The Space:

This 2-bedroom, 2.5-bathroom condo in Playa del Carmen's north end sleeps up to 5 guests and puts you one block from Coco Beach and two blocks from 5th Avenue. The real showstopper? A rooftop pool with sweeping Caribbean Sea views where you can lounge all afternoon with the ocean stretched out in front of you.



Bedrooms and Bathrooms

Two comfortable bedrooms give everyone space to spread out, and air conditioning in every room means you'll sleep soundly after long beach days. Two full bathrooms plus a convenient half bath mean no morning lineup, even with a full group.



Living, Dining, and Kitchen Area

The open-concept living area flows straight onto a large private balcony with a dining table and lounge seating — ideal for morning coffee or evening drinks with the breeze rolling in. Floor-to-ceiling sliding glass doors let in plenty of light, and the smart TV is ready for movie nights. The fully equipped kitchen has everything you need to cook at home, with a breakfast bar for quick bites and a formal dining table that seats six for group meals.



Outdoor Amenities

Head up to the rooftop pool and you'll understand why guests keep coming back. Panoramic Caribbean views, sun beds, and plenty of seating make it the kind of spot where hours disappear. It's shared with the building, but never feels crowded.



Good To Know

There's a dedicated workspace if you need to log on, and the in-unit washer and dryer mean you can pack light. Free parking is available on the premises, and the building has an elevator for easy access to the second floor. Beach towels, linens, and a hairdryer are all provided. Pack 'n play and high chair rentals are available for $5 USD per item per night if you're traveling with little ones. Please note there's ongoing construction nearby — you may hear noise during working hours, Monday through Saturday, from 8am to 6pm. The location more than makes up for it: Martina Beach Club is a couple of blocks away, and you can walk to dozens of restaurants, bars, and shops along 5th Avenue in under five minutes.

You’ll have full, exclusive access to the condo during your stay and Casa del Mar has an amazing rooftop lounge with a swimming pool, sun beds and lounge chairs for relaxing and taking in breathtaking ocean views from up there.

Other Things to Note:

Electricity (Long-term Stays)

A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.




- Please note there’s ongoing construction happening nearby. You’ll likely hear construction noise during working hours; Monday through Saturday, from 8am to 6pm.



- We provide bottled water, high-quality bed linens, bathroom and beach towels, kitchen equipment and more to provide the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know!



- Guests will be requested to sign a Rental Agreement upon booking confirmation



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.



- If traveling with infants or toddlers, you can rent a pack-n-play with the mattress and a high chair if needed at $5 USD per item per night.



HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters will be required to provide a government ID on the day of checking in or during their stay.

- Please avoid from moving furniture

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.

- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Interaction with Guests:

This is a self-check-in property. Access codes will be provided to you within 24 hours before arrival.



You’ll have complete privacy during your stay, but we’re available 7 days a week from 8 am until midnight should you need anything - just send us a message via the booking platform.
