with a breeze. We didn't need to use the airconditioners. It's an easy, 10 min. walk to the beach, either down the cobblestone street, or quicker down a path by the river...you need to be able and sure-footed as it is a bit treacherous. We walked down every day and ubered back, easy. The roof top pool was heated which was a big draw for us...most unheated pools are too cold. This one is perfect and the palapa and roof top is gorgeous. A quiet neighbourhood, though there seemed to be not many people around. Overall, and excellent place to stay!
We love Puerto Vallarta and like being central to city.
This home was beautiful and up in the hills with an awesome view of the bay and skyline.

Wonderful Relaxing Vacation
Great property. I went with a group of friends and we just wanted to relax. This was the perfect home for us. The pool is on the rooftop with very nice views. We went to the beach a couple of times but found hanging at the pool was so easy and relaxing.
The maid was very sweet. The rental process was easy from beginning to end. I can't wait to go back

Relaxing Hillside Home
What a lovely home. The views are as promised and the home has a wonderfully styled interior. The home is very comfortable with a large seating area downstairs both inside and out and lovely lounges and chairs on the rooftop pool area. The house was perfect for 3 couples with plenty of spaces so that everybody was able to find a place to relax. The pool has sun for about 3 hours but the surrounding patios are beautifully shaded with lush vegetation perfect for reading that book.
We highly recommend getting the pick-up from the airport...just takes all the challenge out of your stay.
The beds are all very comfortable and the linens are quite nice with plenty of thick towels.
We usually run down to P.V. every couple of months for a few days and this was the first time that we have rented a house. We usually get a Hotel on the beach. That being said we liked the house location up on the hill...it was just a little challenging walking down to dinner in town. The "tire" trail is treacherous in the light of day and only with proper shoes, I do not recommend this path by night. The streets are very negotiable just plan the time.
For me on the the biggest perks of staying here is the close proximity to my favorite restaurant in P.V. Vista Grill. I would have eaten there every night.

Great vacation home
Four of us shared the home and absolutely loved the fact that there were so many different spaces to relax in. The housekeeper did a spotless job (and as someone also pointed out, if you don't want her to do your laundry, don't leave it out and visible!) . The kitchen is well equipped and easy to cook in.The walk down the tire path was very daunting the first day, but by day 2 it was a snap. We love PV, and prefer to spend time in Old Town, so this was perfect. The only downside is how close condos are all around it. We were fortunate that most were empty, so there was little noise except for one night when neighbors had a loud party..No big deal. Loved the roof top pool- fabulous. Would definitely come back.

Lovely home, very relaxing
I find myself reminiscing on this trip of a lifetime. We arrived late at night around 10 or so and to our surprise the staff was waiting for us. It was breath taking to wake up in the morning and take in the view from the balcony. We enjoyed 7 days of breakfast on the balcony and 5 nights of dinner on the rooftop. I loved that there was only 1 television in the house and Jeff provides plenty of cds for your musical pleasure. The walks up and down the hill were not an inconvenience but merely added to the essence of casa hortencias. Its truely heavenly :D I hope to go back soon

July 29 I arrived at Casa Hortencia....and my "mexican family" arrived early the next day. From the moment we entered this house, we felt "at home." Beautifully decorated. Mexican style but not "over the top." Modern kitchen with everything one needs to cook! Stainless steal appliances, granite, and high end pots/pans. Washer and dryer in the house and much needed! I can't tell you how beautiful the view is. I miss it already! Overlooking the bay-spectacular at night and in the daytime. Feels like you are in the jungle with natural sounds all night long. Parrots, etc visiting you on the veranda-not to mention iguanas (harmless). The staff is excellent, and not "in the way." The owner ensures that everything is done right and the staff are respectful and eager to please. This is a home, not a house. Loving touches everywhere. This was the first time I rented a house (vs hotel) and it was a great choice. I plan to return again, in the very near future. I brought my small dog Lola and she thoroughly felt at home. There is plently fo space, all the comforts of home - more towels than you can ever use! I could go on and on, but it was a RELAXING and memorable vacation for everyone. I would highly recommend a stay here.

Peace, harmony with nature, spectacular views
I spend 10 days recently at Casa Hortencias with my "mexican" family. We felt at home, in a home with all the amenities needed. But above "things" there was a sense of peace, nature all around, yet down the hill and you are in town. Having your own pool is so great, especially in the hot weather. The staff are wonderful-attentive, helpful but not intrusive. The rooftop palapas, pool are beyond compare...we spent many wonderful evenings there. The house has top of the line appliances, granite, washer/dryer....everything one needs to be comfortable. I was never so relaxed in my life! If you want privacy, peace, a wonderful pool, spectacular views, a well maintained home with all the amenitites, all near town & shopping, you should consider this villa. You won't be disappointed! We will be going back very soon....

Casa Hortencias is a Dream!
My two friends and I rented Casa Hortencias for my 60th birthday, hoping for a once-in-a-lifetime celebration in a vacation-spot-of-our-dreams. We were not disappointed. Jeffrey was a delightful host and very helpful with restaurant recommendations for my special event, etc. The house is perched on the hillside with beautiful views and is not only comfortable, but deliciously decorated. There are places to get away from one another, and places to get together and have fun.
The house is located up a pretty steep hill, but no fear, if you don't want to take the walk. The taxi drivers of PV were great at zipping up and down, at very reasonable cost and all hours of the day and night. We found them courteous and convenient. It made Casa Hortencias a bit of a retreat from the hectic daily PV traffic, and still kept PV within easy access, no matter the time of day.
I'd love to visit again. And I'm certain Jeffrey would be my first choice as a host. Thanks for making my birthday a special one.

Jeffrey and staff were accommodating, professional and friendly. Casa Hortensias was charming with beautiful views of Puerto Vallarta. I would recommend this property to guests that enjoy a quiet retreat away from the hustle and bustle of downtown yet close enough to walk or taxi to all the lovely "to-do's" Puerto Vallarta has to offer. We got a tour of Casa Romantico - 2bd 2 ba (Jeffrey's other property); it is beautiful!

Good Family Spring Break
My family and I enjoyed a 10 day stay in March, 2010 at Casa Hortencias. The house is attractive, clean and very comfortable for a family of four (mother, father and two teenaged sons). The first floor and roof top views out over the bay were stunning. The owner and house staff were very helpful and friendly and greatly increased our overall enjoyment of the property. We spent a lot of time in the roof top pool. We also walked into Old Town everyday, either to buy a few additional groceries, go out for a restaurant meal, enjoy a cocktail on the beach or to catch a water taxi to Yelapa or other beautiful destinations. Another highlight of our trip was visiting the Botanical Gardens. We had a delicious lunch at the on site restaurant and went swimming in a fresh water stream that cuts through the property.
Casa Hortencias was a wonderful spot for our energetic family, with older children. The path down the hill into town, while steep, was o.k. for us and gave us daily exercise. We also took advantage of the excellent, inexpensive taxis. We were occasionally aware of Spring Break parties and noise but we realized that is part of the Mexico experience in March.
My family talks fondly of our vacation in Puerto Vallarta and our stay at Casa Hortencias. We would definitely recommend the property to individuals/families that want to experience more of the local flavor of Puerto Vallarta rather than staying at the more impersonal high-rise compounds on the beach.
